Comments (8)I am guessing your joists run top to bottom in your layouts... How are you going to drain your tub and sinks? It is unlikely it will be possible or cost-effective to drill through all the joists to join those drains to your main stack. It is more likely the plumber will want to add a stack. (We are just finishing up a remodel with these sorts of questions. I was surprised that it was easier/more cost-effective to add a stack than it was to connect to an existing stack). Comments (3)I would recommend a Miele oven with either a speed or steam combi. This would get you a full size main oven and to second oven would be fully functional as an oven but with an additional feature. wolf makes this combination as well with the steam feature as does gaggenau, Thermador and Bosch. Comments (10)My living room is 17 1/2 x 15 1/2 I don't find it too large for a single seating area. I guess it depends on how you lay out the furniture. Where your TV is we have a fireplace with book shelves. The TV is in the book shelves with 2 chairs flanking the fireplace. I have my couch where you have your love seat and my love seat where you have you couch. Maybe switch your love seat and couch. Comments (4)To me, the floorpan seems to make sense as it is. You could extend the bath slightly into the bedroom to give you a longer countertop space, about where the wall of bedroom2 runs, but you need to know if that works with your bedroom furniture. You could also slide the shower over to the back part of your closet, accessed from the shorter end, to slide to toilet down and have more countertop.
