He had a waterfall feature, but we rather have some more decking and drainage out to the street, since on that side of the yard we have a pooling problem already

So, electrical is not included? What about permits? Does this include coping or any waterline tile? Do you have a drawing of the design to scan and post?

Based on what I am paying for my pool, I'd say that is in the ballpark. I'd inquire about what kind of timer/control you are getting. I left that in limbo and it is a lesson learned for me as I am getting charged a couple hundred more dollars than what I think is fair (which would be to pay parts upgrade cost only) to upgrade to automation.

You'll find that, since the salt is already imcluded, they can upgrade to a controller that includes the salt for just a couple hundred more dollars. Of course, after the fact they will want to charge you alot more. Poke around the web and find out what I am talking about when buying the salt cell (with the needed power box) and the salt cell that comes with the power box and automation - get part numbers for the equipment and be specific. You'd need some actuators too.

Also, get more quotes and I bet you would find you can negoitate the price down some, should you choose to do so. Or atleast get them to include the automation, some fan jets etc....

Also, is there a seperate vacuum line or are they using the skimmer? I'd ask them for a seperate vac line if not.

Lastly - if you think you want a waterfall someday, go ahead and ask them to plumb it now and cap the pipe. Then it is there when you want to add one later.

Don't really have a furnace now. I'm replacing an Apollo Hydroheat system. Water heaters are in the garage. I guess I should find out what the difference is in the cost between the HP and AC for downstairs and try to calculate if it's worth keeping the HP. Gas prices here seem to keep going up while electricity seems to be staying fairly cheap. I assume the lower BTU furnaces are going to be cheaper to run? One vendor did a load calc and he's the last one I'm waiting on a quote from. It said 1.5 ton first floor and 2.5 second. The Trane guy was going to use a 1.5 on 1st floor but then said he decided to bump to 2 (supposedly at no extra cost) because he wanted to make sure in heat mode the unit was sufficient. Said he was against oversizing but that with var speed furnace it would be alright. Any credence to this?

Living in northern NJ and being a cost estimator(mostly union wage work, which is not comparable to residential, but we do do some residential for one of our clients) and having gone thru a kitchen/dr reno recently with my brother doing the carpentry and plumbing(no electric, although he ended doing most of the demo to keep things moving and no paint) I have to say that your price is more than fair. Don't disagree with others that you should probably try to get one more price for comparison but....that price looks really good. If the contractor is highly recommended I'd be jumping on it. Did notice that there were no qty's for outlets but assume he will do what needs to meet code in your area. Also not mention of vent hood, are you using the same if exhausted to outside? One other point; if you want to try to sell your existing cabs and want him to remove them for you, expect a price increase; removing to salvage vs removing to dispose will be an increase in labor, to be sure. "My junction box doesn't have a main breaker" Not sure what you're saying, do you mean your "main panel" does not have a main breaker? If not, that's a code violation and a serious problem, no one should ever work inside a panel unless there is a main breaker and it is "off". You may need a new panel. I doubt any PB will be willing to connect equipment to that until you get the panel fixed. A "junction box" on the other hand is a 2" x 4" box where a termination is made (like behind a duplex). If you're saying you've got a hot j-box that is wired direct to the panel (no circuit breaker) then that is also a code violation and is EXTREMELY DANGEROUS and should be removed ASAP. "Eventually we want a concrete walkway behind the house it would be beneficial for the trench to be there. " If you're saying you plan on having some sidewalk lighting at some point then you can have them place an empty conduit with a pull string wherever you want the power to stub up. Either that or have them pull the wire and terminate it behind a blank plate for future use. Putting a trench in a certain place is not going to be of any benefit once it's backfilled (the trench will need to be backfilled before the final pool inspection). "Can we get an Outside outlet added, by the pool equipment? We also want to put in a pond and need electrical for the pump/filter. But we are doing the pond. " An outlet is required by the pool equipment by code, but it's not meant to be used for pond equipment or other permanent uses. If you're going to install a pond at some point then check to see what your pond pump needs are going to be and have the PB install a separate dedicated circuit big enough to accomodate your pond pump. I'm not sure how close a pond pump is allowed to be to your pool equipment, there's probably a minimum distance since your pool equipment is all bonded.

amysrq, thanks so much for that link - their products are absolutely so interesting and unusual. What a fun way to add a small punch of color. I found several items there to consider and I was pleased to see the prices were very reasonable too. I wish I'd known about them before the holidays because I see lots of items I could buy my children for gifts - okay I need to remember for next year and their birthdays. Just look at those umbrellas and tell me that you wouldn't enjoy carrying one and using it during a gloomy rainy day? They make you smile, I'm buying one for myself and I may buy a couple for my umbrella stand. tryin2grow - thanks for the link and you deserve the applause. Electrical is included. He hand wrote the quote and his handwritting is not the best. Sub panel 30AMP, time clock included, J box included and coduit overrun 39'. Permits are included. I have a PDF version of the diagram, but can't load it in photobucket or Flicker in order to post.

I think the time/control for the SWCG is aqua-logic, based on the material. He's charging $1,400 for the SWCG set up.
Thanks flchad for the suggestions. I'll follow up and so some more research. I don't think we'd ever want the waterfall, we are kind of minimalists.

One thing nice is that he has the equipment pad, away from the house. He was goint to hide it with the water fall, so we'll have to think of an alternative hiding thing (bushes, rock placement)

Looks almost too good to be true.Are you perhaps located in Florids,Las Vegas,or Phoenix?

The 3/4 hp pool pump is almost certainly not able to power the Legend cleaner.You will probably need a booster pump,or a larger pool pump.This oversight would lead me to express some doubt about the PB's experience level.

I'd be interested in hearing where you are located. Your quote is a lot lower than what has been quoted in the Washington, DC area.

Hi all

I'm in central CA. The other two quotes were slightly higher. But in the general area. Although I'm up to $30,650 now that I want Pebblesheen (Aqua so far is my color of choice)

I will ask about the booster pump for the legend cleaner. Should the 3/4 pump be fine for filtration and the SWCG? The pool is on the smaller size 425 sq ft, what is that 20,000 gallons?

Lucky you. Here in San Diego, that pool would be about $60000. Maybe the economy will help bring it down a little toward your price tag.
