Help! Help! I need your input on the design of my 2nd floor

Please, I desperately need you input - good, bad or whatever! Don't hold back! I have this 1800's house I am completely renovating and need your help with the redesign. I've struggled to get the rooms just right on my second floor - so I figured I'd throw a blank slate out there for the second floor. I've got to keep the exterior walls where they are in the plan unless you come up with something earth shattering (it is an existing house), but have a blank slate for the interior walls, plumbing, electrical, windows, etc........
I need three bedrooms. Two bedrooms are for girls - one girl in each bedroom. Closets in each bedroom. The girls can share a bathroom.

The third bedroom will be a master bedroom. I would like a master bath and master walk-in closet.
Master bath with glass surround shower, separate tub, toilet and sinks.

I have also included my first floor layout, so you can see the design there. Please see the elevations so you have an idea how the rooflines look.

Get an architect before you ruin the whole structure irreversably. Not to mention have it collapse around your ears. This REQUIRES a pro that knows what they are doing.

hollysprings - Thanks for the heads up. You seem to assume that PRO's aren't involved. As far as the structure goes - all steel, lvl's, ridge beams, joists, rafters, etc.,etc., etc., have been engineered. So there is no doubt that it will not fall down around my ears.

What I need is folks opinion on layout, not on structural elements.....do you have any suggestions that way?

Hi, divamum: It so happens that I am looking for a good home for a stainless trash can that would probably meet your needs. It is the butterfly can from Simple Human, holds 30 liters/8 gallons and is insanely expensive. I actually loved using this trash can and felt some sadness at moving into a new house with a pull-out trash cabinet. But there is no place for the butterfly and it's been sitting in our living room while I try to figure out what to do with it. (I tried to join Freecycle in my area (southern CT) and got rejected two times. Why?! But that's another story.) Anyway, it's yours for the shipping, which is probably around $25...not quite sure. Let me know. (I think I also have some extra bags for it.) It's clean and sparkling and only a couple of years old. Need some help! Found the Chairs, but I'm 2nd guessing...

Thank You All. Before I read your responses, I had mocked up a 36" chair to check it out. It didn't grab me. Then I looked at a BUNCH of pins on my Pinterest account...funny, the shorter 36" chairs DID look odd. So, I txt'd her this am, told her I couldn't make it, but told her if she doesn't sell them to let me know. They would make great extra chairs for when the table is extended. Most of those type of chairs I have found are 36" in height. Although occasionally I do find a 40" set. I think I will hold out for either a larger set (dimensions and quantity) or maybe go with a totally different style of chair. Thanks again, you all confirmed what was already in my head. Bee

yep thanks... i normally will fertilize with a standard fert.. like jonathons, or peters/etc... but ran out- as to storage, in my garage i always store my plants/bulbs/etc off the floor... but the garage never goes lower then 55/50f... i have a pretty large greenhouse room (30x20), but between my hibiscus/hot pepper/other outdoor plants, i have little room, and what room i have i really prefer plants that flower.. plumeria,/others that go dormant r a waste of space in the room over the winter...

@decoenthusiaste Thanks so much for your input, I am leaning on agreeing with you at this point as I really don't want the room to appear any smaller than it is. @Cheryl Smith You are correct, the entry door is opposite the knee-wall door, but that run of wall before the dormer is not long enough for the bed, night stands and to still have access to the closet. After a lot of thought, the bed fits best and makes the most sense against the far wall with the window. @njmomma Thanks so much for the pictures, I had never thought about a blue door previously, but I kind of really like it!

Where are the structural elements that cannot be moved? Many times those elements influence the layout. Obviously the stairs aren't moving, but are there any load bearing walls? And where are the windows located?

If you need a bathroom, are there pipes anywhere up there? What side of the house are they on?

Being an attic space it is hard to help you without know all the roof lines. You need to provide a better layout showing usable ceiling heights. Create a line going around the perimeter showing where ceiling becomes less than 6' and where dormers are.
