paint bubbling and peeling question

Hi everyone;

We have a 1926 house in central North Carolina. It has been very well cared for over the years and when we moved in 8 years ago all we had to do was have everything painted and the floors refinished.

We've just noticed some paint issues forming in our living room. On the ceiling the paint is starting to alligator in a few spots. some of the spots look like there was a patch done and the patch is splitting and the paint it turning white.

On a wall across the room we have some bubbling/alligator as well.

There are no bathrooms above the room, just the master bedroom. The house is brick, which is over original stucco. (odd i know, but we do in fact have stucco house that was bricked over about 50 years ago) We are almost certain that it cannot be a moisture issue.

Do any of you have any clue to what could be causing this?

The paint or patch isn't adhered well and over time it comes free.

Is this happening on an outside wall?

Previous patching could indicate they fixed the same problem before.

The problem is caused by trapped moisture behind the paint film. Those areas must be scraped, dried, primed and repainted. Cedar must be primed with an extractive blocking primer. Cedar should be primed on the backside also. CoverStain is a good primer for cedar or redwood. Michael

Pretty-much only 2 possibilities here... 1) Drywall dust not removed good enough, AND/OR... 2) Primer got too dried-out. >>> It's obviously primer on the backside of the paint-sheet. Something caused the primer to fail. As the thicker coats of new paint went on and dried, they "pulled" off the poorly adhering primer. >>> Was that drywall sanded & just primed without removing dust?!?!? Ideally... * Primer should be covered with paint the same day. Next day at the most. * A Navy like that should have 5-6 hours between coats. * Full cure even for light washing is ONE MONTH. Faron

I think Faron hit the nail on the head. I was on call when I started painting the door, and got called into work during the process. My brother in law finished the job, and I don't think he let the subsequent coats dry completely. In addition, when I sliced through one of the bubbles to flatten it back out, the layer of paint I had to cut through was really thick. Yes, the door was primed, and I don't think the door was too hot as it was painted in the evening. This is what leads me to believe that not enough time was allowed for the second and third coat of paint to dry since my brother in law ran out of light and tried to hurry according to my wife. I think with the amount of paint on the door at this point, the easiest method will be to strip it. Thanks for the link Annz, I'll check into it. Thanks again guys.

Thank you so much for telling me about Trim Magic. It may do the trick. When we bought our house the trim that we removed had been painted over the shellac without being primed or properly prepared. The paint was split with the old shellac finish showing through all over the house. The wood was poplar. We decided that it just was not worth the effort to strip all that poplar. My husband milled new trim in the original style but in white oak. I did strip all 54 of the turned balusters and the rest of the staircase. It took a heck of a long time to get it all clean enough to be refinished. There were some broken parts where my husband made repairs with new poplar. We found a great guy who has done finishing work in some important old New England homes. He did a wonderful job of getting all of the sections to match. He had to do it in a walnut color to achieve a nice allover look. He used a Zar gel stain. The stairway stands as a sort of antique in the middle of the house. He really made it glow. Part of my concern about sanding or scraping the lead paint is that we have two small terriers. I would not want to expose them to the dust and chips. Hi Snookums2-

the wall bubble is on an interior wall. We had a tiny leak in the roof and had a similar looking problem upstairs. that had been fixed previously and then we fixed it too. Roof is new now.

Lots of times paint blisters / bubbles because there is moisture in the wall / ceiling.

It's been a really cold winter. Do you think it might be too much humidity or condensation?

We think it's exactly the opposite. the house is very dry from the heat running constantly.....

In a 1926 home, in NC, I doubt there's much (if any??) good insulation, especially in any attic present. Your house may indeed be "dry", but it's mainly because older homes "breathe" much better. Meaning...the envelope isn't sealed as tight as newer homes. Moisture does escape much better in older homes.

I think this is a "thirsty plaster-patch" issue!
* I'm assuming mostly plaster walls/ceilings here...
* Old plaster is like an old cracker. VERY dry, & will suck all the moisture out of patching materials. This can lead to lifting & cracking fairly quickly!
* Therefore, exposed plaster edges, b4 repairs, need to be "rehydrated"! Ideally...the defective areas should've been lightly misted 3 or 4 times, an hour or so apart, sometimes over an entire DAY.
* Now...patching-plaster can be applied, left to dry again, and finish-sanded & textured to match.
* Then...another day or so to let it dry equally.
* In a perfect world, an oil primer would've been used b4 painting, but Zinsser-123 is an acceptable latex alternative.

REASON: IF your walls are plaster, they have a much different ph-level than joint-compound products. This alone can cause adhesion issues down the road!
* Oil primers aren't nearly as susceptible to this ph-difference as most Latex primers.
* Zinsser's Gardz primer can be used too. It's a good, clear, specialized water-based primer listed for plaster as well.

>>> I also can't rule out moisture-condensing on framing, & migrating in from stud-cavities. This will happen in many homes when there's big temperature swings after cold-snaps...ESPECIALLY ones (older) where much more heated air migrates "out".
