Comments (31)Sorry, but you guys are way too soft. This is why bad people get away with things. Because nobody is willing to take a stand and stop them. There is no way I believe this guy took the signs down because he was concerned about traffic safety or because they were posted illegally. His intent was purely malicious. You have the ability to hold him accountable, but now it seems like you are not going to do anything about it. So if you're not going to do anything about it, why go through the trouble of video-taping it, or why complain about it here? Vowing to never give him business is great, but do you think he really cares? You are only one home owner among tens of thousands (or however big your community is). The average person only buys or sells maybe 3 or 4 houses over their whole life time. Is losing your business really going to affect him? Do you think that is going to prevent him from doing this to others? I see official realtor "for sale" signs and signs for new housing subdivisions placed at street corners all the time. I am certain none of them do the research to see who legally owns that land or to ask permission. A private person placing a FSBO sign is no different. It is a sign of temporary nature, and most people do not mind these signs as long as they are posted responsibly and as long as they don't stay there forever. As for what badgergrrl just said about it being kind of hard to punish someone for taking an illegally placed sign.........well it sort of makes sense, but then again no it doesnt. Selling drugs is illegal isn't it? With this kind of logic, doesn't it mean if you buy drugs, you can get off the hook because it wasn't supposed to be legal to sell in the first place? Know what I mean? Hey guys I am really sorry if I sound way too mean or hard-nosed or whatever. I just don't appreciate all the scummy people out there who are always taking advantage of others. When I am able to do anything about it so that I can make the world a better place, you can guarantee I will. Comments (11)You have to decide whether you are willing to pay the realtor their expected 3% if they bring you a buyer. I had my sign up, ad in paper for over a month before I was contacted by a realtor. The message she left was very annoying, she sounded like a middle school cheerleader. "Your house is soooo awesome, I love the website you made. It is sooo cool." I called her back and said I would be willing to show my home to her clients but not for 3%. I offered a flat finders fee and never heard back from her again. You have a great advantage if the house next door is listed by a realtor and having an open house. That gets traffic to your location. If a realtor ask your price tell them, but don't let them talk you into signing anything if you aren't comfortable with them. Their business is selling and they will try to sell you on the idea of listing with them. I too was a nervous wreck before my first showing, that's natural. My first potential buyers were friendly and I told them up front that they were my "guinea pigs." I gave them a quick tour of the layout, pointing out the not obvious features. The tour took less than 10 minutes. When we finished I told them I would be stepping outside with my dog and please go back and have another look. They took their time, met me outside, asked questions and said they would be in touch. The second couple was a little easier and by couple #8 I had my spiel down cold. Now patience is required. Two months after showing my house to the first couple they made a very good offer and we have signed a buy/sell contract drawn up by my attorney and I have their good faith deposit. We will be closing on June 20. In those two months there were days of elation. Couples #4 & #5 both wanted the house. #4 said they didn't want a bidding war and was willing to pay asking price, cash. #5 couldn't pay that much. That Monday I contacted the lawyer to draw up papers. There were also days of utter frustration. On that Monday, an hour after contacting the Lawyer Couple #4 calls and had a change in circumstances. They were being transferred and no longer wanted the house. Couple #5 were out of town on vacation. Waited for Couple #5 to get home and called them to let them know that the other sale fell through and the house was still available. They made a fair offer and said it was their top price. I said I would let them know after I came back from my out of state house hunting trip. While out of state I got a call from couple #1. Their offer beat couple #5 by a considerable amount. That brings my story up to date. I'm telling you my story to let you know that FSBO can be nerve racking and exciting, but the money saved, over $25,000 in my case is worth it. Comments (14)So you got a quote based on information you provided including the square footage that you probably got from the listing. Once the application was bound and evidence of insurance supplied to your lender an inspection of the property was performed by your insurance company. They came up with something different than you originally were quoted with. If you have your appraisal from your lender, check the cost approach and look at the cost of replacement and compare that to the dwelling coverage you currently have. They should be relatively close. You can shop, another inspection by another insurance company will be done and they may actually come up with yet another number. If you don't agree with your insurance agent, provide the appraisal so they can compare. The inspectors do make mistakes, I've even seen them do the wrong home. Comments (29)Hi, AzMom...just saw this! I'm sorry, but a family member has been recovering from surgery. Here, the agent I use has a Fee for Service package that includes a 6 month listing with 24 photos on the MLS system (the real one!), 3 signs (including directional), all standard Realtor documents transmitted in the customary way by Docusign, and all the reasonable help and advice you might need for $800, and a nominal fee paid at closing (which she attends, of course). Or if you need less help, and only 8 photos -which I would never recommend, as photos are important - she does the listing for $500 + the nominal fee paid at closing. Of course, you need to pay the buyer agent something, and feel compelled to offer the standard ridiculously high 3.5% here. So essentially, you are saving nearly half of the commission, less the up front money indicated above. Without exception, she has been far more capable and knowledgeable than any Buyer agent with whom we dealt, by far. Maybe that is why she has a booming business and tons of referrals.
