golfgeek, why do you say that Kool Deck is not an option for cured concrete? I think there are other products Sun Deck that are very similair to Kool Deck (can't tell them apart after installation)that can be used on cured concrete. I have a 10 yr old patio and sidewalk that joins my newly installed pool deck. I have a quote to install SunDeck over both the old and the new. I think they do prep the old concrete first somehow prior to application as it is more $/sqft than newly installed concrete. Am I missing something here that I should now about?

I was able to view the picture by copying and pasting the link. What's the scale? Those look very close to the edge...is that correct? Is this a recent development or not? Is it all the way around the pool? It could just be superficial cracking that can be patched. However, if it is an indication that the whole lip is wanting to spall off, that edge might need to be chipped out and redone. Another possibility is that the pool was poured, and then a second pour was done for the apron around the pool. Since the inner perimeter of the apron may be supported by the pool and the rest of the apron is supported by soil, if there has been any settling in the soil under the apron over the years, the cracking could be occurring because the apron has settled a bit, but not uniformly. I would definitely contact a pool installation company because pools are a specialty and standard concrete installers might not be able to diagnose the possible problem as well. Thanks for your advice! The concrete was actually my idea (haha). The contractor suggested putting flashing around the foundation and then adding soil to grade away from foundation. I asked about the concrete because it seemed like a more permanent and waterproof solution. He's coming back today for a second look to finalize plans and I will ask him about just doing the flashing/grading and possibly a drain around the back perimeter (which sounds like a good idea, anyway). I feel we have to remove the deck and fill in that room because it's so horribly constructed (a deck constructed on top of an open hole in our basement, with just foam insulation separating our house from everything outside? insane! there's no door between our house and the basement, btw). The deck is also rotting from being exposed to so much rain and never being cared for, so it's an eyesore anyway. We've had two other companies come out-- there aren't many options around here. One were total shysters who just wanted to put plastic sheeting on the inside of our BRICK foundation and force the water to run behind it into an interior drain (while growing mold and ruining the foundation)---SO stupid, and for almost the same amount of money as actually fixing the problem. The other could only do a vapor barrier in the crawlspace and install a drain outside. The one we're working with now can do anything we need and is the only company like it around here. Switching to flashing/grading on the sides sounds great (while keeping the concrete patio)-- I'll ask him about that today. It would be really nice if we can get the cost to $5,000.

Highly recommend ipe over PT lumber. Ipe will give a nicer look initially and long term. It'll be less prone to splintering. It'll require much less maintenance. And would you rather walk around barefoot or lay down on ipe or on pressure treated lumber? I've only done one ipe pool deck. Coastal North Carolina. No issues after almost a decade. Other than that one, it's all been stone around pools. I do have a couple of friends with PT pool decks. In general, they're not very pretty.
