my winter project -- our future office/library

I'm a little bit further along with this room than the photos show, but I figured I'd share my starting point. This is the last untouched bedroom in our 100 year old house. It will become our office/library when done. The big TV armoire will house the printer, file boxes, computer router and office supplies. I may or may not paint the armoire. The corner cabinet and bookcase will go away. We'll get three or four matching bookcases for the wall where the bookcase and slot machine are now.

In these pictures, I've gotten all of the painted-over wallpaper off, but the ceiling and walls still need to be repaired (our contractor recently finished that, but I haven't taken new pictures yet). The windows still need a LOT of TLC. Looking around the mostly empty room, the open door in the first picture is the door from the hallway and the closed door is the closet:

Walls will be painted Wythe Blue; trim will be white. We are trying to furnish the room with things we already own as much as possible. Here is the rug we're using:

I'm planning to use unbleached linen curtains from Ikea that I originally bought for the living room but didn't use there, as well as this settee that I moved out of the living room:

We'll also be repainting and reupholstering these vintage wicker chairs that I got at a trash-and-treasure day in our neighborhood a few years ago (the best score ever!). They've been sitting in our attic room waiting for attention ever since. They are in great shape except for the fabric, heavy, sturdy, and extremely comfortable. I'll be asking for advice about these soon.

So that's the starting point. Scary, huh? The whole house was this scary when we bought it 7 1/2 years ago. I joke to DH that we'll look back on this house adventure as "the lost decade".

Your room is going to be simply wonderful, and will be a place you'll want to spend lots of time. I think it's Auntjen who has a cozy little attic room with tons of charm.

We have a room (called a "bonus" room) over our garage I furnished with craigslist finds and other cast-off items from our past and it's my favorite room. It's like being in the trees.

Can't wait to see your room finished!

Dee, the attic room is the next project after this one, and that will be my own little hideaway. This room is one of the second floor bedrooms. I have to share this room with DH, LOL. For both room, the office/library and the attic hideaway, we're trying to use stuff we already own or find. Our next move, down the road several years, will certainly be to a smaller house so we don't want to buy any more stuff.

I know this is a little goofy and off-topic, but I just have to mention it because this one (actually these three things) have been bugging me for years. We hear dire warnings about the fresh water runoff from the melting ice shelfs and glaciers in the North Atlantic; terrible because it will do two things: raise sea levels, and shut down the salt-driven Global Ocean Conveyor current (the mother of the Gulf Stream) because the water at it's start in the North Atlantic will lose the saltiness that makes it sink and start the conveyor. And we hear dire warnings about droughts; droughts just everywhere, and bound to get worse. And here's the third one: lots of dire warnings about building desalinization plants for fresh water in Florida - they say we can't do THAT because all that waste salt from the plants would contaminate our soils. With me so far? Now here's the kicker: NOBODY in Florida, NOBODY in the whole U.S., and as far as I know NOBODY in the whole world is trying to HARVEST all that glacial runoff before it reaches the sea. Or trying to ADD the waste salt from desalinization plants to the North Atlantic Conveyor headwaters. The land is crying out for water, and they just let it run into the sea. The sea is crying out for salt, and they just plow it into the ground. I know that's WAY, WAY over-simplifying a complex problem; but still doesn't it seem like we could devote a few of our million oil tankers to carrying water here and salt back instead? It just bugs me that no country even gives it a try.

Thank you so very much for your inputs. Except for Monicakm, central AC is rather low on the ranking, which really surprised me. Meeting with contractor to get a realistic price for putting in a dormer on garage attic, before doing the roof. Will make decision on bonus room once I know more about costs. So it seems like it's definitely master bathroom (and master bedroom make over) is next on the project list. I truly do not like the small conventional pre-fab shower stalls, usually 32”x32”. I’m a small person (4’11”) and I feel that is way too small. So I was trying squeeze 10pounds of “wants” into a 5pounds of real estate space. Wanted: - larger shower stall/area - double sink (not that we need it since DH and almost never get ready at the same time, but would be good for resale) - wet area (so I can hose everything down; we used to own a Chinese restaurant and I love being able to hose everything down in the kitchen area) But I have read many many online reviews against small wet-room, how everything gets wet, how you track wet feet in/out of the room, no place to put your clothes, and how many potential buyers would look at the room and would think about how much it would cost to gut the room/renovate it to “fix it”. Well, DH talked me out of the need for double sink, so I get to keep my larger shower. By moving the wall-hung toilet toward the entrance/furthest from the shower, there should be less water/moisture. What do you think of this? - I get my larger shower area: 4’x5’. - The shower floor will be one piece (stone/onyx or solid surface still researching); easier install, no grout/seams, easy to clean. See link for options - A glass wall between the shower and the sink - I don’t want to put another glass wall next to the toilet because I want the toilet area to not feel tight (both areas of my toilets now are pretty snug) - the bedroom is still a decent size 15'x12'. Masterbedroom layout: 2nd floor layout: Would you hate to open the door to seeing this right as you enter? I thought to put the shoes shelves there since the shelvings do not need to be as deep as a wardrobe, so there's more space in the landing area. sink: w32”x20”. I like the lip around so it keeps the water splashing in the sink area, instead of against the grout/wall tile. Yes, my King bed will be in front of 2 windows, and I will do lots of curtains like this: Monicakm: We do put in window air conditioners. Yes, a must have for those crazy humid nights. Yes, I do have to do more research on heat pumps. The HVAC guy who did my radiant floor heating told me about the newer tech ones that goes down to 17degrees (or even lower?). Lotteryticket: Yay on finishing your Mbath. Can you share pictures? I have no clue on the cost yet. Need to find potential bathroom contractors before I set a budget. Our 2-car garage is oversized. With the dormer planned, we would still have 1/3 of the attic for storage. Also have the basement for storage. Weedyacres: I don’t know much about plumbing, but I don’t know how to get plumbing across to put the bathroom on the right side of the room. Where I have the bath planned, it’s a straight shot UP from the basement, through the 1st floor pantry to the masterbedroom. I don’t think we can get the plumbing to cross the hallway from the 2nd floor bathroom (see 2nd picture). LARemodel: My elementary school days were in Pasadena/Glendale area, and I thought most homes have AC, so I was surprised to see your ranking. If we finish the room above the garage, it’ll really be for the kids and their friends/hanging out, and for the additional GLA so it helps when we list the house in the future. Linelle: Yup, just a nice 3rd bathroom so I don’t have to share w/ my future teenagers. Wow thanks everyone! Lots of things to try out here. Trailrunner, I didn't know the term for Morris chairs but I'd been admiring similar ones on LLBean. A quick search on CL plus an email negotiation and I've just snagged a clawfoot pair for $150 (pick up tomorrow). If I don't like them in the space I'm thinking I can just re-sell. I have tons of old floor lamps, some adjustable, mostly iron and brass. MIL was a collector and serial re-wirer. ;) I'll see what I can dig out. The curtains - yes, they're messy, and the pic makes them look worse than they are. They're Company Store velvet panels, moved from my last house. The windows have heavy wooden rods and rod-holders (technical term? lol) and these keep in heat, which is nice. What's the "right" way to hold them back? They're currently tied with IKEA ribbon so there's nowhere to go but up. ;) Teacats, I am the person who milk paints with a glass of red wine nearby so you KNOW that as soon as I can plane the oven door so it does not scrape against the floor, I will stash some liquor in there! DH already uses the built in cabinet above the DR fireplace for his Scotch collection. LOL. eandhl, we are in Woodbury - where are you? There are TONS of houses from this era in Litchfield County. newdawn, the floors are chestnut! I thought they were pine too at first. We have an addition (FR and kitchen) that was done with reclaimed wide/random pine flooring, and it's great, but the chestnut is like nothing I've ever seen. It's incredibly hard and impervious to scratches, has virtually no poly or other treatment on it (I assume it has been oiled periodically over the years), and it has worn to this patina that's just amazing. Interesting topic. I would love a self-driving car. What a luxury it would be to spend time in traffic being productive or being entertained. It would give a great deal of independence to those who are unable to drive for whatever reason. For so many cities, traditional mass transit will never make sense because of urban and suburban sprawl. One of the items that I would love to see in my lifetime is a more efficient and affordable storage method for energy so that solar and/or wind energy would make better sense in a retrofit. A dust free house is my dream house! I actually would have less dust if I closed all of my windows and used my electrostatic air filter, but what a waste of electricity. Lastly, comfortable, supportive, attractive shoes would be wonderful. I have problems with my feet and wear the ugliest shoes you can imagine. I yearn for the days when I could wear cute shoes or go barefoot.

I think it's a cozy room just by it's size and window. It won't take much to make it exactly what you like. Can't wait to see it finished. I love rooms with pieces in them that have age and character.

I LOVE the rug. What a great inspiration piece and jumping off point.

The only comment I have is that the wythe blue is quite a bit greener than the blues in your rug. It may be just my monitor and not that everything has to match, but you may want to put paint chips up against the rug to see if it works for you. Please post pics when it's done. I really like your living room too.

I have an oriental that is exactly that print ! Very nice room you are going to have when it is done. Love the chairs..I have 4 on my porch that need a lot of loving care and upholstery....I will watch what you do with yours..be sure to post. c

This is going to sound nuts, but I like the walls just the way they are - I know it sounds weird, but that third pic just speaks to me. But, the blue with white trim will be wonderful too. :)

yayagal, the room definitely has a cozy feel. I don't know if it's the scale of the room or the angle in the wall from the roofline, but it has always felt cozy to me too. I'm excited to be making progress here.

pps7, you're right about the Wythe Blue having a lot of green in it. I have now put huge samples of the Wythe on the walls and am communing with the color. While it doesn't MATCH the blue in the rug, I still think they play together nicely. Maybe I'm even a little happier that they don't match exactly...I tend to like things to be a little off/quirky. I have a picture that I want to hang in here that looks really good with the blue. Lacking a backup plan, I will most likely plow ahead with the Wythe. (And thanks for your comment about my living room. I'm still surprised by how much happier I am with it since my small changes.)

jillinnj, thanks for your vote of confidence and the compliment on the beasts. The floors are heart pine and are in every room of the house except the baths. I think the attic floors are even heart pine, though we have yet to have them refinished.

trailrunner, I'd love to see your rug...is yours the same colors too? Regarding the chairs, I might be crazy, but I'm toying with the idea of mohair velvet for the upholstery. I have 3 samples of gray mohair coming in the mail. I've always yearned for some, and have been inspired by sueb's soon-to-be saphire chair. I'll post picture of the samples when I get them.

schoolhouse, yes, you're nuts. : ) When we moved in, our walk-in pantry was covered, wall to ceiling, with alligatored, chipping, peeling paint. A good friend of ours tried really hard to talk us into keeping it just like that. Theoretically, I admire a relic as much as the next guy, but it's much nicer to live in a house that isn't cracked and peeling.

looks like a fun project. I love the settee.

I like that you refer to it as the "lost decade" I sure know how you feel. Maybe we should both set a goal of being "Done" before the ten year mark!

It's going to look so great! I love your place - takes me back to when our house was at that stage and starting the whole process. So exciting and filled w/ possibilities! Now our house is at a stage where it never really got done and there's crayon on all of the walls and I can barely bring myself to want to do anything because of it.

12yrs later we literally just scheduled the electrician to come out and do some projects that I've needed done for yrs.
