An attorney told me to have an industrial hygienist evaluate and form a mold treatment plan. - go to the American Industrial Hygiene Associationî (www.aiha.org) for the names of professionals in your area. Members in this organization are experts. The hygienist will form a remediation plan. This is not cheap - I paid over a thousand dollars. Remember, these professionals are independent scientists - not someone trying to sell you a waterproofing job or someone who got âÂÂcertificationâ by going to a few classes at a convention. The plans will be very detailed. The plan will specify any demo, cleaning, mold resistant sealants; antimicrobial paints etc. to be used.Inspections are visual and air and surface samples will be taken. Be prepared to pay for each sample. Independent labs do the analysis. The hygienist can give you the names of reputable mold remediation firms that they have worked with in the past. Please use a professional so that you have peace of mind that the job was done right. If you sell the house in the future you will have to disclose the mold problem. Prospective buyers will be less fearful to buy a home that was remediated properly. Mold remediation can be very expensive. Think the cost of a new luxury car if the mold is extensive. The areas to be treated are cleaned under negative pressure by individuals using head to toe protection HEPA vacuums are used. Your electricity bill will soar during the time that they are working in your home. Often your HVAC systems will also need to be cleaned and sanitized. The cost of remediation depends upon the hygienistâÂÂs plan. Your remediation company should spell out everything in their contract. Demo can mean mean dumpsters and baging all porous items like sheet rockin plastic. Remediation firms remove mold on surfaces by using wire brushes, dry ice blasting or baking soda blasting. We've already decided to prune & discard the 9 small breadfruit currently on the tree. Hopefully, treating the bare branches will be effective enough to give the tree new life. Maybe it will still produce fruit during the summer. If not, we'll enjoy a healthier tree next year. I am not familiar with what you mean by "bagging" ... The only problem we have is with ravens eating fruit off the trees just before they ripen. They are our biggest pest and get into even the tomatoes.

@Celadon We were told by a former contractor that if the square footage affected is collective less than 9-10 sqft and if there is no splintering, warping, sagging nor separation of osb panels replacement isn’t warranted for osb subfloor. We also personally referenced/double-checked to ensure that those assertions were accurate. Therefore, we chose the remediation path. Although I can appreciate your insight, you did not address my inquiry.

I really don't want to get into the mold discussion, but it is one of those areas where there is a lot more misinformation than good information. Indoor molds are simply not that bad for you. The single study that found a connection between indoor mold and health problems was rescinded by the CDC when errors were found in the study. Since then hundreds of peer reviewed scientific studies have found no connection between indoor mold and health problems. The mycotoxins in indoor home environments simply don't approach harmful levels, and have really only been found in agricultural areas and buildings. In most of the country, indoor air tends to have fewer mold spores and mycotoxins than outdoor air. This is not to say that mold should never be addressed, but it shouldn't always be addressed. Indoor molds may be problematic to those who already have a sensitivity to it, such as those allergic to mold and those with asthma, as an asthma sufferer I want to add, indoor environments are still better than outdoor, but you want your home to be as comfortable as possible, mold isn't really a problem for me personally, but dust and pollen can be. Mold remediation companies almost always find harmful mold. Because harmful mold is incredibly common. If you live in an area where the grass is cut regularly you likely have an entire yard full of toxic mold… mycotoxins are just not rare. While we are on the subject of naturally occurring toxins, everyone in Southern California breathes asbestos in every single breath. Toxins are not poisons… Why is the above important? Because if there is a payout it will probably be your builder’s risk insurance. The insurance is likely going to make you prove that the mycotoxin levels were too high rather than just the presence of mycotoxin producing mold. The lumber yard will likely be indemnified by the fact the wood was used. If toxic mold was apparent in significant enough quantities for the lumber yard to be negligent (a massive stretch anyway) then the framers shouldn’t have used it. Note: I feel builder’s risk insurance is a bit of a misnomer. While it can be bought by either the homeowner or builder, it is typically purchased by the homeowner as protection from losses during construction. It is essentially a homeowners policy for homes under construction. Good luck
