New Gunite Pool Price Check

I have a quote for a new pool and wanted to see if this sounds like a good deal:

800sq ft gunite w/ thermal ledge

50sq ft spa w/ 6 jets

2 HP pump w/ 60 DE filter

Nature 2 chlorinator

polaris 280 or 380 auto-vacuum

400,000 btu Nat Gas heater

meyco cover

40ft wall with 2ft sheer descent

bluestone or ep henry coping

(2) 500 watt pool lights

handheld remote for pool and spa controls

600sq ft brushed concrete around pool included (additional at $4.65/sq ft or exposed aggregate at $7.50/sq ft)

all for ~ $47,000

Now some questions:

1) Should the spa have more jets?

2) Is the handheld remote worth it or should I go for a control panel installed near spa?

3) should I consider other filter options?

Hi,
WHere are you located? Thats a great price for the east coast where I live in NJ. Usually, more jets are better, but you may need additional pump AND blower. A blower makes alot of bubbles in the spa. Hand held is nice, but u should have a dedicated buttons by the spa as well. I would suggest having the system hardwired into your house as well as a 4 button panel on the floor by the spa. U canalways add a hand held, but it would cost ALOT to add hardwire into the house or by the spa lateron.
I dont kno wmuch on filters, i have a cartridge filter from hayward. I think it also depends on if you like to remove the filter assembly to clean the filter or would u like to just backwash it with the flick of a lever.

I think it depends on location as to price, that would be a blue light special for Austin! ;-)

I have a spa side and a panel at the back door that work great...no experience with the handheld.

We went from 6 to 7 jets but I don't honestly know if it made any difference...it's never going to be like a dedicated spa, its a nice bubblie cauldrin but I still like it!

I know of one engineering firm in California that will perform forensic tests on the shell to determine the problem. So many things can create cracks in a shell such as unstable/unsuitable soil conditions, improper placement of rebar, type of rebar, amount of rebar, improper coverage and or cement ratio and content of the shotcrete. Groundwater can affect a shell as well. There may be rebound in the mix which most certainly causes cracks. Rebound is the material that "bounces" off the surface when the shotcrete is applied. It does not provide a mechanical and chemical bond needed and must be shoveled out of the shell during the shoot. That is customary during this process. Shotcrete crews may offer a warranty or be responsible in some aspect if their mix was poor and not to standards. But, they will generally be under the impression the PB will have the pool prepped properly to meet the approved plan. Your situation is horrible and I feel terrible for you. If I looked at your pool in it's present condition, I would probably recommend removal and start all over again. I think problems will continue and although the Torque Lock is a great product, a 100' crack is a lot to mend. Others may differ on opinion. You can make the repair and see if it holds, but understand it may not go away.

Hi Everyone, I am new on here but already have got great ideas and information by looking at some of these posts. I am currently getting estimates from subcontractors and am planning on hiring the subcontractors myself and take on the pool project as an owner-builder. We built our house this way so it seems this should not be a problem. I have received most of my estimates for the various trades but the gunite seems to be where it gets a little funny. It looks like you just pick out a company based on the per yard price. My estimates vary a lot as well as the yardage of gunite. I am nervous about this because they can charge me for what the pool uses and I do not want to throw off my budget. Does anybody have the formula to calculate the amount of yards my pool should use? I have searched the net with no luck. There must be a way to calculate the pool SF, walls, etc to get a pretty accurate idea. How do you figure a spa? I see a lot of PBÂs in here so hopefully someone has this answer. I will keep you up to date on my progress and thanks in advance! Nadia

I live in the southeast, so can't comment on what's best for NE. i think you'll get lots of opinions, but down here it seems that the gunite pools are the higher end (and more expensive pools), then vinyl, then fiberglass. but you will get widely varied and strong opinions on that here. gunite pool finishes look great, eapecially if you do one of the pebble finishes, they are terrific looking. pebble finishes last 15 to 20 years. don't know about painting gunite, most folks get them replastered after about 10 years, and there are lots of great plaster colors to give you different water colors, from blues to aquas to blacks.

Seems high at first glance but there's a lot we don't know. How many pumps and what type? I think I remember a post or two discussing the kind of pump set-up needed to keep your negative edge free and clear of debris. Any automation for controls? What about a saltwater chlorinator? Lights...how many and what kind? Any deck jets? What about special tile? Anything beyond a standard one row of 6" tile? Will the excavation be especially difficult where you live? Are fencing, electrical, and/or other services included? And I could go on with even more questions! I'm sure some PBs on this forum can give you an idea of how much prices have gone up in 8 years on various parts of pool construction to help you with that part of the evaluation. In my own case, our real estate agent gave us some ballpark figures for various types of pools when we were househunting. Turns out her estimates were based on info from several years past and were way, way, WAY off from then-current pricing. Perhaps many answers to my questions, and others, are listed on the PB's "pool as drawn" or on a sample contract, but we can't see that so it limits any advice you might receive. The more info you can list, the better able people will be to help you evaluate. Good luck.

where are you located and what are your pool dimensions? is that an "out the door" price? describe what is a 40 foot wall and about how much is that? at 800 sq. ft. you are twice my size pool so the price you are getting seems good. you did not mention your pool finish. standard plaster? in going through this process i learned that you have to educate yourself (a little) to pool/spa plumbing and hydraulics. this is important because pool builders will not be worried about your operating costs after they have built your pool. also, once the pipes are buried you have to live with what they gave you. there are plenty of threads on this forum about this. from what i have read if you are doing a pool/spa combo you may be better off with a dedicated spa pump. get as many jets as you want just remember the more jets you get the more pump you need. good luck!

To answer some of everyone's questions.....

1) I live in South Jersey
2) Price is "out the door" except fencing, landscaping, re-doing the sprinkler system, and hardscape from the the patio to the pool (wish I thought we were going to do a pool years ago)
3) 40 foot wall is a wall approximately 2 ft high with stacked stone or fieldstone facing with one 2 foot descent water feature ($2800 of total cost)
4) dimensions are approximately 140 feet in perimeter (incl spa) pool dimensions approximately 20x40, but that's not exact as the layout will likely be free-form
5) Plumbing is all 2" - not sure about hydraulics
