Comments (12)I know this is not the advice you are looking for, but I am not sure you are a great candidate for FSBO. Unless this is rental property and is generating income while you sell it, it will not take long for your $900 per month payment to eat into any benefit from FSBO'ing. Serious buyers contact realtors, so it is great that you are willing to pay the buying realtor's commission, but by doing so you have removed half the reason to FSBO. In return for not using a listing agent, you have limited the buyer pool significantly. In the end, slower selling and less interest will probably result in a lower price, added to the fact that you were only saving $5,400 to begin with and paying $900 per month, it will not take long for the benefit to become a cost. Finally, and most importantly, forget profit. On a home profit is really a function of how good a deal you got on the house when you bought it. The house is worth, what it is worth and how much of that goes into your pocket depends on what you owe on it. Yes I do realize that houses are worth slightly different amounts to every buyer, you still handicap yourself by thinking of profit when setting the price. Instead forget the past and think only of what you can take and what your life will be like if take that amount. When a buyer offers an amount that exceeds what you set as the amount that will make your life better, take it. Comments (1)Hi Julie, both sketches look lovely and would depend on where the preference is on flow of traffic from house, outdoor furniture arrangement, do you want to swim laps, etc. Which side has the preferred view? Do you want sun or shade at certain times of the day in summer? I'm also a first time pool owner and you asked about our "mistakes". Well, I planned a simple rectangle pool (no spa) and the large ledge w steps is in one corner. Everyone assured me I would "see" the steps. I've only been swimming a few times and have already stubbed my toe badly 3 times! When you're walking around a pool and talking you're not looking down to see where your feet hit as you take a step. Comments (2)Yes you can remove it. It is exactly what you said: a post that turns into a fountain. You unscrew it from the tub. Often these are plumbed with a valve at the equipment pad so that you can turn it on or off with the valve. If that is the case, just leave the valve off and you are set.
