Bathroom vs bedroom: storage or sinks?

Hi folks..I recently bought a MA colonial and I'm unusually lost on design ideas. The "master" bed & bath take up the right half of the upstairs, running front to back. The bed is large but has no closet. The bath has all the plumbing on the left- 32" square shower, 18" wide sink, toilet. On the right is wire shelving for clothes. In the middle is a path to the bizarre small deck that hangs off the house in mid air. Completely not a bathroom for 2 people.

The choices I've come down to are, expand the shower (a must) and put 2 sinks on that right wall and get a large freestanding armoire for the bed room, or only have one sink and use the remaining 36" to move walls and build a big closet in the bedroom.

Personally I'd go the armoire route but I do need to keep in mind attractiveness to buyers. This is a family neighborhhod. Are built-in closets that desireable? It would make the room smaller.

A photo of the bedroom and bath would be more helpful than a exterior photo of the deck.

I would have to see it a bit more, but I would say I would want a closet and just one sink. How often do 2 people really need to get ready at the same time and not have a second bathroom to use? As this is a master bath, there is another bath in the house.

I know if I was looking for a house, one sink would not be a deal breaker, but no closet, that would be. I understand you can use something freestanding, but a well thought out closet with more than just a standard bar and shelf seems to be much more useful.

Just my opinion!

wowed, I agree with your response, and it's interesting to me. I would want at least sound, if not visual, separation, between a lavatory/dressing area and a bedroom. It's interesting to compare the bedroom/lavatory area/toilet and bath area layers to a palace set up: the anteroom, the throne room (no pun intended) and then private quarters. In the same way, access and function are layered. I think most users would agree this sort of layering is a good thing. Contrast this to the evolution of design of the kitchen/dining/family room area of a house. For me, sound separation of activities (eg., tv watching vs. a conversation in a dining room, or relaxing in the family room without the din of dish stacking) or visual separation (chatting with guests in the dining room while not worrying about how the busy food prep area looks) or even olfactory separation (reading a book in the family room while onions are sliced and sauteed in the kitchen). The grand, open flowing floorplan for these areas is popular, but for me, I prefer a little segregation, especially as the number of users and potential simultaneous uses goes up. Seems to me, as the average household size has shrunk and more people are living in a house of only 2 or 3 people, sure, the open floor plan can work. But for now at least, I want a little bit of separation of activities, and I like my "antiquated" floor plan, with separate kitchen, dining room, family room (tv) and living room (piano). A tv and piano in the same room would be a nuisance for us. So I guess on a more micro level, I'm looking to separate activities in the bathroom. My parents house is like that, but there’s a wall with a wide doorway into the area with the vanity, so it’s open but also easy to close off by just putting a curtain rail up. It’s also oriented to the room such that if you only use enough light at the vanity to wash your hands for a midnight potty run, it really isn’t enough to bother someone in the bed if you place the bed sensibly. Getting ready in the morning would be trickier if you needed to do makeup and so on so needed proper lighting, so that’s where a screen or a curtain would come in.

thanks to all who have posted so far, especially Eric. We can probably save/budget down the road for a kitchen redo, or do part of it ourselves. Additions would be a little harder for us except finish work (floors, tile, etc. Can do drywall even but would need to find time to do it). What that kitchen has is a U shaped layout, not too bad except there are overhanging cabinets between a small dining/family space and the kitchen. It's a counter/pass through kind of setup where someone can sit at stools and talk with the person in the kitchen....except the cabinets hang down so the person in the kitchen has to look under them. We would likely tear those out and relocate the stovetop to the perimeter wall and make that pass through an island. Then that entire space could become kitchen/dining. It is possible we could still move out a wall on that (kitchen) side of the house down the road too, we are in Hawaii so all the construction costs are much, much higher than mainland. So jealous of all the posters here who can put on a large extension for less than 50K. Plan A or Plan B will cost us about the same. We don't plan to sell and move anytime soon, but should we need to we're leaning toward sq. footage instead of just extending current bath and upgrading the kitchen. Our neighborhood is about 20 years old so people are beginning to redo those rooms as the fixtures and appliances are ageing. We redid all the appliances about three years ago with stainless finishes, new faucet/sink, and redid the countertop Corian, so the kitchen is livable - just need to clear out some clutter and make smarter usage on available storage space. We could paint or restain the cabinet doors to freshen it up. A few neighbors are creating the "big bang" kitchen now but I'm not certain a 70K upgrade will improve the value that much as a new neighborhood is planned about 5 miles away within the next couple of years. Would we love to live in a "WOW" kitchen, of course. But as with most people we have to make a decision on where it is best to spend the money for now. We could feasibly also add on a 2nd story in future years, but we prefer the single story and if we age-in-place as planned, the new bath will include wide accesses and no-curb shower.

I agree with Cpartist"s layout and like moving the closet over as suggested by D M so that bedroom 3 has easier access to the bathroom. Do you have room to have the toilet face the tub and add a linen cabinet next to the toilet? How wide is the tub toilet area?

We have a similar set up in that our master bed/bath are on one side of the stairs and run front to back. We went with a 36x48" shower and a 36" wide vanity (only 18" deep, though).

Our options were to have a walk in closet that would eliminate the chance to have a window to the backyard or use a wall of wardrobes. We went with the wardrobes. I linked to our results below.

Wardrobes like these may help get you plenty of clothes storage without taking as much space as a full closet (you don't have the 4" thick wall of a closet, just the door thickness of the wardrobe). It's also a way to really maximize storage since there are no dead zones in the cabinetry.

If it would help to see the floor plan for our master bed/bath let me know. Our house is 36' wide and 24' deep with the center stairs about 1' off center (our bedroom is on the smaller half of the upstairs so the other 2 bedrooms could be decent sized).

I vote for closet and one sink. Maybe I am in the minority, but I dislike our two sinks. It is wasted space for us.

Could you remove the deck, change the door to a window and make use of the pathway?

I agree that two sinks isn't a must, but storage is. I would be happy with Pax wardrobes made to look like a part of the room that would then stay with the house. They have such amazing interior fittings.

Curious as to what people think about that. Of course, I live in an old Victorian with closets that aren't even wide enough for standard hangers, so everything hangs a bit askew, and it doesn't bother me.:)
