Is this a gardening epidemic? I'm sorry to hear you are looking at knee replacement......YIKES! Dr. thinks he's looking at a Plica band problem with a possible miniscus tear. I opted against the MRI because he's certain about the plica band (catching on end of thigh bone) and will see about the rest when he gets in there. Just arthoscopy but I've heard it's painful after and will be down for several weeks. I have to walk UP into my flowerbed, so that'll be out.

I have pared down my baking significantly as far as cookies and treats go. When the kids were home I made tins and trays of cookies for bus drivers, teachers' lounges, older folks in our neighborhood who no longer baked for themselves, etc.. My group of 6 close women friends looked so forward to them because they didn't bake. Then the kids grew up and moved, we moved from the old neighborhood and all my women friends started South Beach, WW, or Sugar Busters diets and I didn't want to undermine their efforts. A couple years ago when my Mom was diagnosed w/ breast cancer (her 2nd time) right after T-Giving I was overwhelmed w/ her care over the holidays and just didn't do the baking that year. The world did not come to an end, and I discovered that I could choose to keep the tradition - or not. These days I bake when I choose to, when I have guests and when asked to bring dessert to a gathering. Like someone above noted, it's not like in years past when people really seemed to treasure the homemade baked gift. The cost in time and ingredients seems greater than in the past. I'm delighted to bake for those I know enjoy it, but I don't dole out the homemade treats the way I used to.

Buying? My advice to any one buying a house is to get a licensed home inspector, and be there when he is there.

I like the house. Looks very cozy.

I don't know that I'd waste money on a house inspector. It'd be better to get a contractor in there that YOU trust and ask him to take a look at things.

I've had three *really really* bad experiences with home inspectors.

If you want to know if your faucets drip and the polarity on your outlets is reversed, then by all means, drop $500 on a home inspector.

If you want to know if the house is structurally sound, get a contractor.

Just my two cents.

A "popular" home inspector did an inspection on my friend's house. He wrote such trivial crap in the report......such as the stove was an inch above the counter. It's a regular range, not built-in/slide in, and what the heck did it matter to the soundness of the house???

I've seen several that missed the important stuff like dampness in the basement walls.

What a cute house! Keeping my fingers crossed for you Moni. My home inspector overlooked that my dishwasher wasn't hooked up to code and I had to pay a plumber over $200 to do it correctly soon after moving in. He also told me I wouldn't be able to have a garage door opener installed. After about 3 years of living here I did get one installed with no problem. These are minor problems. You do want to know if your home is structurally sound.

with other words, a house in foreclosure. No need for an inspector... as you buy as is.

There is a list of what has been inspected by HUD prior to them listing it.

Had two good male friends and a good realtor look, and all agree on what needs to be done first. :)

Still hoping.. wishing... I bid 10,000.00 less than they asked for it. No telling how long it will take before I hear something, as my realtor friend hadn't done a HUD bidding online before.

I'll keep you posted.

Moni, that new info is good to know.

Because my DGS is looking for a house, I googled and found some good info re HUD Homes.

You might want to glance at this site.

Also has info about certain rehab loans if there is a lot of work to be done.

Hope you can get the house.

Patti, what good does the inpection do you, if HUD won't fix anything?

We saw some possible problem with the foundation in one corner, and there is some cosmetic work that needs to be done. But, nothing major.

It was inspected by HUD, and tells me, what all is in working order.

But, for the price... I won't be able to ever beat this. As soon as I know it is mine.. I will post some pictures.
