Dh and I rented a home in Hot Springs Village for almost a year becasue I accepted a position at one of the hospitals in Hot Springs after graduating college.

It is a beautiful area (although I have to smile when I hear about how reasonable many people outside of the state think the land is...the prices continue to go up, a decade ago, the prices really were dirt cheap). Most of the homes are tucked in the woods. Many have gravel yards. It has a couple of nice restaurants and a yummy pizza pub. it has minimal shopping just outside the gates for necessities. There are many lakes (6 or 7 in the Village) and outdoor activities. Also several nice lakes outside the village but close by. There are several golf courses within the village. It is a gated community, about 20 minutes outside Hot Springs. The city of Hot Springs is ok, but definetly not my favorite city. It is about 1 hour south of the state capital, Little Rock.

Thanks Jenny. I've only lived on the East coast and the West coast, so in comparison, the HSV land is very cheap!

What do you make of the gravel yards? What is the weather like during the different seasons? How about the other residents and the homeowners association?

I don't think it is a place that I would like to live year round, but it really sounds like a nice place to go to in retirement for several months out of the year.

Did your friends buy these lots from a company called NRPI by chance? I know they have a project up there and they are selling in my area as well. They buy lots then fly people in for free weekends to resell the lots. As a whole if you do your research you can get a better deal from a local realtor. If you ran a search on the area you might find land several thousand dollars cheaper.

Here in Waterwood they bought all the lots I had listed and then bring in the buyers with their costs and profits added in. They have a hard time getting around my web site though. Those who do their research before coming here will buy the lots I have rather than through NRPI. Those who don't do the research .... well, they buy them for more than they can resell them for.

I don't have much time, so I'll give you the abbridged version, LOL!

The seasons are wonderful, and distinct. A little snow in winter (but maybe not every year), hot summers...but lots of nice lakes (in and out of the village) to help you stay cool. Beautiful spring and fall.

I don't personally care for the gravel yards (they do add plants and driftwood, etc to them), but I suppose they serve their purpose since it is a retirement area. There is a fair number of homes with grass, and houses on the golf courses, as well as the lakes. Also many nature trails.

The residents that we met were all very nice. No concerns there.
Since we rented, we didn't deal with the homeowners assoc, except for stickers and such for entry in and out of the village. I don't remember hearing anything negative, though.

I live in Little Rock, Arkansas. I grew up in Hot Springs. The Village has some WONDERFUL homes and lots. I do want to ask if the lots your friends have bought have actually been seen? There are several lots in the Village that aren't buildable. They are bought just for the purpose of being able to use the golf courses.

As far as the gravel yards, I think it has to do with so many retirees living there. They think it is easier to maintain than grass. Nowhere else in Arkansas have I seen a community with gravel yards!

I have heard the Village POA can be difficult to work with when it comes to building. But it isn't that big of a deal.
