bathroom paint peeling, what's best?

I will be painting a small bathroom. The current paint is peeling from the ceiling above the shower. The shower gets used by my two daughters, one a teenager and one about to be a teenager, and they like to take long hot showers which I am sure is the leading cause of the paint peeling. (we do have a window in there and an exhaust fan) I know I will need to sand and will most likely prime with Bullseye unless I use some type of self priming paint. Mild and mildew do not seem to be a problem, just the peeling issue. I am considering Zinsser Perma-White and the kitchen and bath paint from BM. Are there others that do a better job with the peeling issue in a high moisture area like SW, Frazee, Kelly Moore, Aura, ... Price really isn't an issue as I'd rather spend more for something that will last longer than spend less but have to do it again in a short time.

1) Scrape until loose paint is gone.
2) Using joint-compound, skim-coat all nicks/gouges/rough-edges.
3) Hang/tape some plastic covering ALL walls. Place a drop of some type on floor...you'll soon be creating a "dust-storm"! Get a dust-mask and "'do-rag" too!!
4) Feather-sand these repairs 'til surface feels smooth. On the ceiling, a pole-sander is much easier!
5) Dust removal time...yipee!! A LIGHTLY damp large sponge can be used here. Keep rinsing/wiping until no dust comes off on your fingertips. Wipe off the whole ceiling this way.
DUST IS THE ENEMY....
6) If you've got popcorn ceilings, now's the time to decide if you're gonna keep it!!
7) Once your ceiling is smooth and de-dusted, haul out the primer. 123 is fine. I'd prime here because you'll have somewhat extensive repair area(s).
8) For THIS ceiling, apply two full coats of the Zinsser Perma-white Satin.

>>> Let this new paint set-up a day or so before the 1st load of steam hits it!!! Paints need some initial curing time before moisture exposure.
>>> Make SURE that fan is used!! Leave it running for a few minutes AFTER showers too.
>>> Surprisingly, windows are Zero benefit...and can make things worse, because air coming in condenses when it hits the steam cloud.
>>> If the fan is shut off right after a shower, and someone then opens a window, "round II" of condensing happens...BUT now it's not being drawn outside...

(Use the window for the view, not moisture-evac!)

My favorite primer is Zinsser Bullseye 123, it's mold and mildew resistant. When we bought our home 12 years ago I used it all over my home, on all kinds of surfaces (wood, concrete block, metal, and in high humidity areas) and have had no issues with it. There are other primers out there for bathrooms/kitchens that prevent mildew, but I personally can't attest to how they perform.

Thank you all. This is very helpful. The general consensus is that it is a badly done job. gzec: The bathroom was added. Green board was used appropriately. The bathroom was painted but we did not like the color. We think that the contractor just quickly plastered the new color on. The contractor is completely out of the picture so we are on our own for this one! handymac: turns out that the side vent was not possible because it would have snaked up and down, which would have made it ineffectual. handymac and sdello: You both are confirming my though: a well primed wall with proper bathroom paint will not peel. Well, Missy........you already know the mantra.....you can do anything you want, and you should do what works best in your own home for your own lifestyle. I leave my toaster and my coffeemaker and my knife block on my very small kitchen counters, even though decorating rules state very clearly that these things should be put away for beauty. I need my coffee, to reach for a knife, (to kill the rats in my kitchen!) and DH only cooks toast, so he needs that toast-cooker out! But there are quite a few paints that clean up quite nicely in lesser sheens than semigloss. I have satin on my bathroom walls and really would rather even have eggshell. Love the flatter finish and would rather cope with the cleaning. I don't think you have to do the semi to get a good wall finish. I even like the Ace Sensations Matte flat finish, it is now in my kitchen and wipes off nicely. Of course, I have a real backsplash so don't have to worry too much, but over by my trash can, there can be some cleanup issues where I think my DD probably throws coffee grounds against the wall! Keep in mind that you have a mess on a flat finish. Even upgrading your finish just a little will relieve that. And you are using mascara. Good for you! I think all is forgiven in pursuit of facial beauty! Red

Yes it’s kind of narrow when in front of sink and mirror. It is the wall across from the vanity that gets the misjudged overspray. It’s not aerosol spray it’s a spritz. So it has larger droplets. Haha. The wall is not wall papered, it’s painted right now with a eggshell Paint. Ps. It has nothing to do with cheap or expensive hairspray. It has to do with the ingredients that causes destruction of my wall. Thanks to females in the family. Haha.
