Help me decide on a fireplace unit for new build

We are doing a gas Heatilator unit. Is there much difference in the different models if you are looking at them. My builder gave me 2 options. One has the bricks behind the fire and the fire is "more realistic." The cheaper one has just a black box. I'm unable to see them in real life, so I'm wondering if the $1100 price difference is worth it? Opinions? (He told me the 2 units were the Novas and the NXT, but I think he's incorrect with the model names)

We are installing a vent free heatilator in our new build also. The one the builder is putting in is a 46 inch. With the black surround. We went to the business he is ordering it from to get a look at the displays. The business owner said we could get the fake brick instead of the black if we wanted. Sounded like an option we could get. I don't remember what the cost was, but it didn't seem like a huge amt, I think we will go with that. He also said if we wanted the flame larger just turn up the gas. We thought if we were unhappy with the way the log fire looked, not realistic, We would just buy a better one later when we are not so broke from the build:)

Definitely a corner FP. Most houseplans have them in the middle of a wall and it will restrict you in furniture and TV placement. Unless it's a short wall with built-in's on either side. A corner FP will free up all the walls for furniture, TV and windows. I love our FP in the corner. We have a TV on one wall along with a window, and the other wall has plenty of wall space along with two large windows. This way we can enjoy the view (we're in the country), TV and FP at the same time.

The latest issue, the backsplash. Can it stay? I received a sample of the door and drawer fronts in the style and color I ended up ordering, and I had the paint color and sheen matched so that I can start painting the old maple boxes to accommodate the replacement door and drawer fronts. (As you know, the new wall unit will be ordered prepainted from the factory.) Anyhow, the new issue is whether the backsplash can stay. I have to fix a few grout areas that cracked and replace two tiles, but I'm inclined to keep it. It's the carrara-like subway 2"x4" tiles from Lowes, which are not expensive ($10 per square foot), but the labor will be more than I want to spend. Let me know if you think it has to go. I've included below pictures of the peninsula boxes, which I've painted already and the new door as well as pictures of the door with the backsplash and counter so that you can see the contrast. Keep in mind that my wall color will be Benjamin Moore Mount Saint Ann in Aura's kitchen/bath paint (a special scrubbable, moisture and mildew resistant matte paint)--the same paint I used in my bathroom above: Also keep in mind that I'm replacing the range with a Dacor Dr30DNG, which I just bought, and likely replacing the over the range microwave/vent with a standard pro style hood like this: Here are the new paint/cabinet photos:

I think you have a situation where a load analysis would really pay off. Both "bigger is better" and "big AC is worse" is too general. It is obvious from your experience that the A/C is not sized right for your house. Even bumping one up a half ton for a total of 5 tons in Georgia for 3500 sq ft may not be enough when you like to keep it at 68. You also need to get your ductwork looked at, especially if you increase the size of the A/C units. The main benefit of the variable speed furnace is that it can extract more humidity as the air flows more slowly over the coils and will also increase the SEER of the units. I'm surprised that quote 3 can give you 16 seer with a single speed. The total increase is for two variable speed furnaces, so the price increase may not be that bad. As you say, the new standards for the South have phased out 13 SEER this year, so Quote 1 is not valid.

DD is using similar colors and a bark (brown with a hint of grey vanity). It is looking great so far. The vanity looks dark in the second picture. The first is more of the true color.
