Can you tell us about the buiding - style, vintage, etc. The drawings show a modern space and I wondered if the space actually is that contemporary. Also, what is the ceiling height? I ask because too often taking down a DR wall to "open things up" just "messes things up" architechture-wise. Is there risk the space would end up too long, low and narrow?

My second thought is that the space would seem like an odd kitchen with a dining area at each end. I know one end is now your daughter's play area, but she will grow up and you or future buyers will then have those two 'eating' spots. Unless one space can morph into a sitting area..?

Last there is the loss of the separate dining area. Personal choice. I like a separate dining space myself, for hiding mess and for the decor options. Open that wall and you have to treat the entire space as one.

Heres the video from the front door into the living space then to the kitchen! We are going for a transitional style, so were open to a more modern feel to the kitchen.

Nice home. I didn't realize the dining had a double height ceiling and was open to the living room.

Is the wall in question the one at 1:20 of the video that the camera pauses on? And the camera then stays in the dining room (the higher ceiling, wood floor and dark chandy)?

If so, I would leave the wall. Otherwise the whole first floor becomes one winding space. Though that may be what you want.

Love the video!! I would definitely take down the wall. It would open up the small dining room. And in the future you may decide a smaller sitting room adjoining with the kitchen would work well for entertaining. Everyone loves to congregate in the kitchen.

Quick question, where does the open doorway off the future play area go to? Is the kitchen accessible from the front through there as well? Or do you always have to enter through the route you took?

We decided to put a pooltable or someother rec area in the baby play room when she gets older.

I'm not sure how far you want to go in moving things around, but have you thought about moving the kitchen to one end, dining in the middle and sitting/ play space at the other end?

I would definitely remove the wall. It makes such a wonderful open room, and lets light into the front as well. Any "confusion" about eating areas can be resolved by thoughtful arrangement/coordination of furniture.

I'm not sure about the frosted glass panel above but I could see a frosted glass slider of some sort if you think you might want to close off the room in some way.

Also, I think the play area could be integrated into the kitchen. Our DD has hers that way and it works really well.

I wouldn't remove the wall, but that's becasue I love having a formal dining space. You would put long narrow openings at the top of the wall flanking the vent hood -- still lets light pass through.
