Fooring Options for Walk Out Basement?

Hello,

We are looking at a ranch with a walk out basement. The whole house is carpeted. I happen not to like carpeting, and would love to replace it with hardwood floors. Can hardwood be installed on the lower level? I assume that there is concrete under the carpeting. If installing hardwood over concrete is a problem, are there other options besides tile?

It all depends on the type of wood flooring you desire. For example, there is actual wood flooring, engineered wood flooring and laminate.

And it also depends on the level and quality of your concrete slab. Cracks and settling may require remedial treatment, such a patching and leveling.

For real solid wood flooring, a poly sheet will need to be installed over the concrete slab, followed by 3/4" plywood sheets, screwed into the slab. Once those are installed, the woor flooring may be installed.

Overall height of this installation is approximately 1 1/4'-1 1/2", depending on flooring, so in all likelihood all of your trim and doors will have to be adjuste to reflect the new floor height.

Installing engineered wood and laminate flooring is simpler.

The recommended underlayment for basement flooring is adimpled polyethylene barrier (such as Delta FL) or a layer of extruded polystyrene (XPS), as in the illustration below from Building Science Corp./US Department of Energy. Systems of interlocking wood with dimpled polyethylene or XPS attached are also available.

To the extent a polyethylene vapour barrier stops moisture, it leaves it trapped to feed mould growth.

I used a grinder to smooth the foundation walls for rigid foam adhesion. 2x4 walls with unfaced batts were used behind the foam. I had Icynene sprayed around the entire rim joist perimeter area. I caulked and spray foamed all seams and penetrations in the basement. So far, I still have the fiberglass batt insulation in the rear framed wall that's above grade. I'm weighing the cost of other more air tight insulation options for that wall.

I don't know if this is what you are looking for, but the link below has some pictures of our deck over a walk out basement. The builder used Cedar for the support posts, which aren't noticeably different from a distance. One thing I don't especially like about our deck is the number of support posts, making the area underneath feel like you're under a pier. There is nothing risky about it. For any repairs or changes, you'll have to open the ceiling and then repair the opening. If you are willing to put up with that and don't intend on staying in the house for a long time, go with drywall. I say 'long time' because a shorter stay will mean less likelihood of repairs or changes. Decades ago, I finished my basement and wanted a drop ceiling because I specifically wanted access. Dry wall would have been cheaper (at that time). I went with plain white even though the "in" thing was a black or dark brown grid. Over the years, there have been repairs and changes/additions - like running another phone line or running a new cable line for a TV location. I've been very glad that I have access and was able to do those repairs/changes quickly without the added task of patching drywall and repainting. There is another option - just leave it open and pretend you are going for a 'loft' look. A sub-option is to install all your lighting and other pipes, wiring, etc. and then spraying the entire ceiling black (after masking the lights and other items, of course). This was also a popular option when I did my basement but I didn't consider it for a moment. Basements are dark as it is and I can't imagine a basement with a black ceiling. However some people like this approach.

In any case, hardwood is a delicate proposition below grade; moisture will expand it and if it is adhered with nails they will protrude into the concrete, transmitting cold and moisture, unless the ply underlay is doubled up. That adds to cost and cuts headroom. There is a double-sided tape that may solve the problem. (I haven't used it.) Or you can use engineered hardwood and avoid these potential problems.

I prefer tile and stone for basement floors.

To use vinyl on a concrete basement floor, how do you prepare the concrete and does anyone know how to keep the vinyl warm?

Look into some of the tiles that look like wood.

Some of them look nice and if moisture is an issue it's a good way to go.

Don't assume.

Find out what you have to work with.

You'll need to know eventually.
