Comments (22)Another tenant's perspective: How often does your landlord raise the rent (if ever): In the current apt it went from $800 - $900 after we were here a couple of years (it's been just over 4 now). We have both been tenants of his together and separately for a good 9 - 11 years, have always been tenants at will and have always paid our rent on time. We're the first floor tenants of a triple decker and the second floor neighbor is not only loud but keeps her dog in a cage 23.5/7 and is gone for days at a time so there's howling and scratching which is heartbreaking and distressing. Do you feel these increases are fair? Why or why not? As long as he eventually deals with the noise/neglect issue it seems fair enough. But if he raises it another 100 I don't think it would be fair. Raises I receive do little to cover cost of living increases. I also know that he owns outright several houses in the area. No mortgages, just prop. taxes (which are some of the lowest in MA) etc. I know it's not the average situation but it's the one he's in. It would be fair for him to raise rent to keep it in line with the area but I think the idea of a little bit more frequently is less painful psychologically than a lump sum. Thanks for the input. Comments (19)I'm interpreting your question a little differently: Are rental properties usually bought with the intent of continuing as a rental property, or to become the new owner's primary residence? Is that what you meant to ask? Yes! Thank you! I understand that the last thing we want to do is buy a house with tenants who have months remaining on the lease, and we want to look at the lease before we make an offer. I'm a renter, for heavensake, I know what rights renters have in my state. I want to know: do most of these "investor's specials" actually get bought by people who want to be landlords, or do they usually get bought by people who want to inhabit/flip the property? AND, when they ARE bought by investors who want to be landlords, do those investors usually want to keep the current tenants (as I had imagined) or do they usually empty the property and start fresh? Nosoccermom: I'm just thinking ahead in general terms. Ethically I need to decide whether I'm okay with looking at properties with renters at all (there are a few generally possible-looking ones we've come across) and then of course I need to look at each specific property for the specific tenants and lease involved. Comments (9)Thanks guys, She does have a lot of stuff. I was in there. There are boxes piled high, but none in the way of an electrical/heat source. Dilly-dally...."cleaned up" was my wording. I didn't mean that it was filthy or anything like you see on the tv shows. But she does have a week to get things back to normal. Her beef, and mine is that the landlord didn't call her and speak with her one-on-one and suggest that she get rid of the boxes. She went right to the fire marshall. The landlord is a B, and has a huge ego. My next-door neighbour who is 80 has lived here for 35 years. Rules get changed, and new supers come and go (two turn-overs in the past 3 years). When lady asked why the changes, the B said "If you don't like it, move." She would rather get rid of a quiet, senior who keeps her home immaculate and doesn't cause any problems, than explain or reverse the changes she incorporates. Lots of seniors here that have been here forever, and that's her attitude. You can really see that she's having trouble renting, or just doesn't care, when you see the types of curtains in one of the apartments....mismatched and drooping. Very unfortunate. It's a stunning building.....gorgeous views (I've posed some on the thread of the day), and each floor has their own laundry room. Comments (28)Thank y'all. I am treating this as a learning lesson. We had an episode before with the tenants when a misunderstanding had turned into them screaming (like banshee and I have never in my life knew how someone could scream and yell a that capacity) to us. My wife still remembers the incidents and does not wants to deal with them. At this point we just want this out of our lives. I am deducting material costs (total less than $50) from the deposit since. We will be repainting the house and replacing the carpet with LVP. One question I have is, shall I just email them and let them know the reason for taking the $50 out of the deposit, with cost of each materials we had to purchase? Or just return the deposit with the money taken out?...See Morescrappy25
