The existing is the rectangle on the right. The addition is the rectangle open floor plan in the middle and the garage area.

Seating on the working side of the island will be tight. Are the dimensions set or can these be adjusted?

I like the vintage sink! Very nice with the glass uppers on each side of the window :)

Hi, Jess. The sink sounds wonderful, also the chance to turn a family home into your own forever home.

I'm actually looking at the same thing Lavender is. You're building in a seriously constricted dining area that will impact not just the function but the feel of your entire home. A too-tight and busy area in an open room will make the whole feel smaller and cluttered. In this case, just imagine looking down the room past probably no fewer than 32 chair, stool, and table legs with little space around and between them when in use. 36--just remembered the island overhangs. And when you need to bring in more chairs and expand the table?

In strictly physical yardstick terms, that dining room + traffic corridor + eating counter stools would be undesirably narrow and cluttered even without the piece of furniture you show on the right wall.

Plus, forever means change and a variety of needs over the years. So my fix is different -- bite the bullet and build the addition wider/larger. Take the money from things that can be upgraded later and put it in what will be permanent--the space. Laminate counter. Drywall backsplash. Carport to garage conversion later on. Whatever it will take to craft a space that will gracefully accommodate whatever is required now and in future. Every bit you can add will have a big, big effect.

The original home and the addition are both rather small for what you're trying to do. The living areas in the addition are too crowded to support the functions you are planning for them to have. You've got to account for the paths that the people need to move through the space. In other words, you need at least another 3' in width and length just to have the not quite right layout you have to work.

The old portion of the home isn't configured optimally either. The master is especially awkward, and would be improved by a complete reconfiguration. And that's where you start to spend a lot more money than you think you will.

Doing an addition that large to an original house will be quite expensive. A lot of times, because so much of the original home needs major work and upgrades, it can be cheaper to do a teardown and whole new construction than to try to upgrade, rearrange, and attach new to old. Even if you gut the old house to the studs and start completely over, you will still have it's 8' ceilings and structural layout that interferes with how you can approach the remodel. New homes typically are built to higher standards in insulation, electrical service, plumbing materials, and window efficiency. You're just not going to get in a retrofit without a lot more money than building it fresh as new construction.

What's the layout of the current home, as is, without moving anything around? If you want to keep things cheap, that's where you start. You keep what's there and only alter it minimally. But, you also give up a lot of the space and convenience of a modern home. So, a lot depends on exactly what your budget might be, and what you hope to achieve by doing such an extensive reno.

Had a little more time this morning, so I added just a few feet to the length of the addition (from garage door to deck) and changed the front porch. Still plenty of room for a bench, two chairs and a table...and a porch swing, but now you have a bay window (for more seating) and privacy/window seat in the master bedroom. Also got a bit carried away with the master bath...you could have tub/toilet and second closet.
