What do you need to do/know if buying raw land?

My 10 acres were within a very small subdivision. We found out about the lot, had it bought and closed on within a month. Paid $650 for the perc test which included his marking boundaries of the property, designing septic, soil analysis and slope information. After reading this I'm glad we didn't know what we didn't know. I am not sure we would have pressed forward without panic first if I read all that. It can be scary, there is so much involved, but if you love it, its all worth the research. This is going to be your home :) Here's what we did...call a lawyer (no real estate agents involved, my dh found the lot on Craigslist~), another reason to talk to the lawyer (we have a creek on our property and had to talk to water conservation society as well - can't build within 50 feet on each side of it, blah blah blah) call a soil analyst (he knew about local well diggers/septic people and county requirements so he taught us as we went along), research HOA stuff (no horses - boo, but chickens for eggs ok, no white siding - boo, but plot, setbacks, building requirements all listed for us), and call your city/county permit office and see what the secretary knows about the development. We're in a little county but it might help you too. Our gal was SO helpful, even giving me the # of the best/but cheapest soil guy who turned out to be a gem. Hope my little bit of experience helps encourage you - we knew nothing compared to all this and have a beautiful piece of property. Hope yours goes as well.

Anticipating a leak in a DW. What to do/how do you know?
Q

Dishwashers can leak from basically everywhere. A leak from the door is usually easily detected because there will be water right underneath the door. If you have "build up" - clean it. The seal pulls right off, easy as 1-2-3, and can be soaked and scrubbed in the sink. If you are generally concerned about a leaking dishwasher, get a Bosch or a Miele. These have a fully enclosed base that catches any drips and alert the user immediately. I don't get why no American manufacturer, besides some TOL GEs, offers this - it's a standard feature on European washers and dishwashers. Alex

How do you know what you know about old houses, etc?

Whoa, if you get a degree in industrial arts you get to acquire carpentry textbooks along the way?!? Sweet! Kim, I've always enjoyed/appreciated your contributions; given the wisdom of trial and error that was behind them, I see why they stood out. My mom got us a couple of the Reader's Digest fixit books (have to run downstairs, one of them might be the very one you have); I like the way they are encyclopedic and detailed. I know Jane Powell but not the Small Houses books (do you mean The Not So Big stuff by Susanka, or the Small House anthologies from Fine Homebuilding?) Thanks for mentioning books; I think I might start a reference book thread for this forum. Hey Casey, THANKS for taking the bait. And you are NOT a bloody genius, you are an old house DEITY for crying out loud! Would you please start your own show on youtube? Or maybe just a house tour? Even Petch house has youtube videos. Or, do you already have a project blog and everyone knows about it but me? Actually for someone with a degree in historic preservation, I am impressed with how low-key your posts come across; they read more like an old friend who's "been there" and wants to pass along lessons learned along the way, it's really very nice and encouraging. But if you ever want to browbeat me feel free; I would take it as a compliment. To be honest if I post about something I'm thinking of doing to my house, and you don't opine, I figure one of two things is going on: 1) you're not on the forum; or 2) you're politely disapproving. Most of the time I assume it's 2 because you seem to be pretty consistent around here. But I just want to say, and I hope I speak for many, that I love love love your posts, especially when I'm searching on a problem I'm trying to solve and something from you pops up! (PS I finally got around to using that general finishes gel varnish you recommended and it was fantastic, thank you; I will post photos to the woodworking forum sometime before the next census.) Oh, and I love the way you "aged" the color tones in the new pine beadboard in your kitchen; reminds me of the pine in my grandmother's kitchen. When I was really little I used to look at the gleaming pores and think it was the closest wood could get to 24K gold.

Same thing every day...go over to my Mom's and do for her. I live perhaps 20 minutes or so away. She will not move in with me yet. I'll spend most of the day over there. Then go to the grocery store, maybe have enough time to hit the library for some books. I'll pop over to see my little old lady friend and make sure she is okay. She is the mother of a childhood friend that I help out also. It will be a busy day for sure! Deb

I think I know and that's an excellent shot! You did a good job of framing the pyramids.

But I'll let you tease us for a week, no longer, then I'm gonna tell.

We must set the standard for Kentuck!

Alright Now!! I Read That!! LOL!!

Go To "Kentuck's What's this?" for your final hints.

Good Luck!!

Nice photos, Konrad!! I don't know where it is at, but my guess would be either in California, Washington State, or somewhere in Australia. That should narrow it down a bit.

I saw something that looked like that in a photo from Israel. Woud that be it? Where Chagall's stained glass is displayed.

Karen, nice pictures on your website!
Ok, everybody knows where it is, we just need a name for it!...Anybody knows go for it!
My Wife and me went there to see a Parrot show, [pics later] in the same time we could go inside these pyramids, [4 of them] each has separate access door, because each pyramid holds different plants an environment.

This is a "huge" plant, you are standing and looking up to see this funny looking thing!

Muttart Conservatory.....I had never heard of it until I was in Edmonton in March. My brother took me there and let me tell you, the heat in those greenhouses was a welcome change from the cold temps outside!

Congragratulation Karen, hope you had a good visit to Edmonton! I knew, it would be kind of hard for someone outside Canada to figure it out! I have allot more pics but will end with these.
Thank you all for playing along!

This Parrot flew on my had.

Nice pics, Konrad, and I would like to see more!! I knew it had to be somewhere that had unsuitable temps for those tropical and desert plants, but I never would have guessed they were in Edmonton.

I must go there someday. I have only been to Canada once, but now I will have something to add to my list of places to see once I return.

Thanks for sharing.
