New or Replacement Windows (Single to Double Pane)

Hi all....

Got a question I don't think has been answered here. I need to replace my windows in my house. I have about 34 that need to be replaced. All are double hung, SINGLE pane wood windows that are about 25 years old. Of the 34 windows about 15 are on the three sides of the house that are brick. The others are in siding. So...I plan to replace all of them, but the ones that are in siding, I can buy new construction windows and replace when I replace the siding. The ones in the brick, will most likely need the replacement sash types (I would suppose).

Can someone set me straight?

Also I've heard a lot of debate regarding the various manufacturers. If I am going from a single pane to a double pane and don't buy the "builder grade" windows, does it really matter the manufacturer? I'm leaning toward Jeld-Wen, but can be swayed at this point! thanks...
