The rosettes are how it starts the flower stalk. It will eventually put out flower buds. If you cut it and plant it, it will still turn into flowers. The leaves from these stems can sometimes be propagated. Pups/offsets will usually emerge closer to the base of the plant.

Hey there, I'll do my best to give you advise based on what's been successful for me. First, Light has never been an issue for succulent leaves to callous or start growing roots. I recently just set a tray of echeveria leaves in a dark guest bedroom with the blinds closed and they starting rooting in about 2 weeks. Second, I prefer to keep the leaves as dry as possible (even protect from my summer FL humidity and bring them inside) until you have roots that are at least an inch or so long. The leaves should take approx 7-10 days to callous over. From there, some leaves will start to put out roots or baby plants immediately, some take weeks longer to do anything at all. For example, I recently lost an echeveria to crown rot due to a night time heavy rain. I took as many viable leaves as possible and set them inside to start the propagation process. About 3 or my 12 or so leaves calloused and started to root. 3 or so turned black and started to rot (tossed away immediately) and the rest are still sitting inside doing nothing for the past 6-8 weeks. Its important to accept the fact that not all your leaves will propagate. Take several samples and hope 1 or 2 start to root. Depending on where you live, your success rate can vary greatly (IE: easier in CA as opposed to FL) I keep my newly propagated babies very dry. Keep in mind they can/will pull any water they need from the plump leaf that has calloused over. Biggest mistake I've made in the past is watering too soon and promoting rot to form. Your propagation medium seems right on. I would keep the leaves dry until they form roots, then plant them in your mix and put in bright light for a couple more weeks. Once the roots start to take hold in your mix is when i water very lightly. Lastly, please remember to pot these babies in small containers. I use 2-3 inch plastic pots with very course medium so the mix doesn't retain moisture too long. The best advise i can give with succulents is not to over pot as rot becomes exponentially more common when you do so. Remember, keep them dry and be patient. Leaves can take a couple weeks up to a couple months to do anything for you!

You CAN propagate such that you end up with 2 or more plants, either by cuttings or by layering. If you have experience with cuttings and have a well-aerated medium you can rely on to provide favorable conditions for rooting, it should be very easy, but timing and your geography are considerations that deserve some consideration. Just as an example, and not yet getting into the 'how to' part, you could cut 6 inches or so off the top, prune off several bottom leaves, and stick the cutting in an appropriate medium. That would turn out to be a single stemmed specimen. You could then take an internodal cutting from immediately below the tip cutting and start that. It would yield a multi-stemmed bushy plant you could play with, pruning it in a specific pattern, over and over to see how full you can get it to grow. That would leave you with a barren trunk, unless that single low leaf stays around. You can treat the chopped trunk in any of several ways, such that you either end up with a single trunk standard or a multi-trunk bush. I'd go for a repot and root pruning of the chopped trunk and do no more than keep the soil moist while the plant reorganizes and back-buds. Depending on where you live, I'd start cuttings AND layers 3 or 4 weeks before the summer solstice ...... maybe even a week or two earlier if you live less than 30* latitude from the equator and reasonably close to sea level. It's sorta like finding out what your whims are and setting out to make them a reality. It's actually a pretty easy thing to do. If I had to guess at the chances for success, it might go something like: Tip cutting/ inexperienced grower following directions (IGFD) - 40-50% Internodal cutting/ IGFD - 35-45% Air-layer/ IGFD - 70-80% **** Tip cutting/ experienced - 75-85% Internodal cutting/ experienced - 70-80%Air-layer/ experienced - very near 100% Al
