My Head is Spinning....

Hi all,

I'm recently divorced after 25+ years of marriage. We built the 3400sf, 2 story house I'm residing in 19 years ago and over those years made no improvements. Structurally, the house is completely fine but it's waaay past time for updating. After 2 kids and 4 dogs the house still has the original carpeting (really, really, REALLY, yucky), linoleum slightly less yucky but very dated) and laminate countertops, sigh...).

Cosmetically, the house needs new everything:

I'd like granite countertops in kitchen and 3 baths).

Hardwood floors in living, dining, family, and den.

Natural stone flooring in kitchen, foyer and downstairs bath.

Better lighting in kitchen. New carpeting in 3 out of 4 bedrooms.

Hardwood in master suite.

The entire house has to be painted.

I also desperately need new appliances.

I have 9 years left on my mortgage (4.75%) and 8 more years of very decent alimony. I plan on living here for at least 5 more years. I'm not planning on financing any part of this re-do.

I'm overwhelmed. Where the heck do I start? By that I mean is there a logical progression to follow as far as starting point (Floors? Countertops? Paint? Lighting). I kind of need a step by step guide.

Also, I'd like to keep my budget around $50,000. Any educated guesses as to whether that will cover the re-do as I've described?
