Comments (3)What he said ... I've done it to battered floors in rental housing and they ended up looking still old, but well cared for, like Granny had been waxing and buffing all that time. It doesn't take off much, if any wood, so your floors won't get thinner. 1 - clean up the crud, remove staples and re-set any nails that stick out, scrape up the paint drips. Etc. 2 - Run the square scuffer/sander thing. 3 - OPTIONAL: Wipe on a penetrating oil stain that's medium between the darkest and lightest wood tones (optional, but it really boosts the color) 4 - wipe or brush on a satin-finish polyurethane penetrating sealer. If you do one room at a time, stopping carefully at the door, you don't see the transitions. Comments (3)Hey!In my opinion you should definately preserve this wood!I'm from D.C. area and have worked with this wood extensively.There are many ways to remove paint,fill nail holes,cracks etc.These may be labor intensive,but not real difficult.Burn in sticks are the best solution.The wood may then be tinted(toned)to the exact coler you prefer.Stay away from shellac,it is to high gloss.It is a great sealer,before a laquer coat.Heart pine should have a satin finish on an old structure.There are some great catylized laquer finishes which can provide iron clad protection for your millwork.There is no more old growth longleaf heart pine forests in America that can be harvested.All the lumber comes from re-milled beams,or sunken logging timber. Comments (5)I don't think you will be able to get that light look consistently with red and white oak. You probably need to go with a medium neutral stain on all floors, one that has green tones in it. Green is the complement to red/pink, and mixing complementary colors neutralizes them. I've had success with Special Walnut stain throughout my home. The floors in the original (1920s) part of the home are oak, not sure if red or white. The new white oak floors in the kitchen were installed in 2014; all are stained special walnut. Here is a photo of the transition area between dining room (above the saddle) and kitchen (below the saddle). The color is not too dark and not too light.
