We have that in common, too. If you lived down the road we could trade furniture when we tired of what was in our houses, lol. 'bug, the hearth is raised from the floor using 2x10s, 2x4s, and a layer of 3/4" plywood atop that to provide lateral stability. There is also a layer of 1/2" cement board on top of the plywood (non-combustible). Atop the cement board there will be mortar and tiles (non-combustible). The skimcoated chimney is inside the room and that is non-combustible. The stove will be positioned just over 36" from the walls and trimwork around the windows. This meets and exceeds the code requirements our town uses (they are very strict), requirements vary somewhat with the sort of fuel a "stove" uses, propane, pellets, corn, etc.. Additionally, the stove is outfitted with a metal heatshield on the bottom of it. When in operation the tiles below the stove remain cool to the touch. Interestingly, the company offers a complete line of heat shields for sides, back, and stove pipes to assist in more challenging installations. Our insurance company has been great; we've provided them with all the specifications of the stove, the hearth, and a copy of the signed inspection. OK, gotta run and deal with those miserable restaurant benches. I managed to get a splinter of the plywood in the pad of my right thumb yesterday. It began to fester and became quite sore. I increased the discomfort by picking away at it with a pin, but I THINK I got it (tiny!). But "Thumbkin" is still annoyingly tender. Make it a productive day, you guys.

hehe this is one I can answer ! I have two Bunnings nearby, and seem to end up at one or the other most weeks. In my area (south east ish suburban Melbourne ) Bunnings can get bare root ("body bag") roses as early as late May-June. As a rule, these tend to be really cheap end roses; think well out of patent classic/popular hybrid teas similar to Mr Lincoln , Eiffel Tower, Julias rose, Just Joey etc or floribundas like white iceberg, europeana, Bonica and lilli marlene. But they do get a few of the older more obscure Austins. In previous years I have seen Yellow Charles Austin, The Dove, Perdita, Claire Rose, Cymbeline, Tamora, lucetta, Happy Child etc, It seems to be luck of the draw, because different stores have different varieties..To be honest, I ended up chucking a lot of the body bags of mine, as they were either dud plants, not suitable for my area and didn't grow well, or they were bought in a bargain induced frenzy and were just..wrong.. My advice is to look up all the older austins and make a checklist of ones you would like, so you can avoid the ones you don't have room for. Still have Cymbeline tho..shes lovely. and its a good way of experimenting on the cheap. Last year they were all around 9.95 (year before they were 8.95 I think), They usually have higher priced more popular PBR roses nearby ( think Pierre Ronsard, Ebb Tide, burgundy iceberg, etc). I think they were around 12.95? Warning- They dont tend to be very good quality , so check them thoroughly for dodgy canes etc, try to get a good look at the graft area, and you have to get them early, as the best ones go very quickly. I think they just get the one shipment, and the rest stay till they get sold...One cane wonders abound! Keep an eye out for the Delbards - they seem to appear a couple of weeks later as "potted barerooted" for around $ 16 /18. That is, bareroots that appear to have been potted in the minimum sized pot available. They look to be a bit better quality with more and thicker looking canes. Either Delbards is keener on quality control, or the plants keep better that way.

i also have lavaglut - we bought 3 grafted plants (probably Dr. Huey) last year, so they are all young. The flowers are a lovely deep true red & last a really long time on the bush - they are small & sturdy. As for some other Kordes roses, the foliage is glossy & tough, and there is very little scent. Seems like it holds up well to insect pressure, but is definitely susceptible to powdery mildew & got some rust late in the season - powdery mildew is really common in SF, so you will likely need to treat for that (there are some less toxic options). Overall we love it for the color & longevity of the blooms - I would definitely recommend it.
