Building a Home

What do we ask potential builders?

Land- check
Blueprints- check
Downpayment- check
A positive attitude- check
Bids- check
Now we've got it narrowed down to two builders. What in the world do we ask them? The bids are very close and both builders are personal friends. We're meeting with each of them individually to try and determine who will build our home, but I'm afraid we don't know the right questions to ask! Please help!

i really dont know.. if i would do biz.. with friends ...

Personally I would look for other builders unless you want to lose a friend. Building is a stressful time for any relationship; why risk a friendship?

I interviewed more KDs than I care to remember. At least 10. The one whose work was best also charged almost $50k for the cabinets. That was JUST for the cabinets. I kept asking for budgets so I wouldn't waste his time, but he wouldn't discuss budgets with me, just waved his arms saying "we'd get to that." Wonderful designer, perhaps just used to working with people with more cash than I had to devote to the kitchen. I learned alot from each designer though. Except for that one, the rest of them just had me sit with them at their desk in their cabinet showroom and design the kitchen with them in 'real-time.' They didn't work on my design or give it a second of thought outside that time we spent together and were mostly looking to me to drive the process. They knew about clearances and the fabled work triangle, but that was about it. I learned they were basically punching designs out like an assembly line and anything on my wish list that fell outside their experience just did not compute. In the end, I finally was so tired of it all I picked the guy whose numbers came in on budget. His design had one interesting feature -- an island with the right shape for our unusual space. I thought that meant he'd do everything else right. How wrong was I? I checked refs, asked all the supposedly right questions, and was the most conscientious person when the workers were here. Nevertheless, many many errors were made. If I had not been unemployed at the time being a SAHM, it would have been an untenable, atrocious, mess. Really. Basically, I essentially ended up GC'ing the project. Here's one of the mistakes I made: I didn't pin down who the guys on the job would be. The salesman glad handed me about the quality of their crews. I got two clowns, neither of whom spoke enough English to order a cup of coffee (or at least pretended not to!), who nodded me to death everytime I asked them something then continued doing what they were doing incorrectly. This company, which advertises that there's always someone in charge on site, is owned by a man who came by, sum total, about 7 times during our year long nightmare. What I realized is that picking the cabinets is the easy part. If you are going with a full service outfit, make sure you know who is doing the work. My project was NINE months late due to their lousy planning. I paid 60k for this. Oh, and the errors were not simple things. Some caused hazards in the house -- our electrical and mechanical inspections BOTH failed for things that were NOT minor issues! It wasn't until our local Code Enforcement people got involved (thank goodness I'd insisted on permits!) and told the contractor he'd be barred from working in my town (affluent and full of prospective clients to this company) because the quality of his work didn't meet code requirements, that the contractor paid any attention to me at all. A company that doesn't do what they're hired to do and paid to do unless they're having a gun held to their head? C'mon. It really did wreak havoc on my marriage and my family life. There should be something called Post Kitchen Traumatic Stress Disorder!!! But anyway, what to ask a potential KD? If I was hiring their company to do the work I'd want to know 1) who is the crew 2) do they speak English 3) how many kitchens have they built? 4) will a foreman be on the job regularly? Every week? Every day? 5) If I have problems with the work being done who do I communicate that too? 6) What kind of response should I anticipate? 7) What happens when the crew fails to show up on the agreed upon days? The agreed upon times? And I would try to build into the contract a financial penalty for project extensions due to the contractors failure to plan properly, failure to get parts/materials on a timely basis, and failure to show up on the job site on the agreed upon dates/times. "racket, I think you've made your opinion clear. Now if someones has a leak at the equipment, or the tile is falling off or the deck cracks or a liner rips or a scottish terrier drowns in a pool you can say 'I told you so'. " We sell salt systems, but do with reluctance and caution. Many builders up here are in the same boat. I am not sure the premise of your post, but its kinda dickish. My intention was to educate on real world issues I have had with salt, not anecdotal tales. We don't have a pool store so we lose money by not selling salt. "Bought/Used about 100 lbs of tabs and 40 lbs cal-hypo and 25 lbs calcium, 75 lbs of alk up, 50 lbs pH Increaser. Rough cost $800/yr " 40# tabs $80 at costco 50# calc $30 50# bicarb $30 each or $60 50# soda ash (not needed in a gunite pool) $30 $200.00 $800.00 for 4 years. Salt system installed plus salt = $1,500 After 2 years circuit board fails, pay $400 installed. After 3 years flow switch goes bad pay, $200 installed After 4 years cell dies, pay $700 installed. $2,800 for 4 years plus you need to still buy chemicals mentioned above. This seems to be about par for the course. "Truth is pool treated with chorine burns eyes,with SWG swim under water all you want with your eyes open,no problem...." I have been in hundreds of commercial pools over the past year, and the skin/eye irritation occurs in both types of pools. Not completely true. This has to do w/ pH level more than what the water is being sanitized with. The salt helps a little bit. I don't think that salt system should not be installed, but I feel that care should be taken when it comes to the design of the pool, and what types of materials are used. I install them on 1/2 my pools, but if the pool has a automatic cover I won't warranty the damage from the salt after 1 year.

I can only tell you what I did, and I don't know that it is worth much, except that I'm happy with my GC so far. We are only 1/2 way through though, so I suppose things could change. I got bids from 5 GCs. I eliminated one because they more or less told me that my job was small (it is $50,000+) but they would fit it in as they could. I eliminated another because I didn't feel as though they were listening to me. I eliminated the third because they weren't willing to come to my house for a meeting on the layout unless I put money down. They wanted to only meet in their offices, and work from the plan that I provided them. I think that a GC plays an important role in the design project, even if you go in with an architect's plan. For better or worse, I was looking for a GC who would look at my kitchen and tell me why, in their estimation, my dream would work or not. So, it came down to two. For both of them, I outlined what I wanted, I discussed time frame, I discussed who they used as subcontractors, and I talked about the particular challenges that I thought they would face in my kitchen. I had personal references from them both in advance. I saw their work. I checked BBB. I checked Angieslist. I googled them both. I checked bankruptcy filings. I ended up going with the more expensive of the two bids for two reasons. First, I wanted to extend my existing oak floors in the rest of the house into the kitchen. The GC that I chose indicated that this was not hard to do and gave me references so that I could see other spaces where they had done that. The contractor that I didn't pick seemed hesitant, and kept suggesting other alternatives. Second, the GC that I chose has a number of employees (26) who act as project managers and designers and supervisors. Much of the work that is subcontracted by other GCs is actually done by full-time employees working for the GC that I chose. The GC is a very well respected, established company. The other GC was really a one-man operation. His wife and son worked with him, and probably a few other folks as well, but I was worried that, if the relationship didn't work out well with him or if something happened to him or his business, I would be SOL. I would ask everything that occurs to you during your meeting, no matter how trivial it might seem, I asked the most inane of questions during my various meetings. I didn't care how minor my concern or issue was, I asked it. From my perspective, if they don't care to give you a considered answer when they are trying to get my business, they really won't care after you have signed their contract. I also read the contract before I signed. I didn't want to agree to an arbitration clause. I don't know if the non-selected contractor had one; the one that I chose did not. I would have had a struggle with myself if they had. As I said, I'm happy with my GC thus far.

First, you need to determine if anyone is willing to take on your project as a custom build. With a budget of $350K to $450K including the lot--and, I assume the cost to design the home-- I suspect your choices of "custom" home builders will be limited. If you determine there are a number of candidate builders, I recommend you not waste your time and theirs asking about what kind of drywall they use, etc., because you're not purchasing a product. You're purchasing a service. Focus on the process of building a home. You want to understand how each would take you from design to completion. Ask process-relate questions: how would you approach my project? How do you determine the construction schedule and how do you manage activities to achieve it? How do you determine the construction cost? How do you ensure completion will be on-budget without the "surprises?" How do you manage changes and how do you price change orders? How much on-site supervision is there? How often do you update us on the project and how? What about on-site meetings? You get the picture.

Hubby's BFF was supposed to build our house. It did not end well and we eventually went with someone else. I wouldn't do it.

I've gotta agree with the friend thing. At the very least, since BOTH are personal friends, you're going to make one angry when you choose the other.

Beyond that, I'd like to see a list of questions to ask. Clearly you've already spoken to them since they've given you bids.

Don't do it. Its too much strain on a friendship and business needs to be kept separate in my opinion. We too have friends who have gone this route and even the ones who just did a bid from a friend, are no longer friends. Not worth it.

Here's the first question that will alienate your friends right away. "Show me a bank balance or letter of credit from your bank Let me talk to your major suppliers about how you pay your bills. How many bounced checks have you had in the last 12 months?" Too many builders are on the verge of financial run after the last few years. You do not want one who will go out of business during your project or will rob Peter to pay Paul.

There's probably a more diplomatic way of asking about financial solvency, but it's something you simply cannot ignore.

Oh no! You all are scaring me! Maybe I should clarify; they are more like acquaintances. My husband is a loan officer and nearly every builder in our somewhat small town is an acquaintance of his. These aren't people we vacation with, but I do see your point. My husband's step-father (who is now deceased) built our last house and we survived that.

Oh, I see!

Have you looked through any of their previously built homes? I would and just kind of see the attention to detail. We did that when we hired our builder. I would also want to talk to previously clients as well about their experiences.

I like what GreenDesigns said about asking for financial clarity.

From my first time experiences thus far...

I would ask about their communication skills. Do they like text messages, emails, or phone calls? I personally prefer text and email because you can keep track of what was said easier. My builder is a little older so text message/email aren't his strongest suit, but he still uses them.

How many houses is he currently working on? You wouldn't want someone who Is stretched so thin that he can't give an appropriate amount of attention to your needs.

I would hope they would also ask you about your preferences. I don't think it should be just you asking them questions.

Who do you feel more comfortable with? You'll be spending a lot of time with the builder and good communication is very important.

I would carefully review each contract with special attention to quality control and assurance procedures (often entirely missing in contractor written contracts), termination process, and contractor responsibilities and find out what their markup is for change orders generated by allowances, unforeseen issues and owner changes. I would also ask for a list of the subs and from what suppliers allowances can be selected. Also who will be supervising the work on site and how often that person will be on site. Will they provide temporary toilet facilities, what is the proposed date of substantial completion?

If they haven't already given you this information in writing I would be worried about using either of them.

You didn't mention who will be responsible for the design documents so it's not clear what the responsibility of the contractor will be in that regard.

Hi there! I've been trying to read some books on the home building process and took some notes. Here are some of the Builder Considerations I noted:

BUILDER CONSIDERATIONS
1. Who and what experience does the site supervisor have?
2. How many houses will he be managing during construction period? What is the limit?
3. Meet site superintendent before signing contract.

Questions for superintendent:
Thoughts on hiring private inspector?
Has superintendent run other projects for this firm? Where?

5. Considerations when comparing builders:
A. Drainage away from house
B. 4 in vs 2 in window/door trim?
C. Stair-railing spindles 1 3/8 in or 1 3/4 inch: extra 3/8 inch give railing more strength.
D. Condition of worksite/cleanliness, materials stored/protected?
E. Quality of finishes
F. Engineered floor joists? These are actually better.
6. Does builder have a variety of home styles he completes?
7. What size house does he usually build. If your house will be bigger/smaller than this, how would he handle a difference of this magnitude.
8. If considering a home-plan service, ask if heÃ¢ÂÂs built homes from a home-plan service. Which one?
9. Does builder have a portfolio of plans? Using a builder plan may have advantages, as costs will be more known.
1. How soon can he start job?
2. Does he carry liability insurance that includes errors-and-ommissions coverage? Stipulate that an insurance policy be maintained for the duration of the project. IMPORTANT.
3. How many houses does he build at a time? How many people working for him?
4. Ask each builder for a standard specification sheet.
5. What kind of allowance items you can expect with your budget.
6. Does builder help in making selections? Accompany you to the suppliers?
7. Warranties and guarantees- what will he come back to fix after completion?
8. Can you meet with builder/architect before you sign?
9. How often will he be onsite to check job?
