Material+Time+Labor Only you can know what you need and how much it will cost, how much time it will take you and what is your time worth, what is your overhead, and what your profit margin is. If you cannot figure out a price, this job is not for you... Because doing a job based on someone's price you will lose your pants and most likely you will end up screwing your customer, seen that happen too many times. Some would come in, and tell the customer they will beat anyone's price to get a foot in the door, and when they start the job they will run short and when that happens, they will start cut corners, ask for more money and if they don't get it, they will abandon the job and when that happens, consumer is screwed because they cannot find anyone else to finish a job started by someone else. Yours would be super easy to refresh. The absolute first thing would be to get rid of that florescent light. they are easy to remove and put up a regular ceiling light. (look for a light that can house 1-2 lights w/100-200 watts. use LED's) Look up, "how to remove kitchen florescent light fixture and replace with ceiling light". it's actually pretty simple. you can shut off the power from the main electrical panel. bring in a light like the one in the first pic, or something like this: you have almost no counters, so look for remnants from stone yards, craigslist, fabricator shops,,or try Butcher block from Floor and Decor/Ikea, or, make your own from Douglas Fir planks. (how to's on that too) If you're going to paint, think about adding on some boxes up top. it's really not that difficult. you can leave them open, fit them w/doors, or even doors w/just glass. Hate to disappoint you, but porcelain IS ceramic. Instead of a niche, build a shelf spanning the width or length of the shower to hold products. What is the size of the shower? If the fan does not vent to the exterior, either remove it or do what it takes to vent it outside. Your wood-look porcelain floor will not be timeless, but there is probably no reason to replace it for that reason alone. Shaker-style doors and drawer fronts will collect dust on the horizontal portion of the rails, which turns into hard-to-clean grime when it isn't cleaned on a regular basis. Granite will be more tenant-friendly than quartz. Good quality chrome fixtures are timeless and beautiful.

I would not recommend a manufacturer as I only have put in the Hanssem, Kraftmaid and Ikea and its not just to the manufacturers. I have not actually purchased the others and don't use them on a day to day basis. Kraftmaid and Hanssem look identifcal, and have so far functioned as identical, but the Hanssems were significatly cheaper, and as we found our from Kraftmaids, you have to find the right person at Home Depot, as few know more than just the software. In a 125K budget I may put in the Ikea as the Hanssem kitchen reno was 35K with the cabs, quartz counter, and flooring. Not sure I would spend 30% on a kitchen for the value of the house. In a 125K house, you are going to get the exact same amount out of the kitchen resale if you put in $400 cabs or $2000 cabs.
