Cute apartment. A few ideas: Floor plant on one side of fireplace to bring some color on that side Sofa is small so don’t do too many pillows. 1-2 and a cozy throw for the NYC cold winters! Small round storage ottoman (on wheels or sliders) nestled by fireplace can be storage and pulled out for storage too (maybe something with texture ) Where do you eat? The types of coffee tables with a top that hinges up/out to become a table is a good idea. Someone posted upthread but West Elm and other box stores sell them. Rug- great way to bring in color (even if it’s subtle). Just make sure you get a size big enough but one that gues by impede movement of your office chair. It looks like you work at home a lot. Gallery wall above sofa would be nice. Current art is too small and high. Kitchen- looks clean! Add color with wood cutting board, colored teal kettle or bowl of oranges/apples, salt/pepper shaker. You also consider a series of art/prints in the wall above the cabinets. Can’t wait to see what you do!

I really miss those specialty nurseries--soooo many are gone now. Often they had plants nobody else had. I loved one especially, Seneca (something--Hills? maybe) Perennials in upstate NY, owned by Ellen Hornung, if I have her name right. Without the internet to provide a picture and more info, you often took a leap of faith in ordering, but over the years, i got some amazing plants.

On the other hand, looking at the map, the power station is awfully close. I image you can hear it from the house. and its closeness probably has something to do with the pricing. Something was up with the pricing, something wrong with the house? Looking at other listings in the area, they are not as nice, their lots aren’t as nice, but they are priced over $50k more. At least one has been ”flipped” which I would take with a grain of salt. I’m kind of curious now.

It is a lovely bathroom and in my experience Jack and Jill Bathrooms work out fine. My sister's two girls shared a bathroom when they were young and when my sister built a home she built a 1 1/2 story home. The 2nd story had two large bedrooms and a jack and jill bathroom that her girls shared as teenagers and through their college years. Now it is shared by the daughters and their families (one has 2 kids and one doesn't have any kids) when they come home for holidays. One of my other nephews and his wife and 2 kids often stay at her home when they come to visit their parents, who moved to a small apartment when they got older. She also has non-family guests come and stay. It has never been an issue.
