Comments (5)That's where I was going. There are way to many variables, that come into account. Everyone values their products and services differently. If they don't, they are employed. What specific loop pile(slag-berber) carpet? Like stated above, I can find it at $4-$250 a yard(divide by 9 to get sq.ft.) That is a very broad spectrum. What specific cushion? The cheapest prime foam, or a premium neopreme? $1 a yard -$6 a yard.(divide by 9 to get sq.ft.) Labor... Do you want the cheap unskilled, unknowledgeable, and basically a HACK, or do you think the worlds best Master Installer, with a list of credintials and Certifications installing your investment, is better. BEWARE of the retail subcontract installers!!!! They are encouraged to work and complete the job as fast as humanly possible. By-passing standards and protocol, cutting every corner they can, and still get paid. You only see the concerns months after they are gone. Then the finger pointing and dragging feet syndrome starts. Pattern carpets are going to cost more in labor and waste. So, you see it is not a question anyone can answer. Comments (21)Sophie -- While I agree with you on site prep costs not generally being included, your other points really depend upon the jurisdiction. We built our 783 square foot house on 4 acres just half an hour outside of Portland, Oregon. We were incredibly fortunate to find a beautiful, semi-secluded property in the forested hills with a seasonal view of the Cascade Mountains that already had septic (sorry–no outhouse), well, electric and long gravel driveway (I wouldn't have asphalt if you paid me) in place and in great shape. We do suffer the scorn of hipsters by living in a decidedly unfashionable area – in urban Portlandia, our area is considered a hick backwater, but we're loners so this doesn't matter to us. We do keep our progressive political views and artistic proclivities to ourselves, lol. We paid more per square foot than we would have for a larger home, but we built simply in a style and size that suited us and our sensibilities, and the overall cost of building, site prep (property was already paid off – also at a great price), and upgrades to please my graphic designer tastes totaled right around $106/square foot. (I just double-checked my spreadsheet on that.) Many of the very true statements on this thread are wrapped in thinly veiled judgment and disapproval. This may not be the way for all to build, but like many, we did not want to be forced into the de rigueur giant house. Comments (14)We had a rental in north LA county (Valencia) that we sold last year. 1600 sq ft, with cathedral ceiling in living and dining areas. We bought the paint, SW. I think we bought 2 big buckets and still had leftovers.Some windows and doors have trims, but not all. They even removed the popcorn ceiling in the LR/DR (2-story). Also primed the walls. I think we paid $4K. I got quotes from 3 other painter and he was the cheapest. And they did a very good job! Our old neighbor even hired him to paint his house and install artificial grass in his backyard. ETA: Now that I think about it, I'm not so sure if he was licensed and bonded. Maybe that's why he was the cheapest. I knew I asked him if he was insured and he said yes, but I don't recall asking to see a copy of his license and insurance.
