What can I say? The house is amazing at that price point! I could hardly buy the site here for what you're selling the whole house for.

Wall colors look good, furniture/staging looks good, no clutter...shows very well. Landscaping is minimal which, IMO, is a negative but won't interfer with the selling of your house.

About the only thing I would note (and I'm being picky) is that it looks like nobody lives there...almost like a model home...rather sterile. I think you could actually use some accessories here & there to brighten things up.

I also don't like the front door area. It's showing like a black-hole. Two pots filled with mums would add a lot to the entry. Be sure to scale the pots appropriately...they need to be quite large to be in proportion to the house.

Thanks for the comments... good idea with the flowers. The landscaping was all installed in February as we completely overhauled the terrible landscaping that was there previously. It is definitely a weaker point, but it was designed and installed by a professional and will potentially look very nice in a few years, not that it helps me now =)

I agree with Triciae. Everything looks great except for a couple small picky things. I think you have a gorgeous home, but it does show extremely sterile in the photos.

One thing that I don't like to see, and this could be completely personal preference, is a microwave angled on the counter corner. To me, that makes the counterspace look smaller and that there isn't enough room to maneuver when cooking in that area. You may want to move the microwave to the end of the counter to the right of the sink so that it will be flush on the wall.

The other thing that popped out at me is the table in the kitchen nook looks very small for the room. It is swallowed up by the room and seems out of place. I think an easy fix would be to get a couple bar stools for the breakfast bar and/or to put a leaf in the table to extend it - if possible.

Conversely, your DR looks fabulous with the plants, the odd shaped vases nestled in the corner and the table fits the room.

Perhaps you can put some flowers or a couple plants on the breakfast bar area to give it some life and colour. The same could be done in the bathroom.

YOu have an absolutely beautiful home and I am shocked at how low the price is. The suggestions I made are absolutely small and I don't think they will interfere with selling, per se, but will make your house show better and warm it up.

Right now, it's TOO perfect looking and potential buyers may be afraid to touch anything because everything is in its place.

I don't think your house looks "too perfect" nor sterile. It looks like someone lives there and did a nice job prepping for sale. I do find the pictures very dark. Some rooms seemed to be in shadows, the media room was hard to see. Your house looks good with poorly lit photos, professional photographs would truly do your place justice.

Thanks again for the comments. I do have a photographer friend that might be able to help. The media room is IMPOSSIBLE with a digital camera due to the low-light and other issues with digital cameras. Are we able to swap photos on the MLS without any issues? Our realtor does the stitched photos vs. true video virtual tour, and adds the red rotating house to realtor.com, but we will have just one photo on that site (and the full 10 just about everywhere else). Is it costly to add the other photos to realtor.com? That's obviously the variable.

I live in this area also and the price seems normal to me. You can get a LOT of house for the money in the Dallas suburbs. And Plano is considered a very nice area with great schools.

nice house. Is that home theater in basement? Is there anything else in basement? Also if you have a pool in the backyard or some landscaping then you can include a backyard photo as well. Also it will be beneficial to include at least a shot of master bedroom. Are you going to have a virtual tour. I think you should for a house this size and these many bells and whistles.

Otherwise looks nice and ready to move in.

Try 99, there would be no basements in this area.

Sterile? Dark? Sometimes I think I must be looking at different photos than other people. I would call it very calming.

A media room is supposed to be dark, right? I happen to like open spaces in a home, so the breakfast room looks great to me.

Any idea what it would cost to ship that house up to New England?? Probably cheaper than paying the $600-700k that house would cost up here!

I think the photos are fine - I like the "sterile" look.

My only nit is to remove the garden hose (or at least roll it up a little more neatly). Consider it a compliment that that's the worst I could come up with!

I believe we've priced it comptetively with our immediate area, and its one of the only move-in ready homes for a few miles in any direction in its price range. It's hard to guage the market because we're a 1998 home in the middle of early-80's homes that sell for $160-200k.

vulches, you have missed at least the point of my comments. I would not consider your house to be in "move in condition". To redo the flooring & strip all of the wallpaper with furniture in the house would be a major PITA. Unless I could afford to hire the work done it would take a long time until the house was ready to be lived in.

You have also noted that you are "a 1998 home in the middle of early-80's homes that sell for $160-200k." That is going to make it very difficult to market your property at the price point you're asking. It's always better to be the smallest/least expensive home in the neighborhood...not the largest/most expensive. Since neighborhood prices tend to "equalize"...the smaller homes move upwards towards their peers & the larger move downward also towards their peers.

You are aware of the difficulties in the residential real estate markets these days?

Tricia - what pictures are you looking at? The flooring is nearly new everywhere in the house. There is not a shred of wallpaper anywhere. We have completely repainted the interior, replaced all brass hardware with brushed nickel (that means door hardware, faucets, lighting, fans, etc.), replaced the counters, back splash, tile flooring and the list goes on. You find me a house that's in move-in condition in my neighborhood for less, let me know. I'm not at all the highest price in my immediate neihborhood of 70+ homes, but the surround mile or two are older. Plano itself has homes well into the millions, and we're hardly priced high relative to the city and area of our county. Besides that, the last 4 homes in our neighborhood have sold in less than 30 days. I'm not worried.

Oops, so very sorry. I confused you with another house! I'm trying to watch Bloomburg TV & the Forum at the same time. Obviously, I should practice walking & chewing gum at the same time first.

Tricia, Did you post in the wrong thread? Vulches' house is not the one with all the wallpaper, paneling and bad flooring.

It looks gorgeous! I agree that some of your photos are a bit dark, but it is still clear that the home is lovely. Personally, I like the minimalistic look when shopping for houses - helps me imagine that I will keep it that tidy also. ;) Good luck!
