New home construction....choose my window brand!

I've attached my elevation, floor plan, and window schedule. My wife and I just recently went window shopping and really do not know where to start. I've budgeted approx. $1k per window. What would you recommend and why (Manufacturer and model)? We are located in the southeastern part of Louisiana. High humidity! The two brands that we saw first hand were Jeld-Wen and Lincoln. I did go to Marvin's website, but really do not know the differences b/w all except for wood, vinyl, and aluminum clad.
Any input would be greatly appreciated!

The previous owner may have been taking the path of least resistance by applying the "over the counter" weather stripping like she did on these windows rather than go the more expensive route of replacing the actual window weather stripping. See if you can find out the name of the manufacturer and if it is a major brand, you just to replace the weatherstripping and maybe some other minor parts rather than go to the expense of new windows. If it is an off brand, you may be out of luck. Check with the original owner or builder if possible. Twelve years isn't that long ago.

Why is the fascia on my brand new home streaked and dirty?

Here's what came up on internet search: Owners of homes with metal roofs have sometimes reported dark streaks occurring on their eave fascia boards after the roof is installed. ANALYSIS Although some homeowners worry that the streaks might be from paint washing off of the roofing, they can rest assured that this is definitely not the case with metal roof systems that have high quality paint systems, such as the Kynar/Hylar systems. This streaking problem occurs almost exclusively in climates where large amounts of airborne fungus exist. Because metal roofing will not hold or support fungus that lands on it, this fungus washes off of the roof and runs down the fascia boards, causing streaks. Heavily profiled metal roofs typically channel the water in certain areas and this can be seen in the streaking. In essence, rather than streaking the roof like it does with conventional roofing, fungus is washing off of the roof and streaking the fascia. SOLUTION If gutters are installed on the building, this streaking will not be visible. If, for whatever reason, gutters are not to be installed, there are several things that can be done to help minimize this problem. In some cases, the drip edge from the roofing can be adjusted to help direct fungus-laden water away from the fascia. However, some will always blow back against the fascia. Using a paint for the fascia with a fungus-inhibitor in it can help. Also, installing metal fascia, particularly those produced from Kynar/Hylar coated metal, can help in resisting streaks. Another option is to use dark-colored fascia to help mask the streaking. Thank you all SO MUCH! We do have good bathroom exhaust fans and run them well after showers, but always with the bathroom door open. I will try closing the door for 30 min going forward and see if that helps, in addition to keeping blinds open more frequently. We do have a good kitchen exhaust that vents outside... it’s actually quite high powered for residential but I wanted because my husband and I are super sensitive to food smells (certain restaurants we always have to change clothes when we get home because that food smell grossed us out!) It sounds like I’m heading we don’t have an alarming problem- but there are some things I can do to reduce the humidity inside. If after a while we notice the condensation still appears - is this still a problem, or like someone above said - is if just doing what it’s supposed to do and we don’t have a problem? In your area I would look at Integrity by Marvin Wood Ultrex (fiberglass) or a premium vinyl, Okna, Softlite or something similar. I personally would not even consider anything Jeldwen or Lincoln as neither is considered a quality window. Vinyl or FG will give you a good durable exterior for a high humidity area. And I believe your budget for windows should be very much doable in a quality vinyl or FG window.

Thank you millworkman! My wife and I just paid our local Marvin dealer a visit. He was the most knowledgeable out of all the retailers we visited. He carries lots of brands, including Anderson, Marvin, Lincoln, Jeld Wen, and several others. He spoke very highly on the Integrity and is his best seller. I think I'm sold on the integrity! As an engineer, I appreciate the thought that went into the Ultrex design and the wood separation.

Based on your window and door elevation I see that you are choosing modern or contemporary finishes is that true ? We are also in the same boat and are looking for some help, could you highlight your choices please
Also could I email you for questions. I had posted a question on this forum regarding Anderson 400 upgrade cost.

I'm currently waiting on one more quote from Jeld Wen, however, my mind is made up, Integrity will be our choice. Integrity prices were very competitive. Keep in mind, my windows are simple and the pricing reflects that. Also, not sure on your window size, but I think Integrity does have size limitations....

Anderson 400 were 30% more......

Great choice.

Don't think you can go wrong there and lkbum (lake bum build thread) would agree.

Keep us posted with build photos and before and after pictures.

They are great for future consumers.

Or you can try MILGARD Ultra or Woodclad. Fiberglass

Ok, now you've done it... Once again the link to our build with Integrity windows. This was two years ago and we are still happy with our choice. I need to post a new thread with completely finished job. Still waiting on the visit Wow. :). See link below.

Gotta wait for summer time temps now.

Actually, I will be getting around GA next spring'ish. We are going to get out there.

Great Site here. 3 AM and still researching windows.
For sure, not getting Jeld Wen. Marvin Integrity perhaps.
Any suggestions welcome 7-double hung, 2-picture with side casements.
