Comments (17)C9... I think you are mistaken when you say if the asbestos has been exposed that the owner has to repair. As far as i know a seller can sell a property in any condition they want, as long as the buyer is informed and agrees upon it. It only needs to be disclosed. Maybe not even that. And a well written LP should never allow the RENTER to upgrade, alter, paint, or add onto YOUR property. (unless you provide written permission as to what exactly is being done) Most people fail to realize that the future buyer is a RENTER until the purchase part of the contract is fulfilled. Renters are not allowed to put in new cabinets, or to destroy the floor, just because at some point in the future, they may purchase the place. Sounds like you may have a poorly written LP. Comments (9)Your contract should spell out in specific dates the duration of your working relationship with this agent. If you will be in town for 3 days to look, make it for 3 days, if you like to receive information over a longer period of time and you like the agent and feel comfortable working with him/her, make it for what works for you. When your contract expires, you are free to look on your own, however, any homes that were shown to you during your contract with the "old" agent, should you make an offer and BUY/CLOSE on a property that the "old" agent had shown you during your contract, the "old" agent might/will be entitled to a commission. If you elect to hire another buyerÂs agent and make an offer previously shown to you by the "old" agent, you do not owe a commission to the "old" agent. Comments (31)We've sold a number of houses and each time, if we were not at work, I would take the dog for a walk and my wife would go sit out on the front porch. She would tell the realtor if they had any questions to ask away and left them alone. The last house we sold worked quite well. The buyers came out and sat down with my wife and just had some generic questions. When they came back for another look, I was there too. We all sat on the front porch and we talked about the community, how well the roads were plowed in winter, the neighbors, etc. They stayed for almost an hour. The following day we got a full price cash offer with no contingencies. No inspection, no nothing. Comments (8)Why would the money be listed on the Comptroller's page? In my current state, annually the Comptroller publishes a list of un-claimed monies. California is on of those states that does not have a sit-down closing with lawyers. Every Comptroller List of Un-Claimed property has listed the value, the name and last known address, and provides specific contact info. I would contact the Controller's Office per those instructions, if it is on the current list that certainly implies (to me, anyway) that the statute of limitations has not been reached....See Morerichard_f
