Why not ask a decorator at the tile store or paint store. We cannot see what other colors you have chosen, how the other rooms connect with it, what colors you are using throughout. In Florida, the nice places at Watercolor, Seaside, San Destin seem to have a color theme throughout the place as well as connecting the decor with tiles.

I am afraid your house is going to come off looking disjointed and disconnected by asking in bits and pieces on here what to do to it. I would hate for that to happen in Destin. You don't want to devalue your property or ours, so get some help from some professionals

I know some people boo hoo wallpaper, but yours has very nice colors so don't rush to defend it. HA!

I'm not going to make any color suggestioins because the monitor distorts color so much I'm afraid I might give bad advice based on the wrong colors on my monitor.

I don't think we are seeing the true colors but I would say the darker one.

I don't understand how that would work. You mean that the other houses in my neighborhood devalued when I painted my bathroom Pink and everyone somehow found out about it?

Bud wi, perhaps you do not live in Destin or do not have a place in Destin which you would like to sell one day for top dollar. If your neighbor has disjointed house and his brings less than most in the neighborhood, then it devalues all the property in that neighborhood. I am speaking of the Destin area, not anywhere else.

Funny how everyone varies! WITHOUT question the lighter one is my choice! :)I would think it would make the room look lighter and bigger....And wouldn't show animal hair as much! One of my main considerations on any decision I render!!!

I have rented homes in Santa Rosa, Seagrove, Seaside, you name it....there are a great many varieties of homes peppered throughout and many comps to choose from...let her pick what she likes or come here...

I have a similar tub (may even be identical to the one you have!) that had vinyl next to it...I put a medium tone tile next to it that had light and deeper tan tones in it..I think I have a picture of it..

Going too dark can date a tile...sticking to the more neutral palette will give it some longevity...

At least on my monitor, the lighter tile is reading pink - so of the two, I would choose the darker one.

Patricia, I too am puzzled by how someone's tile choice would devalue the entire neighborhood. My parents built a home in an upscale community in Sarasota FL, and from what I understand from my mom, not everyone has the same decor in their homes, and it certainly hasn't hurt the neighborhood. I guess I don't see how Destin is any different from any community. The fact that my neighbor has ugly kitchen cabinets hasn't devalued our area at all, so why would Destin be different?

One thing to understand about the market in NW Florida, the vast majority of people do not live on or near the beach.

The homes inland look about the same as those youÂd find in say Atlanta, Georgia or Dallas Texas. That is, ranch style all brick homes, which is what we have.

A beach cottage would be decorated totally different than my home.

I know what devalues homes around here and my home was devalued when I bought it.

Sure a real decorator could do a better job than me, but I had a bad experience with one and enjoy doing it myself.

I always ask tile store salespeople their opinions, but so far I'm much more impressed with the input I'm getting from this forum.

Neither one of the choices is good for your bathroom. The dark tile is too dark. Once you multiply the dark tile by many more, the room will appear much darker. All in all the brown tile is better - because it blends with your existing colors, but it is just too dark.

The light tile doesn't blend with existing. The light tile has a pinkish tone and the tub is yellowish. The ligher tile doesn't mix well with the rest of the colors in the room.

If you are going to spend the time to redo the tile, spend a little more time searching out some more choices. Given your counter and tub color, I would bring home quite a few more tiles and place them next to the tub and counter to see which looks best. Unfortunately, your tub is yellow toned and your counter is white toned - perhaps you can nix your counter too and then you will be able to redo with more compatible tile for the floor.

This is so often the case when redoing a room, especially a bathroom. You want to change one feature and it affects all the remainder.

I see where patricia43 is coming from. If one person in a similar neighborhood picks dated and uncompatible features for their home, they eventually have to sell for less. Thus the lower sale price brings down the comps for that neighborhood. This is in fact true for any area with similar homes. If you have 10 houses in an area and, for example, 9 have tile counters and one has formica counters and less costly upgrades and sells for lets say $10,000 less than the other homes. That lower sale is used as a Comp for the neighborhood and it does devalue the other homes. It is not a matter of decorating choices, it is a matter of upgrade choices and it does affect the whole neighborhood. Unfortunately, even appraisers are affected by decorating choices. The newer and more current a home appears the better the appraisal will be compared to a dated home. This is human nature.

That's why car dealers spend money to detail their cars, perhaps put on seat covers, steam clean the engines, put on new wheels, etc. before they place them for sale. The detailed cars bring more money and sell faster than the run of the mill cars.

I understand the point, but this is not a high end home or neighborhood. Even with that horrid wallpaper, this was actually one of the nicer homes we looked at.

Sure, if this was in Seaside or another high end development, the issue would be much more germane.

I'm just glad to see someone else has a bathroom that has a tub that's not white. I thought I was the only one. It really helps to see what someone else it doing. I vote for the lighter colored tile. I love the variations of color. I think the dark one is too dark and would show everything. lmhall200--can you tell us the color of your walls? I love it and it looks like a SW color that I'm thinking of using.
