Which Master Bedroom Plans to pick??

So I need to make these changes a.s.a.p. but I NEED input to decide. We are building our entire house out of cement (ICF) so we can have plumbing pipes on the outer walls without worrying about them freezing.

In our last house I used to have a walk-in closet in my bedroom and I loved it. I really don't like the closets in the master bedroom on these plans, I hate that they take up a whole wall. I wish that I could find a way to make a walk-in closet instead. I am making the ensuite smaller as we don't want a bath and a shower in there. We will be putting in a walk-in shower instead of both. I will also be making the other bathroom bigger.

I haven't figured out where to place the door, bath, shower, toilet and vanity in the other bathroom so any suggestions there would also be greatly appreciated.

So do any of these plans make sense? Do you have any other ideas?

# 6 works for me.

I'm just wondering why you need another shower in the 2nd bathroom. I'd probably have just a tub/shower combo and use the shower space as a storage closet with access from the hall.

Double sinks in the master bathroom should be a priority, it would be a poor decision to consider anything less, both for your own convenience or for resale purposes.

You do realize that, in the original plan, the masterbedroom closets are positioned to provide a certain amount of sound insulation - and therefore greater privacy - between BR2 and the master. If you get rid of those closets, you'll lose that. Muffling sound might not be important to you but I thought I'd mention it just in case you hadn't thought of it. Also, did you really WANT to make the secondary bathroom so much bigger? Or did the extra large size there just happen as a result of pulling the front bedrooms forward in order to get enough room for a master bedroom walk-in closet? It looks like you pulled the bedrooms forward about 3 feet so the space you have for that bathroom is now close to 100 sq feet. That is a lot of room and I'm guessing it just "happened" since you don't really seem to have a plan for using that much space. If you don't make good use of the space, the bathroom will appear (and feel) cold and cavernous. Do note that secondary bathrooms are very very seldom used by more than one person at a time. Couples oftentime share the masterbath at the same time so it makes sense to have a larger master bath with two vanities and a separate tub and shower. Having a small masterbath and a much larger secondary bath could affect your resale value. If you don't really want/need a 100 sq ft plus secondary bath, would you be open to shifting things around some so that more of the extra space gained from pulling the bedrooms forward could be devoted to a larger masterbath and master closet? If so, what are your parameters? (i.e., do you want the master bedroom at the back because of the view? Or would you be okay with having the master at the front of the house? Would it be okay with you for the hallway to be pushed further back so it opens at the edge of the family room or brought forward so that it opens off the living room? I personally think having the hallway open up right into the fireplace wall may make moving furning into bedrooms a bit awkward. For example, those long dressers you show in options 4, 5, and 6, would probably have to be tipped up on end to get them around the brick fireplace wall and down the hall. It's doable but would be less awkward if the hallway opening weren't tucked RIGHT behind the fireplace wall. On the other hand, if the 100 sq ft secondary bath was something you really wanted, would you mind sharing your reasons why? Do have a passle of kids who will be using it? If so, with 100 sq ft to play with, you might want to consider creating two smaller secondary bathrooms instead of just one large bath in that space. It is possible to put a full sized bathroom (tub/shower combo, toilet, and vanity) into just 35 sq ft. So getting 2 full baths in that space (maybe one with a tub/shower combo and the other with just a shower stall)certainly ought to be doable. At the very least, perhaps you could carve out a separate powder room to help relieve congestion in that bathroom. ...

nutmegxo- I have the embroidered coverlet and a duvet cover whiched I alternate using for my main covering and the euro shams also in the embroidered pattern. My dust ruffle is the satin in champagne, but I will honestly tell you, I did not like the way the dust ruffles are attached. They are attached by a strange type of straight pin which were very difficult to attach. Not only that but the part that was attached to the box spring, tore in several places. The dust ruffles themselves are beautiful, but they way they are attached is not a good idea. Even velcrow would be better. The wallpaper that I was looking at was F&B and the minimum order is 3 rolls, making the price around 900.00. Way too much for one wall! I love yours and may start looking again. It really does make a statement! I love the direction you are going and the color is great!

I’m in Canada and the townhome we just bought used “master bedroom” and ”second bedroom”. The bathroom is actually “master bathroom” too, though en-suite is more popular. I think “principal bedroom” works well, especially if describing short term rentals (where multiple couples might share a rental), rentals by you adults (again where roommates might be sharing), or multi- generational homes. You still want to confirm which room is the largest, but there isn’t a need to explain who then “master” of the home is. Random point- when I’ve booked Airline tickets for my son, he always gets the prefix “master” vs “Mr” on his tickets/booking. Hubby and I always get a good laugh, as there are definitely days where it feels like he runs things in our home! Maybe he should get the new master bedroom haha.

When we build, there won't be any rooms above our Master Bedroom. At the moment, my almost 13-year-old son and 3-year-old's room is over our Master Bedroom. My 8- and 10-year old's room is above the living room. Their bathroom is between their two rooms. When sleeping in, I can hear every single movement that my 13-year-old and 3-year do. There was carpet in the room which helps with the noise, but I hate carpet and put in wood flooring. If he drops something, I hear it. When he goes to the bathroom, I hear it. When all 4 of them are in one room, I can hear them. Just as this, I can hear every movement in my other boys' room when in the living room. They are very rambunctious and like to jump around. Another problem I have is that the pipe from their toilet/tub goes down the wall which is located between our living and kitchen/dining room. When they flush the toilet or let out their bath water, the pipe rattles in that wall. I know every time they use the bathroom and so do my guests. Most times it is rather embarrassing.

You have no sink in the second bath.

The wall of closets you don't like in the original plan provides sound insulation between the master bedroom and bedroom #2. If you take out the closet wall, strongly consider sound insulation between the two bedrooms.

I agree with mona. Plus if you like a walk-in closet in the MBR, you need to go with that as you will never be happy with the wall set-up. Does your builder have a similar floor plan to what you like that you can tour?

monablair: You are right about not needing another shower, a combo is a better option for us.

The issue that I have with #6 is the window in the shower. We live in Canada and I would be worried about the possible effects cold weather could have on this such as condensation.

nanny2a: I don't feel that we need a double vanity although it would be nice. My husband and I rarely get ready at the same time. Resale value is not really a concern here. We live in a fairly rural area and it's not a common thing to have here.

suero: Thanks for the tip about the insulation. The 2nd bath is still being planned. It doesn't have a door either! It's a blank canvas right now.

I would go with Option #1 with the double sinks.

I'm not sure about the window causing a problem. Are you worried because it's over the shower? Would you have the same concern if it were over the toilet?

emma, do you need the bathroom window? This arrangement (#6) gives you more wall space in your bedroom and the closet will block the shower & toilet flushing noises from the bedroom. Also, someone in bed wouldn't be disturbed by lights being turned on in the bathroom.

I am in awe of all who can look at plans and visualize the whole thing! wow. But I would want a bath window. I don't know why, but the only bath I've ever had without a window was also the prettiest I've had, and yet I hated the trapped feeling in there with no look out onto the world.

Option #4 looks like you might be able to place a high bureau/armoire, low bureau with mirror, long leaning mirror, vanity or comfy chair and small table right outside the closet. This could either free up some space in the master or add an additional cozy nook which might be a nice dressing/makeup area or reading space that would add a nice detail. It looks like your plans don't include any linen storage in the bath. If you don't feel you need a closet, you might want to think about adding some open shelving next to the shower that would at least give you some (practical/decorative) storage of rolled towels.

One more thought - no matter what plan you choose, some of the options look like you might be able to incorporate pocket doors into the plan. Not everyone likes them, but they do eliminate the worry about cumbersome "door swings" and could add extra storage space in some of the closet set-ups.

whichever way you go, the main bath should have a door off of the main hallway - for guests. I wouldn't want casual guests to wonder so far back into the private area. Nor would i want to go that far to get to the bathroom from the kitchen - or a kid coming in from play - at the last minute.

it also looks like it is big enough to take a few ft from the left wall (facing the back hallway) and make it storage from the hall side.

it could 15 - 24" deep - some with drawer access, some with door access. and a section accessed from that main bath for storage. I find things get lost in the back of deep shelving so I'd make a section about 12" deep - from both sides. 12" is deep enough for a stack of towels in the bathroom. and deep enough for sheets (and/or towels for mstr bath) from the hallway side.
it'd be a great place for the junk drawer, a drawer for extra hats, scarves and gloves in the winter. Shelves for games, computer paper, cartridges and other supplies, up high for extra TP and paper towels etc. you could even have a section for the kids to hang their extra coat, jacket, sweater, backpak (on hooks behind a door).

and maybe a 2nd door into the bath close to their bedrooms. for use at night - and locked when guests are there.
