will insulating the roof keep intense sun heat out?
Comments (17)Yellowpups, I have no idea what the cost was for my sister's cottage because I didn't pay for it. I was just cheap labour. I work for beer and steak. Basically, the construction of the cottage has three main roof beams running the length of the cottage and the roof is made of tongue and groove 2x4s (or 2x6s, I forget which). There are no rafters. The shingles were placed directly onto the tongue and groove boards. What we did: (1) Stripped the shingles. (2) Laid down a layer of rigid foam. This particular rigid foam had a layer of paper-thin fibreglass stuff on it. Not sure why or what it is called. As I said, I was just cheap labour not the brains. Tape the seams. (3) Laid 2x4s flat on top of the foam, spaced 2 feet apart and running from eaves to peak. These were screwed down through the foam and into the tongue and groove boards. If you have rafters, you'd probably place these boards above the rafters and screw them down to the rafters. This will create the air path from the eaves to the peak on top of the foam. (4) Laid down a layer of plywood. (5) Add the soffit vents and ridge vent. (6) Put down the roofers felt and shingles. As I said before, it made a HUGE difference....See MoreBest exterior paint and primer?
Comments (10)All of the trim was fully primed, including cut ends, before it was put on. Yes, some trim is very rotted, to the point there are mushrooms on it. All the window trim bottom and side on the windows above the porch and the piece that runs around the porch, near the mudroom door (the porch corner near the garage). Also, the side and bottom pieces on the sliders (in the back) that are on a deck and don't have a roof over them. The way the rain sheets off the roof causes it to hit certain areas over and over. All the new trim will be Azek, so no backpriming necessary. We are priming it only for adhesion. No, we don't have gutters. They are controversial where we live. We plan to add them, but it will be an expensive endeavor due to the porch, gables, hips, etc. The underground pipes to carry the water away have already been put in. Thanks for the instructions on the nails. I'll definitely try that. I purchased some x-tender from SW (after 2 miserable coats of Duration). I am going to do a 3rd coat shortly with it. Hopefully that will help. Is there an exterior paint you recommend? I appreciate the help....See MoreNeed help on white paint color for exterior of house in sunny FL

Comments (40)Here are a couple of cycads in a greenhouse I haven't shown yet. The The first one is an Encephalartos gratus from Mozambique in a 45 gallon container that has about 30 inches of trunk. The last plant is an E. ferox, tubular form female in a 90 gallon container. If anyone ever does buy this plant, I'm not sure how I will move it. But I will figure that out if the time comes. I'd probably have to rent a bobcat with forks on it. The picture really doesn't show that is is 10 feet across. This second picture just shows all kinds of different cycads. Looks like a cycad jungle....See Morepatricianat
