Tiny House.. Looking for advice
Comments (11)First of all you have too much large furniture in this room. Find another place for whatever you don't absolutely need as well as all the random stuff. You need to move your sofa and TV toward the window wall. I do not see why the TV has to be so high. Professional advisers say to set the TV so a seated person's eye is level with the middle of the screen. Is there no way to just set the TV on top of the low table directly below it? By removing excess furniture you relieve the bowling alley feel. By moving furniture towards the window wall you give yourself more space for the kitchen table. The kitchen chairs becomes extra seating when you have company....See MoreFloor plan advice... Kitchen layout. Cathedral ceiling advice.
Comments (55)I think the back of the house could use a little dimension...it all seems a little flat right now and not sure how that will look from the exterior? I don’t know if there’s any specific nice view out the back that you want to preserve/enhance, but having 1-2 bump outs might be nice. They could also get you some new windows in different directions, bringing in some different light. For example, you could bump out your living room so it’s not in a flat plane with the rest of the house. If your living room currently has a western exposure (I forget what the orientation is), you could then get north and south exposure by adding windows along the sides of the bump out. You could maybe even add some doors to the outside on the side of the bump out so you don’t have to squeeze by the dining table to access the sliding door - that’s how my house is currently and it is sort of annoying sometimes. I’m not an architect, so I don’t know the term for it, but adding a little dimension along the back might be good, unless you’re going for a super formal symmetrical aesthetic, which I don’t think you are....See MoreSplitting a house in two - small house layout advice?
Comments (5)Ok, so here are the original photos from real estate agency when we bought... View from front door: Alternative view from front door, looking slightly towards back of house (this is when they "staged" it). We have already walled in the entry way and removed the lift (just visible on left of photo). Looking back towards front door – ceiling beams very obvious. View of Bedroom 2 from bathroom. Shelves are already gone. Concrete floors remain... Not sure best way to treat them? :)...See MoreTiny Mountain House Kitchen Design Advice Sought
Comments (47)@Dana If they are painting your cabinets with sprayer equipment, it's really not a huge step to take it to the level of a two-part finish to add decades of longevity to your cabinetry finish as compared to lacquer. A lacquer/enamel is something that would appropriate for furniture that sees light use. In your kitchen, you have more fluid and chemical resistance needs as well as just plain traffic which would be better served with the chemical resistance and hardness that the 2-part finish adds. A professional preparation and refinishing job were you to need one runs about $7,000 USD on average, so getting a durable finish from the start can really be a savings on down the line if you plan to still be living in this home within 7 to 10 years. Additionally, it can be heartbreaking to see white cabinets turning yellow fairly early on with a lacquer/epoxy oil-based coating, which they will to some degree or another over the years. You can learn a lot about finishes and also find suppliers for 2-part waterborne Milesi paint from this Facebook group: https://www.facebook.com/groups/diycabinetrefinishing Sayerlack is a Sherwin Williams industrial brand that is a competitor to Milesi. Their 2-part waterborne finishes are leading within the industry as are Milesi's and would certainly be available anywhere in the United States. A supplier within the Facebook group I mentioned above will also ship Milesi anywhere within the United States....See MoreRelated Professionals
