Thanks for the advice. I was hoping someone would recognize the company. The website had other photos of furniture that I didn't download to my computer. I have since learned to rename the photo with the website so this doesn't happen again. I have a rather large porcelain sink with double drainboards (paid $15 for it--woohoo!) that I want to build a base for to use outside near the grill and I really just wanted to "borrow" some of their ideas. As I recall, the furniture was rather pricey, but really unique. If anyone recoginizes the company, please let know. Or if you know of another source for inspiration for that kind of outdoor sink base, please pass on the names. Best, Susan

First of all, it is considered poor forum etiquette to start a new thread when you already have an active thread. Questions that you have not answered in earlier thread. What is the brand, model, size, and efficiency of existing propane furnace? What is its blower size rating? This is important if you are considering just adding on a heat pump with matching coil to existing furnace. If you really require a 5 ton, then this would most likely require significant ductwork modifications to handle the additional CFMs. Has any of the dealers mentioned this? Mighty important. What is your cost/gallon for propane? What is cost/KWR for electric? Tell us about existing problems with current system and location of problems? Basements at or partially below grade have low heating and cooling loads. Tell us about your average temp for both summer and winter? And extremes? What are your inside design thermostat setting for heating and cooling? How did existing 4 ton AC perform when it was working correctly as far as meeting your comfort requirements? The finished basement should have its own separate system preferred or at very least a zoning control. Any opportunity for insulation improvement/upgrade to basement area? I would want to see a separate load calculation for basement zone. Have you seen the load calcs in writing so that you can review? On the software letterhead? Post back. IMO

Thank you Marti8a. I recovered the sofas and removed the ruffled skirt and added bun feet. I do not have a before pic. of sofa but it was very country and 80's sea foam green and pink and coordinated with the flowered drapes and cornice. The space is small for today's standards and the newer sofas were so big. I would love to put hardwood in here also. We put it in the kitchen and FR. Here is another before and after pic. Alerit, I agree with patricia43 about classic good bones. Yes I love some of the newer DR sets out there and would love a new set but I think Queen Anne is easy to work with. I think recovering the seats would make a big difference. I would love to replace my armchairs on the end with an upholstered parsons chair. These were the old drapes I had made to match old sofa sorry I don't have a pic of old sofa.
