Well, sure, but the house plan in your link is pretty big, it just has the 2-story living room. And the house in your photo is >3000ft2 (I linked an older thread with that photo). DML2000 I don't believe the person who initially posted about the pork chop eaves meant anything negative but was just saying they are noticeable in this particular house. I welcome the comment and the link to different types of eaves because building is new to me so I'm interested in learning all I can. I've never really thought/noticed eaves before and didn't realize there were different ways to finish them. I will talk to my builder about these and get his thoughts about the best design for the house I build. Don't know that we'll build this particular house but I thought it was good info to know and something to think about. :) MISSOURIBOUND - Here's a link to more photos of the house from the designer. Random thoughts: - The name doesn't matter so much, but this doesn't say "farmhouse" to me. - I'd eliminate the small, maybe 1' offset /make the back wall straight and simple. This small offset is not big enough to make any difference, and it'll be a waste of money. - I like the location /size of the pantry -- except that you have to walk so far from the garage to reach it. - I like that you have a cabinet in the kitchen "apart from the main work area" where you can keep the coffee pot, a cookie jar, etc. - In spite of this being a very large house, the family room is going to live pretty small once you allow for a walkway to the sunroom. I think I'd rather have one large living space on the first floor rather than the family room AND the sunroom. - You have THREE living areas -- family room, sunroom, living room. PLUS two offices. PLUS a basement. PLUS generous bedrooms AND an extra bedroom. Do you have specific purposes /needs /thoughts on how you'll use these spaces? It's a lot to pay for /furnish /maintain and clean /heat and cool /pay taxes upon. - My grandparents used to have a house with a living room-fireplace-sunroom just as you're proposing ... and they had single French doors on each side of the fireplace. It was SUCH a lovely arrangement. - Do you have a door between the mudroom and the kitchen/dining areas? I'd like to see a pocket door in this area, but I don't think one could fit in that area. - Like another poster, I question why you have TWO staircases into the basement. Staircases are quite expensive, and these are going to the same area. - Because this house is quite wide, I like the location of the main staircase. - You have two offices upstairs, which is probably a good idea for two adult workers. I think we're going to be working at home more and more. But I don't like that one spouse must pass through the other's space to reach his or her office -- I think this is going to make both spouses unhappy. I understand that this will make the kitchenette 3' smaller, but the second office definitely needs its own direct door. - Reaching the shower in the master bathroom seems to require going through a pinchpoint or bottleneck. Is that a freestanding tub? If it were set at an angle, you'd have better access to the shower. - Two of the secondary bedrooms have large, generous closets ... yet the one on the far left has no closet. - I'd move the master bedroom door "to the left /down the small hallway. This would allow the closet door to open into a small hallway, and it makes a couple good things happen: the bedroom space loses one door /one impediment to furniture placement. The closet door is steps closer to the laundry. One spouse can fetch out clothing without light spilling into the bedroom where the other spouse is sleeping. I'd go with a pocket door on this closet /leave it open all the time.

@Camilla C, I hear you, it is all very stress inducing, indeed. The good news is that this is the best time to revisit the plans, before construction has started. None of our critiques are meant to discourage you. We want the best possible outcome for you! The small sunroom was supposed to be an extension of our bedroom and my home office. I miss them being connected. The master bath and bed can be flipped. I really need a pantry in the kitchen. The casita doesn't have a closet. The rectangles in the kitchen and casita bedroom are placeholders for a pantry and a closet, respectively. The sunroom living space should be accessible from the living room. This can be done without a problem (French doors would be lovely, for instance). a huge sunroom-type space that is fully accessible from the backyard and inside rooms - like the attached photo - but broken up into separate spaces. An indoor/outdoor setup makes perfect sense, but on the floor plan designed by your architect, the main living space is separated from the outdoors by the sun-room hallway AND the fireplace. Plus it is flanked by two protruding sides (with the 4-season rooms), with which it shares solid walls. The result is the complete opposite of an indoor/outdoor connection. It sequesters your living space from sunlight and outdoor views on ALL sides. This is the kind of view you can expect with your floor plan, but worse - imagine that there is also a sun room in the back: Your inspiration floor plan has similar issues. Putting folding doors on the main living room's exterior wall, with a (uncovered) deck on the other side, accessible to all 3 South-facing rooms, would help achieve proper indoor/outdoor living. Connecting the main and secondary living rooms with large French doors would help too. And moving the fireplace to an interior wall (the one adjacent to your office, perhaps). Or forget the folding doors. Have normal windows and cover just a part of the deck (maybe across the secondary living room). The great room is deep so it needs all the light it can get. Or put in a narrow covered porch spanning the entire Southern wall. Narrow enough to let direct sunlight in in the winter, but keep it out in the summer. I think the biggest problem I had when designing this house and working with my architect is that I wanted the back of the house (the right side of the plans) to be a huge sunroom-type space that is fully accessible from the backyard and inside rooms - like the attached photo... It sounds like your architect may have given you what you asked for (emulate the inspo photo), not what you actually want (a nice indoor/outdoor setup)... Sadly, this is a recurring theme on this forum :(
