Renovation of my 1905 Queen Anne Cottage

Hey y'all! I've been lurking on GardenWeb for months and finally decided I needed to stop lurking and start posting.

We're doing a full top to bottom remodel of a Queen Anne cottage I bought just under a year ago - we first did a remodel of the existing house and now are working on an addition to take it from a 2/1 to a 3/2 and to about 1700 sq ft.

I live in a historic district so everything on the exterior has to be approved, which is one of the reasons we started with the interior remodel while we were waiting for addition approval.

The front exterior has been a massive change so I thought I'd show it off -

Exterior during the home inspection -- House was vinyl clad with no idea if we still had original siding underneath.

Condition: Vinyl in terrrrrrible shape, front porch roof rotten, regular roof was over 25-30 years old and attic showing signs of water staining/damage. Electrical box was hotwired together with multiple grounds coming into same breakers, etc. First thing done was to kill the box and wire a new in so we could safely work without the fear of burning the house down.

But... it had super cute bones and in one of the hottest parts of the city (4 offers the same day it went on the market)

Exterior in progress:

Removing the vinyl from the west side. The thread-like things you see were a vine that grew under and throughout the entire house and we've finally killed.
We did all the exterior work in the Texas summer - not the best timing, but at least the paint and primers dried quick.

Vinyl pulled off the front - original 117 lap siding was still under the entire house and in great shape!

My poor momma - neither of us have been "paint-free" since this renovation started, she's a serious work horse! We found a second "front" door (Most likely the original is the one we uncovered and the second one in the bay area of the house looks like it was added on later.) We're keeping both entries although the bay door will be the primary function one since it comes into the living room now.

The front gable completely stripped - shows the trim outline that was removed when vinyl was installed.

Trim work replaced, only replacement doors, railing, and finish painting the porch to go!

We scraped off loose paint (Most of the house barely had any original paint left, thankfully!) and patched any holes and nail heads with Ready Patch, then sanded smooth. The original 117 was in great shape and hard as a rock - no rot or damage - most likely due to the air gap behind it.

Brushed on all paint and primer to be sure we got a well-bonded finished product and since we did it in stages didn't want to have to mess with a paint sprayer and cleaning it out.

Primer is Zinser oil-based which the siding just drank up, then top coat was Behr Marquee Exterior.

I love the dark centers and dark stems on the Doppelganger. It really sets off the pretty pink petals. Last year it didn't 'doppel' and it was really short. I thought I had been sold some short variety by mistake. I am so happy with them this year. Yes, isn't that Easter Lily something special? I didn't know they would or could cross with Asiatic lilies. It is listed as an invasive for good reason. It does take over if it is happy. I have a much larger look alike that isn't as aggressive. Some of the blooms are 6 inches across But I am sorry, I lost the tag that came with it. Amni visnaga. . It has re seeded itself but not very aggressively. It does make a lot of seed so I imagine one needs to keep an eye on it too. True , we are pretty arid and it might be a lot more aggressive east of IH 35.I would use it in a garden and be careful of them escaping. I would never use it in a meadow . application. Queen anne's Lace and this plant are not wildflowers but invaders, touristas from Europe. They belong in German meadows. They are in our meadows because of carelessness and ignorance of the ecosystem. I am sorry if I am coming across in a lecturing fashion. I hate it when others do it to me. I too, have fond memories of making queen Ann's lace and corn flower crowns on mothers day as her annual mother's day present picked from the neighbors cow field in Pennsylvania.. Her name was Anne. Unfortunately, with single doors, the method of removal often requires removal of the casing trim on both sides to allow adequate clearance. My parent's house has two single pocket doors and one set of doubles. They are, quite frankly, enormous -- each one is nearly 9 feet high and 4 feet wide, made of solid, clear, American Chestnut. All I can say is make sure you have a LOT of very strong help when you remove one of these doors. Also, be EXTREMELY careful in what you use to remove the old finish. You could loosen the old glues in a heart beat, leaving you with a partially or fully disassembled jigsaw puzzle.

We have a Home Decorators Collection nearby so I was able to go by and take a look at that sofa and chair I posted. Obviously this isn't furniture built to last for 30+ years. But I am not paying the money where I would expect it to be. If this was a room that was our primary hang out space I would be willing to invest (as we are planning on doing for the family room in looking at a Hancock and Moore leather sofa.....if I can afford it), but expect this furniture to be "lightly used". I think with the addition of a couple of pillows it will be reasonably comfortable for guests and conversation (obviously not to snuggle in for a movie). I actually like the printed fabric, it appeared more of a pale blue overall appearance than the gray that I had expected. Hopefully will look OK with the hide rug (which - if not, I have already decided would look nice in the master bedroom). But fingers crossed this will all come together. I think I will likely need a different color on the walls than the Wedgewood Gray, but that can be selected later. OK - I have been looking forever for that red peacock type pillow and cant find it! I really do think that the accessories will hopefully be what ties this all together.

Gorgeous house, and it's getting the quality of work it deserves.

Is the 117 pine or another wood? If it was in such good shape, are you thinking the vinyl was applied only for its ease of maintenance?

Do you think your parents would adopt me?

Gorgeous work! I'm curious to see the interior layout: what's currently behind the original front door? I assume there used to be an entryway or hall there?
