A bathroom exhaust fan should produce 4 air exchanges per hour. Your bathroom is 7 x 7 which is 49sq.ft Assuming an 8' ceiling the total volume would be 49 x 8 = 392cu.ft We want four complete air exchanges per hour so that would be 392cu.ft x 4 = 1568cu.ft per hour. There are 60 minutes in an hour so we divide 1568 by 60min and it equals 26.13cfm. You currently have a 50cfm fan, which is twice the size you really require yet your having problems with the mirror fogging up. I suspect your problem is not the fan. Nature abhors a vacuum therefore a fan cannot push air out of a room unless there is provision for an equal amount of air to enter the room. You can test the theory by running the shower and leaving the bathroom door slightly ajar to allow more air to enter the room. Generally they make a slightly higer gap under the bottom of a bathroom door to allow more space for makeup air to enter the room but in some circumstances that does not provide enough makeup air. The solution then is to install a duct through the wall to an adjacent room and put a grille on either side. That will allow the additional air.

My father was a painter. Everyone loved his work. He taught me that all whites are different and have hints of different colors. He'd always put a splash of the wall color in the ceiling white so they'd match. Usually, it'd be so subtle that no one would even notice, but it worked. If anyone noticed, he'd say it was a designers trick that he just threw in, no extra charge. When he put in a generous splash of color, it looked even better. Suggestion: be subtle on the first coat, then rethink your position. Next coat... get creative.

Yes, this can be true. A deep color, particularly if you paint the ceiling as well, makes the walls seem to melt away from you. It will also make the corners where the walls meet and the ceiling meets the walls sort of melt away, because you don't see the shadow lines as clearly. This works best with a soft neutral color, or a neutral version of a color...one that is greyed down. What doesn't work is a strong or hot dark color,like bright dark blue, or orange, or bright yellow, which can jump right into your face in a small space. Think foggy, atmospheric colors with warm undertones, because whatever strong color you choose can reflect onto your skin...so be sure you have enough lighting for your face at the mirror, so that you don't look dead when you look into it!

In the picture, black is the current layout. Green is the change if only shower was made bigger and one door would be eliminated. Red is a complet demo, removing the wall section between two toilets. All the water lines from upstairs are in the section of the wall that is between two toilets so removing this wall would require a major move of water lines to the side and there would have to be a section of wall kept behind new toilet and vanity. The door from master would have to be framed and move to the left as a pocket or barn door. The drowing is disproportionate. It is all very cramped in there Current shower is only 26"x26". But may be replacing vanity for a wall hung vanity in the larger bathroom would change the feel. It will all have to be torn down and replaced including removing subfloors as they are rotten. So either remodel will be a lot of work. What should we do?
