Need railing option advice

We are in the final stages of a concrete decking project began in May. We have 186' of railing needed which will include view areas, stairs and radial walls. The deck is as high as 12 feet above ground in places. I am looking for railing options. My criteria include: easily seen through, low maintenance, not horizontal (concern over climbing grandkids) and high bendability rating. From experience, any ideas?? Thanks.

Rod Iron sounds like a good choice. Deckorators has some glass balusters now that may be what you want for the view areas, I doubt they'll work on a radius tho.

The bendability thing has me confused, never thought you'd want a bendable rail on something 12' above grade.

I got lost on that one too Al!! Concrete deck 12' in the air I bet the Contractor loved that one.

If this creet is already placed and the rail posts are not set I can see bolting them in with the two part Hilti stuff or using a total steel rail system custom make by a local guy sections fastened with slip joints Posts bolted in thru the base. Far as see thru goes the 4'' ball pass thru is a must on that one. John

The post I mentioned would not be at the bottom tread so the design of a continuous handrail would have to bypass the post to get to a newel at the bottom tread and there would need to be a guard at the new opening whether it be solid, balusters, etc. At first glance it seems a potentially messy solution. Perhaps the handrail could be at the other side and the guard could terminate at the post. The bottom tread should have had returns at each side. Its looks like a abasement stair in the entryway.

I understand that OP needs it to be cheap until closing because this is a lender requirement (not unusual) and if it is fixed before closing, it becomes a fixture and stays with the property even if the buyer doesn't close. CONSIDER: A solution to this would be a rehab type loan rather than the typical purchase loan. Benefit to the buyer is they don't need to resort to expensive hard money type loan as mentioned up thread. Also it gives the buyer the TIME to figure out a permanent solution. The buyer can close right away on a rehab loan. The disadvantage to a rehab loan is that the interest rate is slightly higher than your typical purchase mortgage. Something to explore.

I think I'd put a railing on top of the low brick walls on either side. Make it part of the architecture, vs. the stuck-on look it has now.

That's a lot of railing too.

It sounds like a job for a iron works guy that does custom work.

This must be a deck with a lightweight concrete overlay.

I've used the Deckorators glass balusters a few times.

One thing to keep in mind is that they are tempered glass. They are very strong if hit from the front or back, but if a kid takes something and hits one on an exposed edge, it will shatter.

When we do standard tempered glass railings, all edges are enclosed.
