I like White Oak better than Red. It works better with a certain color pallette and is less grainy when stained. I have natural color White Oak in my master bedroom. Traditionally flooring here was White Oak when stained, Red Oak when natural, but that's going quite a long way back. Two things to consider. 1) The floor in the pictures looks almost certain to be #1 Common grade. White Oak will have some substantial color variations, especially in a grade lower than Select. 2) $1.00 per square foot additional for staining sounds like a lot. We charge $0.30 per square foot to go from natural to a standard stain. It takes a bit more time to make sure you've sanded out the small scratches that typically wouldn't show up on a natural floor, but you're not adding an extra coat. You're simply applying stain instead of clear for the first coat. I could see if it was a small area and might require lots of samples but not 2000'. Maybe he's charging for the stain as a separate added operation and still applying the same number of surface coats. Or possibly he uses a better (ie more costly) crew to do the stain jobs. Or maybe I'm not charging enough!

The amount of effort and money it would take to get this to work is getting into the same amount of money as floating a laminate floor over top and trimming all your doors. White oak is yellowish. Liming removes some of the yellow (not all) and adds a pretty "silver" appearance on the surface. Red Oak turns PINK in the presence of "white" or silver. Oh dear. Not good. Salmon coloured flooring went out with the 80's. You would pay your HIGH END professional (and I mean "artisan refinisher" who has an opening sometime next spring) to BLEACH the SNOT out of your red oak. Then some conditioning would occur. Then the the stain would be purpose mixed just for you. It could take several days for him/her to get it right. Then the application would happen and you will pay the astronomical price s/he asks for/deserves. If you try to find a "flooring guy" to do this, you will pay a better rate...but the failure rate will be SUPER high...and you will probably have to hire someone else to fix the mess created by the first "flooring guy". I will say this look is *possible with your floor but not *probable. The amount of effort you have to go through to get this "right" is huge. And the chance of failure is very very high (that's where the 'not probable' comes in = statistics term).

So, does this mean you have to have a new kitchen floor laid? The color looks good. In your first pictures, I preferred the lightest color, then the next lightest. I thought the dark one looked like a "wanna be walnut, but I'm oak". I have a prefinished oak flooring in natural that I have had for 10 years and I love it. Its by Mirage. I appreciate the light fresh look with my rooms. I had to have it reinstalled because the subcontracted installer banged up every nail insertion, because he must have had a damaged nailer. The owner of the flooring company came out the the flooring rep from Mirage, and they determined it was installation error. The finish was warrantied for something like 30 Years (can't remember the number) but with all the nicks, it wouldn't last. New install was great and the floor has been very good to me :) I'm getting it again soon in my bedroom, using a different installer company. All this to say I love my light flooring. It is fresh and can go modern or traditional, imho.

SJ McCarthy, I do have photos of the cracking and rising floor boards. And of the spotty finish, streaks, and drips. The boards have sat untouched and unfinished in our AC home for the last nine months, and within days of the oil and water applications the cracking and rising occurred. It’s been less than ten days since the floor has been finished. The guy who did the work was the owner of a highly rated flooring refinishing company in my area. We agreed to use a water-based finish which is on my contract as Poloplaz 1k water-based floor finish with a matte sheen. When he arrive he talked me into using an oil-based product instead, stating that it would keep the natural color as it is, but also preserve the wood. I apologize for repeating myself here -- I was so fearful of the oil yellowing the white oak which I stated many times to him, but he assured me if it did yellow it wouldn’t be for fifteen to twenty years. He said he would be using a clear, natural, expensive oil-based polyurethane finish that was newly opened. I'm not sure of the brand but I do have a photo of the yellow oil drip down the side of one of the white panels around the stairs. The next day after the oil application he added the matte flat water-based finish and I absolutely know what product he used because after the second coat was applied I followed him out to his truck voicing my concerns about the color/finish of the floor and he showed me the container… Bona Traffic HD extra matte. That’s when he blamed the product for the streaky look of the finish. He said he doesn’t like using this Bona product for quality reasons but because I insisted on a matte finish he didn’t have a choice. He said he could use a different product but it would leave a shine and not have the matte look I wanted. Thankfully the guy did not apply the 'natural poly' over the factory finished Shaw floors. My contract with him states that he would apply it over the entire dining area, and I was charged for it, but at the last minute the decision to not do it was made. The guy is not affiliated with my general contractor because I wanted to hire a flooring ‘professional’ who truly understood hardwood floor finishes. I was incredibly anxious and very select about what I wanted in the finish and it took me a while to find and then trust someone. Unfortunately I paid him in full. Contractors, here at least, are allowed to have a lien against your home if you withhold payment and because I'm not familiar with what that truly means legally for me, as the homeowner, I paid. Thank you for your information regarding an inspector from NWFA -- it's a great idea and I will most certainly make a few phone calls. Recent research has informed me that an oil-based polyurethane needs to cure for at least two weeks to 60 days before adding a water-based finish, do you know if that statement is true? And if so then the pro not waiting for the curing time before applying the water-based finish likely and knowingly voided the warranty on the Bona product -- he's been in business a long time so he would know. Also, is a natural polyurethane the same as an oil-based polyurethane? I'm just making sure I understand everything before speaking with an inspector.
