Advice on Kitchen Layout - New build

We are working on the layout of our future home. I've designed a kitchen hoping to get a feel for what i can do in the space. The back wall will be curved and have built in seating, a table and a couple of chairs. The island will have 3-4 stools. I'm not sure if i will like the sink on the island but i feel like visually it's probably the best place, not sure about functionally. Does anyone have the sink opposite the stove like my design and if so, will this become an issue if someone is at the sink and another is at the stove? Any ideas are welcome to make this better. I will add another picture below.

My stove and sink are set up exactly as you have. It has never been an issue such that I've regretted the layout. Once in a while two or three people might cross paths in that area, but not been a problem at all for us. FWIW, I have 48" between the stove and island. Good luck!

A few questions about architect's drawing, your planned use of the area, and your use of the kitchen. 1. What are the shapes numbered 13? My best guess was skylights. 2. What do the areas bordered with scalloped lines indicate? No guess here. 3. I assume the squares in the breakfast room area indicate a coffered ceiling. Is that correct? 4. In your plan, does the ''desk'' match the kitchen cabinets? 5. Do you cook a lot? Do you prepare large meals? Do you want to? The usable kitchen area if you do not use the bottom wall is only about 12 x 15. That isn't tiny, of course, but neither is it spacious, especially when it is limited to only two usable walls. I hope someone can see a better way to make use of this expansive area. If you answer these questions and Marcolo's, it may help GW's outside-the-box thinkers come up with a great idea.

Welcome to Kitchens Lindavana! I'm glad you worked with the Building a Home folks to get the overall layout/flow design. Now for the Kitchen... It would be help us greatly if you would please post a measured layout of the space. I understand that some walls, windows, doors, and/or doorways can be changed, but I suspect some cannot. So, on the layout or in a "verbal" description, tell us which items can/cannot be changed. I found a full-house layout in your Building a Home thread, but it doesn't match exactly with what you posted above -- so could you post a full-floor layout of your current design? It helps to see how the Kitchen relates to the rest of the house and how traffic flows in, around, and through the Kitchen. See the Layout Help FAQ below for a sample layout. Basically, we need the widths or each wall/window/door/doorway and the distances b/w each wall/window/door/doorway. I assume you want a table that seats 6 without expanding it, correct? You have no children now, do you plan any in the future? Is this going to be your "forever" home? I.e., do you plan to retire in this home? Pantry is useless. There is no way you'll be able to get into the back with it being 2'6"! That's the minimum you need for walking space in to the pantry. Guest bedroom closet will also be a problem with one door and getting to the sides. If you're keeping the kitchen layout as is, you really need a prep sink on the island for better work flow. We take food out of the pantry/fridge, bring it to the sink to prep (hopefully without crossing a work zone like in this case), prep next to the sink and then bring the food to the cooktop to cook. And even with your cleanup sink being by the window, the dishwasher should be on the left side so it's not in the secondary prep zone. What is the thing in the mudroom? The mudroom is too narrow. Get the fireplace out of the corner. Worst place for arranging furniture. Get rid of the angle on the study door and put the door in the foyer. Angled walls make furniture arranging harder and in reality in a house look strange. Are you in a warm climate where you don't need a coat closet in the foyer? Add more windows. Windows should be on 2 walls in every room. You can always put window coverings up. You can't add more natural light after the fact. Make the back wall of the kitchen all window and ditch the overhead cabinets, If you do your lowers as all drawers you won't need as many uppers, However if your kitchen faces west, disregard this info and then I'd rethink the whole house because it will not be comfortable to live in, Instead of the walk in closet in the bonus room, I'd get rid of that and have a reach in that acts as a barrier between the master and the bonus room. That will help with any noise traveling. Not a fan of the disconnected master closets where one person has to walk clear across the room to get to/from the bathroom. Master closets should be nearer the bathroom. Put the master toilet up against the left wall and make the vanity longer. Then add a half wall or even a full wall so when you walk in the toilet isn't in full view. This will also. Add windows on the master bedroom right side wall Add another window in bedroom 2. What do the elevations look like? What direction is the front of the house?

Can you post a floor plan with dimensions? It's really hard to provide feedback off of elevation images. For instance, your ovens seem like they are outside of the kitchen work area. I wouldn't like that at all. Can you shift the entry into the kitchen (the one that separates the fridge and oven area)? If so, then you can get the ovens into the main part of the kitchen. If you post a whole house floor plan, we can see what suggestions might work for you.

The other thing I notice is that if anyone needs anything out of the fridge during dinner time, he or she will need to cut through the cooking zone to get to the fridge. I can't tell if you have the room but perhaps arranging the appliances with fridge closest to the table, then DW, then sink with the range on the wall where the fridge is would work well. Then you could put a prep sink in the island.

Here's a rough idea what your kitchen could look like if you shifted the DR entry to the left and the pantry and double ovens to the right.

There are other possibilities, too, this is only the first stab at creating a larger L with island lay-out for you.

We have a very similar layout to yours and ended up putting the fridge closest to the dining area, sink in the island, and the stove in the corner. Works perfectly for us - the fridge is easily accessible from the dining room and island seating, and plenty of clearance for both the stove and the sink/dishwasher.

Thanks for all your input and ideas. Lisa_a that is a great idea to move the pantry up against the half bath. We wanted to center the dinign room opening but just couldn't come up with any ideas to how to get it to work. I also like that the counter is now longer in the kitchen . I am considering moving the pantry door to the side so that the counter can continue instead of having a door even though the access to the pantry is great where you put it.
