I ran across this site because I wanted to find the best way to remove 3 water stains that were about 8 inches in diameter. I've used bleach and kiltz (color didn't quite match) in the past on stains like this. I tried bleach on these stains and it only lightened them. I don't know why but I decided to spray(while blotting with a towel) them with Clorox Chlorine Free Oxi-Magic Multi-Purpose Stain Remover and the stains started to disappear upon contact.

millworkman, I think that many products are incompatible with others. I've used Thompson's WS on a covered pressure-treated deck for years... never had a problem, but it's the only finish I've ever applied to that deck. HU, I've been in that situation with cold and potentially wet weather vs a winter with no protection and I've gone with my gut. I've always been sure that the deck was thoroughly dry before applying anything though, and haven't pushed the limits too much on recommended temps, etc., so that it's readily absorbed into the wood. Be sure your wood is dry before applying the water seal and don't leave any puddles of the stuff and you'll lessen your chances of any problems.

True...it is not a regular punch list item..but since his subcontractor created the damage we were figuring this should be on his list. I have the deck installer coming in the morning to take a look at it. Hopefully he will know what to do. By the way the white trim paint is a Sherwin Williams pro mar 200 alkyd semi gloss....would this be oil based? Or water based? We also have got a good amount to clean up in other areas that the “ wonderful“ painter got on our tile and hardwood. Wondering what will remove it from those areas.?

Hi. I"m the OP. We used Kayu mahogany, which was about half the price of Ipe. It hasn't been in a full year yet, but so far very pleased. It was actually left untreated from Jan-May because of the timing of the house being finished and then, you know, 2020. We stained it in May and, after much research, used TWP stain. It is south facing and has held up well through the summer. Winter hasn't hit hard here yet, but we've had one snowstorm, many rainstorms, and the pollen and leaves from the Oak next too it, and so far we are very pleased. We have had many compliments on it.
