As Mike pointed out, there are a number of conflicting and overlapping code issues involved. For example, Kritlyn's orginal question concerned impact glass. Technically, impact glass isn't actually required anywhere. A homeowner can use shutters or even plywood (with certain requirements/restrictions for plywood) and not need impact glass. Windzone requirements specific to impact glass are spelled out in ASTM E1996-05 and include several levels of protection required anywhere from a garden shed to "essential" structures such as hospitals, schools, police and fire stations. Within the windzone guidelines are levels of testing for the different types of structures within the specific windzones. It isn't particularly complex, but it is involved. The specific requirements do separate roof windows from vertical windows for example and also windows that are above and below 30'. As Mike pointed out, local codes can become much more (or less) restrictive and much more specific. Design Pressure, or DP, requirements also vary by location and windzone. DP is NOT necessarily indicative of an impact product. That is why some manufacturers can get away with saying they sell "hurricane" windows that are not impact resistant - they have met windload Design Pressure requirements, but remember that that window isn't specifically protected from the neighbor's flying lawn furniture in the event of a storm. It will require something to protect it from an impact. DP ratings do apply to specific windspeeds and as such may be mandated in certain areas. Often, the requirement is specified by the architect or engineer designing the home or the protection for the home...and it is quite possible to have different requirements for windows in the same house based on orientation and location (such as near a corner).

Hi oberon! I hope that you realize that part of my exasperation at this point was that Guardian showed us what was possible, and now we are just trying to achieve that goal. But on to your questions... Guardian was the supplier to Benor well before we entered the process. When we went looking for windows and found Benor, and when our architect realized that the Guardian Architectural Division was willing to participate (there are some personal relationships involved here that made this happen), we started to get a tremendous amount of involvement by a couple of their engineers. The Guardian folks were very helpful in explaining to me and my wife ALL the sources which would degrade both the VT and CRI, and then discussed all that they could do to reduce their impacts. One of the larger impacts on VT that could be mitigated was the interlayer index of refraction mismatch by supercritical choice of the laminate interlayer (including the batch number). They spent hours showing us more than two dozen samples, taught me the laser trick, and then explained why we would want to use their ultra-white glass with Saflex rather than some of the other PVB products available, and why the PET interlayer while it delivered better impact performance was not the right one for us. That decision alone they explained would improve our VT dramatically. They then introduced us to the Munsen Color chart as a way to assess color neutrality, and a myriad of other details that would appeal to the artist in my wife. As we went through this process, they kept plugging the various lite selections into a program ("Windows 5.2") that predicted the performance of the whole glass assembly. Here is where I received the real education. What appeared to be relatively small changes in the components of the glass assembly (such as using the the ultra-white glass with Saflex) were responsible for increasing the VT by 5% (which I have come to find out is HUGE!) The spacer that they suggested was a specialty, "two polymer, warm-edge" system that separated a dual pane glass system. The gap was was about 0.267" and filled with krypton. No window glass on our house was wider than 32" (based on the advice of Guardian engineers). After Guardian designed the complete glass assembly, Benor used that data to estimate "whole window" performance (including frames) and based on these data Benor suggested that they use a "fully foam insulated" vinyl sash and frame for our windows. After this good experience, I had been very disappointed speaking with nearly all of the "established" window brands. Since then however, we have found a couple of specialty window makers that appear to be willing to work with us. The glass samples that they have sent us for inspection appear to be quite good and I am hoping that we end up with a positive outcome. If anything, I think I am the product of "raised expectations" that were the result of a specialty window manufacturer who had tremendous pride in his work and a glass supplier who (for whatever reason) decided to show us the "bleeding edge" "art of the possible" for our house.

Excuse my absence, we've been in heavy duty talks. Thanks to the so many of you that posted, each and every one of you has given me something to consider, that's what I was looking for. I was dragging my feet on ordering cabinets (which is about to delay us), and I realized it was just that I wasn't really happy with the kitchen layout, but couldn't figure out why. I am really starting to get a better grip on the issues, challenges, and space requirements. I am embarrassed to admit we just didn't re-visit the issue of expansion of living space vs. screened porch, and I think this has to do to the evolution of our project. Which has been less than ideal. We spent months and months thinking based on one contractor) that it was out of reach. I think we just let that dream go, and didn't go back to it. DH who I thought might kill me, based on yet another design change, just loved it. Of course it comes down to numbers, for my interior contractor, I'm approved. I need to verify with the framers the true cost difference. He was talking additional baffles (?) and flooring framing (it's not over heated living space) however we wonder if treated vs. untreated wood and some other things may just really offset it. We will see. This has gotten me actually excited about the kitchen. Finally. This is the whole reason I love to have other eyes on a project, sometimes you just really gain a fresh perspective that shakes you up and lets you think out of the box. I'm notorious for getting stuck in that box, so I try to compensate. Main Line, I appreciate your opinion, I agree that professionals make a difference. I did go to a professional for the original design. She did know my thoughts, and designed accordingly without critique, so I see the downfall. We did buy our bath vanity from them ( it fell in budget). There were a few bath drawings with all this extra cabinetry. My husband said from the start, her job is to sell cabinetry of course she is going to add additional pieces in. Hmm, never thought of that. Good point DH. I certainly thank you Main Line for the point that this could've been designed in a similar but more efficient and more inexpensive way. Perhaps I got a bum designer. That's a shame, I really like working with her. But, I wouldn't know, unless I went on a board like this. As I said, I like to have FRESH eyes. I'm trying to learn A LOT to be an educated consumer, in a short period of time. This board has been truly sanity saving in the amount of generous people willing to share. Some of the best features in our previous home, and this current home, have been due to our own design work. Now there are code and clearance issues, as seen in this kitchen example, that we aren't educated in. And I did have a professional KD. So I like to get more than one opinion. I have more to say on this, but I won't here. I am going to post some pics, which show our floorplan. Again, we hired a designer, but honestly I gave him our window dimensions, and I don't think he drew them correctly (even after a prelim revision). Whole point was to see how the big windows would look placed in the space. This was an expert recommended by a neighbor who used him on numerous home flips and had known him for years, and I had visited her home he designed. So I'm sorry Main Line, maybe I've had some bad luck, but when I base work off of recommendations and it doesn't work out, well there's problems. ES Windows are a good window. Price wise they more than likely will be considerably more dollars than PGT with a considerably longer lead time as they come from S. America. Vinyl or Extruded Aluminum should be fine in Florida, just stay with a light color. Casement Mechanism's "may" wear out but it is indeed very rare. They generally will out last the window. In my opinion a window (just not in the shower) is a great idea in a bathroom. Also I would stay away from sliding windows and use all casements or fixed were it me, in any brand. Sliding windows are the weak point in every manufacturers product offering.
