Need advice re: Exterior Painting

Hi - after the great advice I gained here a few months ago on our kitchen remodel (Aura on the walls, Cabinet coat on the trim) I wanted to ask about exterior painting.

We are near Pittsburgh PA - so experience all 4 seasons. House is a tudor style about 16 years old - and was repainted / restained once, about 8 years ago. I recelntly contacted the same company who painted the exterior and interior 8 years ago for a quote and they are proposing:

1. Using either SW Duration or Pittsburgh Paints Timeless

2. Powerwashing entire surface to be finished

3. Scrape, sand and spot prime any peeling areas

4. re-caulk

5. Apply one coat of Exterior Solid Stain on all wood areas, Exterior Latex on Garage Doors and Tudor paneling and Exterior Oil on Front and rear doors.

Their quote seems reasonable and obviously they did a good job the last time for me to ask them to quote this time.

Two questions - what exterior product should I choose (the cost is included in their quote)? The SW Duration or Pittsburgh Paints Timeless or something else ???

Anything in their proposal that you would do differently?

Im from Pitt. area as well, used to be a paint contractor a few years back.

I was always a fan of PPG and BM products. I never got into SW products, perhaps just a personal preference so dont let that sway your decision. If it were me, id definately suggest PPG's timeless.

Only other thing I see that raises my brow is
"5. Apply one coat of Exterior Solid Stain on all wood areas, Exterior Latex on Garage Doors and Tudor paneling and Exterior Oil on Front and rear doors"

I do not believe in only 1 coat. You cant get the even coverage and durability with one heavy coat that you can with two lighter coats. Ive been out of the business for a while now but I believe two coats is even industry standard now.

Other than that, looks good from what I can see.

Thanks for the input. Anyone else with experience on any of these products? (The SW Duration or Pittsburgh Paints Timeless or something else ???)

Your description of orange peel texture leapt out at me but I was confused by your comment that some people have it on their walls, as if on purpose. My recollection was that it was a very bad sign. So I googled "orange peel paint". Apparently it can be a popular wall finish or a defect. I couldn't find anything like the info I found years ago, don't know if I'm using the wrong words or if the terminology has changed. Oh, I just tried again and one website also calls it fisheyes. Is the smell fading? That was the other thing about the problem I remember. Orange peel texture and persistent odor. Aha, yes, they're now calling it solvent-popping. If that's what it is I'd be sanding it very thoroughly. Good luck.

That's what I was hoping! Think I'll use SW exterior oil wood primer and the duration line of exterior acrylic. It looks like the primer, though labeled as wood primer, can be used on primed metal - so I can use the rest of the quart when I repaint front and back door. At least according to the tech sheet. Re-painting exterior trim help

The trim on my house (fasia, windows, etc) needs to be repainted this summer. I believe it is a latex base that is on there already. Can anyone give me the steps I need to do this? I have a pressure washer I have borrowed and figure I need to clean the paint that is already there. There are also numerous spots that are peeling already and some that have already become bare. What do I do about these areas? Do I keep pressure washing it back as far as it will peel off? Any advice is much appreciated. I also have a TON of gutters and some really long runs so if possible I don't want to remove it but....

I think I have the same siding as you - it looks like Hardi Board. Those nail holes look wrong to me. If those are on every piece of siding then the original installer didn't know what they were doing. Except in special situations, the nails should be covered by the piece of siding above. There should not be nails down low on the siding. Since those holes should not be there, I would think that filling them would be an extra step. FWIW my neighbor has the same siding and the installer caulked the seams between the boards - the vertical seams. It looks horrible because the caulk is a different texture than the siding so it sticks out. Caulking those holes would probably give you the same result - strange shiny dots on your siding. Having said that, giving water a path into the siding is not good either. But if the house is several years old and that has not been a problem, you are probably fine. On the soffit - I would have someone finish that area with an appropriate soffit material that will accept paint well and hide the 2x4s and plywood that are there now. No amount of paint is going to make that look good.

What is the reason for using oil paint on the doors?

Actually doublechecked and oil is to be used on front door and all window lintels.

I didn't spec it - but that is what was used the last time the house was painted - and the front door previously had a fading problem - but held up very well with the oil paint the last time - so I assume thats the reason
