How many houses have you built?
Q
Comments (9)
2nd build. Learned not to sweat the small stuff & the things that could be changed out later (i.e. cabinet hardware). 1st house build was our very first home we owned (always rented previously) and couldn't find anything we liked in our price range that was existing. 2nd time around was to build our forever home--perfect piece of property, family-oriented town, close proximity to my parents for when they need us as they age (DH's parents have passed away). Actuallly I guess that could be something else we learned with the first house--make sure you are close to your aging parents because when you get that 3am phone call the 26 minutes it takes to get to your parents' home feels like forever--even when you made it there in 10 minutes because you broke all the speed limits. (We're just 7-10 minutes from my parents in our new home). Resale did come into play with our first to some extent and it paid off in the end. While it was your standard 1300 sqft 3bd/2ba started home, we opted to add on a laundry/mud room vs just having a laundry closet in the hall, we upgraded to hardwoods in the family room, entry & hall, tile surrounds in baths, custom solid maple cabs, white enamel kitchen sink with granitey-looking laminate, seriously upgraded appliances--Maytag Gemini range, KA DW, & giant floor to ceiling 2' deep cabinetry pantry. We put our house on the market in Oct 2008 (when the housing market was crumbling). We had an offer in 3 days & a contract in 5 after a short bidding war between 2 different potential buyers. No other house in our neighborhood had sold that fast & for that much--ever. In fact, one of the potential buyers that placed an offer already had a signed contract to buy on a house up the street, but when they viewed ours, the other one was out of the running. I attribute our success in selling in a crumbling market to those upgrades we made. Taxes and school districts are important to us too. However, we also found that the district we were in wasn't a good match for our oldest & we moved him to an out of district school for middle school & his first 2 years of high school. Our new home is about 45 minutes away from the old one & the new district high school is working out beautifully. Our younger son seems to do better with smaller class sizes + he has some food allergies, so we opted to put him in a small private school where there were fewer distractions, more attention and better supervision when it comes to food.

OT - Too many cleaning products - How many do you have?
Q
Comments (28)
I won't even begin to list how many cleaning products are in my house. It's. Absolutely. Terrifying. That being said, I'm working on getting rid of much of it and using more natural/earth friendly methods. One thing that I am having a tough time giving up is my toilet bowl cleaner with bleach. I just haven't found anything that makes me feel like the toilet is as clean as when I use some bleach based product. Just mixed up a batch of baking soda, essential oils (eucalyptus and peppermint), a little bit of Dawn dishwashing liquid, and enough water to make a paste. This was used to scrub the tub which gets absolutely horrible because it's an old porcelain tub (but the finish was messed up from the previous owners)...it got it as clean as the harsher cleansers I've used with about the same amount of effort. Bonus is that it smelled lovely, way better than most cleaning products you can buy in the store. Looking forward to hearing more about some of the alternate cleaning products that people use.

How Many Times Have You Built a New Home (or had someone build it)?
Q
Comments (33)
The house we'll build next year will be our last house. I did look to buy instead of build but we really just want what we want--and don't want to compromise as much as we'd have to if we buy and remodel. Completely agree ... we also looked for something existing that we might update a bit, but found that the non-negotiable items on our list just couldn't be found in an existing home. So glad we built. We've been in the house for almost 3 months now and we're really happy with how it turned out and how it works for us. There are always some bumps in the road, but knowing our budget and what our priorities were (plus a really good contractor) helped to make this build a fairly smooth process. Hope things go well for you. It seems the consensus here is previous experience does make a big difference.

how many bathrooms should 4 bedroom house have
Q
Comments (5)
If one of the two baths is an en suite devoted to one bedroom, I would say it's worth adding at least a half bath. If you have the space, go for a full bath. An extra toilet is nice and even just a small standing shower can help make your home run more smoothly when all of the bedrooms are full. I don't know the exact trade-off on resale. There are a lot of factors that will determine that, including the finishes you choose in the bathroom, the cost of the work in your area, and the overall impact the bathroom has on how your home flows and fits together. A bad reno can be worse than just leaving the house as is, so the question of "will it help resale?" can be really tough to answer without managing the project every step of the way. Example: Removing the master bedroom's walk in closet to add a bathroom or adding a bathroom that opens directly into your once fabulous kitchen.... Probably won't have the desired trade-off. Those are some decently obvious pitfalls, but there are many, many other less obvious ones that would only come up on a case-by-case basis. That said, I've been doing a lot of research on bedroom:bathroom ratio. It isn't an exact science, and I didn't crunch hard data, but anecdotally, this is the estimate I come up with. If n is the number of bedrooms.... The number of toilets should be at least n-2. ... 4-2 = a 4 bedroom home should have at least 2 toilets. The number of toilets in the home gains little above n+1. ... 4+1 = a 4 bedroom home gains little value from having more than 5 toilets. So, having between 2 and 5 toilets is good for a 4 bedroom home. The home loses sell-ability with only 1 bathroom. The resale increase diminishes for more than 5. The number of showers in the home should be at least n-2. ... 4-2 = a 4 bedroom home should have at least 2 showers. The number of showers in the home gains little above n. ... 4 = a 4 bedroom home gains little value from having more than 4 showers. So, having between 2 and 4 showers is good for a 4 bedroom home. All homes should have at least one bathtub. If there is only one bathtub in a home that has at least 3 bedrooms, that bathtub should be kid friendly (most people buying 3+ bedroom homes are parents or people planning to be parents). I haven't figured out a rule of thumb for when it becomes necessary for there to be a second bathtub, but at some point, more bathtubs become essential to provide the luxury that fits the home. Hope this helps.

Sign my name to socks post. For a long time, I'd get candy bars and freeze them. I didn't touch them except for 2 nights a week......I chose Tues and Fri. That went on for quite a while. Then I started eating them more often, so went back to 'none in the house'.

I have some of those mini caramel bars... and the ONLY reason I have them is because DS hasn't been here in a few days! He's a skinny kid, ...but candy isn't safe around him.

Sure do! Dark chocolate covered cherries, peanut butter fudge and my mom's recipe for homemade caramels.
The fudge and caramels will mainly go to neighbors after I finish my baking.

Kayjones, I like your thinking :-)

I have more that I should, but cannot eat much chocolates now, so enjoy jelly beans, spice drops etc. DH does eat a bit every day, but can control it. I will have a box of candy for weeks, and just eat one ever so often.

Always have Dove Dark with Almonds in the house. Now also have a batch of home made peanut butter meltaways in the fridge waiting for Christmas giveaway and some white chocolate mints that I made, also for giveaway. It is a mistake to make the pb meltaways so early, but needed some to take to the cardiac rehab Christmas party last Tuesday. Can't leave them alone.

Always! DH and I have a piece almost every day, either after lunch, at teatime or in the evening. I always have Ghirardelli squares on hand. Sometimes we receive a gift of Vosges chocolates or have something from another closer shop where they also make their own chocolate.

I like reasonably good dark chocolate. No 'white chocolate' or milk chocolate or Hershey's, etc. that are heavy on the sugar and light on the real chocolate.

I have a batch of Paula's fudge in my walk-in cooler, also known as my porch. I also have a large bag of candy corn left over from Halloween, and I found a bag of M & Ms in my Christmas trimmings! So, yes, I have candy in the house.

I almost always have candy in the house, but don't eat much. Right now, I have some mini Christmas reeses peanut butter cups, and some strawberry filled hard candy.

I once got a box of Frango's for Christmas, and ate the last one in May. I DO love my chocolate, but I like to savor it, and have one once in awhile to better appreciate it.

I should do a tutorial video on just how to open and taste from a box of chocolates.
It would start with just enjoying the scent of the chocolate through the wrapping, unwrapping the cellophane and noticing the increased aroma, to actually opening the box and drinking in the sight while inhaling. Choosing carefully which to try first, placing it in your mouth and breathing the flavor in...yes, it's a process to be throughly enjoyed. I DO love my chocolate

All you chocolate lovers, just imagine if all of a sudden you couldn't eat chocolate anymore because it will give you abdominal pains that may last for days or you may even throw up! That's me, and it still kills, even after several years of abstaining, to see or smell anything chocolate. Just reading here about your house candy made my mouth water.
