design/decorating dilemma

We are moving into a 1939 stone house. There are two rooms upstairs that have interesting layout. You enter the bedroom through a door in the hallway - there is an ensuite bathroom and then through the bathroom is another very nice sized room. The dilemma is that you can only enter this room through the bathroom -which is awkward. Contractor confirmed there is little I can do to change physical layout of the rooms - hallways...so...ideas welcome on how you would handle. The space is planned for a guest room - study type combination. Both rooms are nice sized. The back room has no closet so not technically a bedroom, but has a skylight - windows - nice room. I have the plans from 1939 - it is marked as a storage room but someone previous redid. Thanks.

Could the 'back' room could serve as bedroom, with 'forward' room as study and sitting area?

Why just depend on one contractor's say so? If you can afford even one hour of an architect or reputable interior designer (not 'decorator') I bet someone could come up with a plan. Maybe he just had no imagination or ability to get past practical stuff.

Love mom's new home. I would suggest white cabinets and a light granite, and a white subway tile backsplash with greige grout. Bring in color (red, bright yellow, turquoise, her favorite color) in accessories, dishes, and small appliances (mixer, toaster, coffee or tea pot) and a pretty dutch oven on the stove. Rugs, window coverings and throw pillows can bring in color as well. Wood tones can be brought in with a coffee table, occasional tables and book shelves. And don't forget the green plants. Have fun.

The pano photos are warping the spaces just enough that we're not getting a true feel for the size/scale of the rooms/furnishings. However, I can see that your wall items in both spaces are hung too high and the mirror is just reflecting the navy wall. I would rethink all of those. Prefer you do curtains on the window and a shade on the door and stairwell window, leaving the walls there empty except for the curtain stack. Then you need a great looking piece of art hung 5" above the sofa. It can be as wide as 75% of the sofa's width. I would update the torchiere lamp with a new style and unify the light styles in the kitchen/dining. 4000K LEDs will keep rooms from looking so yellow. You might move the drum fixture into the hall and the other one to far room at the end of it. I agree that a more subtle patterned rug is best. Your board is a good base to work from.

Please ignore the 'pro' debby downer, who can't seem to say anything positive about anything. IMO! Will the paneling be vertical or horizontal? I really like the stone to the ceiling in your rendering. If you imagine what will go above the mantel (no tv but likely you will need large artwork because of the scale), if you stop the stone and do paneling above the mantel, then add art on that, you'll get a bit of a chopped up look - 3 materials (stone, wood, art) instead of just 2 (stone, art). I also think it will look nice from the upper floor to have the stone all the way up. If you hang art above the mantel, I don't think the tall stone look as imposing; above the painting will not be dominating, as your eyes will focus on the art and the fire. I've been looking for inspiration pics with cedar paneling and stone fireplaces on a vaulted wall, but they are hard to find.

Any contractor can simply eliminate the niche with a couple studs and dry wall. Hang a picture, hang a pretty mirror. .....paint the door bell chime above wall color . If there's room in the foyer elsewhere for the lidded bench? Put a tall plant there and nothing on the wall. Failing that? Go to an auto glass and mirror shop with dimensions, and have a 1/8" mirror cut/polished to fit right in it.. A few dabs of silicone and you're done. It's a narrow mirror above a seat and shoe storage. .Show the whole foyer from another angle........add a pic or two

What about making the whole top floor the master suite? You would have a bedroom, bath and sitting/dressing area all to yourself. Maybe you could enclose a space in the front area as a closet.

My neighbor has this layout. She uses this little room as a very fancy library...study...office area. It really makes a statement!!!

If you don't like that idea, share the plans. Maybe someone here can see something your contractor couldn't.

Could the contractor add closets to the back room so that it could be the master bedroom? As a guest, I would feel very odd about going through my hosts' bedroom to get to my room. And once there, a guest will be "trapped" until the hosts get up in the morning.

Can a doorway be made in the back room leading to the hallway?

What about reconfiguring the bathroom that connects the two rooms? Can you create a doorway to the hall? Then close up the doorway into the front room. You would still need to go through the bathroom to get to the back room, but the need to go through the other bedroom will be gone.

If nothing else works, I'd go with vampiressrn and make the whole floor a master suite.

Another thought. If you use the back room as a guest room then any guests will have access to the bathroom and you'll have access to your office and the bathroom without disturbing the guests if you have to. If I were the guest walking through your home office wouldn't bother me as long as I had privacy at night and when using the bathroom. If there aren't doors on both side of the bathroom I'd find a way to install them. Usually our guests only use the bedroom at night so all you need is enough room for a bed/beds, a night stand/s, a place for them to set their suitcase and a chair. If you have guests that typically stay longer you could always add a closet or armoire.

Hi - yes, the idea of using the back room as the guest room and the front room as the study is how I'm inclined to go. There are two doors on the bathroom so that is good news. I'm pretty good with plans and agree with the contractor that we have really no options. The room is bathroom locked!!

Of course my son says he will take the design dilemma off our hands by just giving him both rooms - he is dreaming :-)
