New Homeowners Looking For Kitchen Advice

Hi Everyone,

I have really enjoyed lurking here for the past few weeks. My girlfriend and I just bought a 250 year old farmhouse in Sharon, CT, and we are going to be spending the next couple months gutting the kitchen and bathroom, as well as a ton of other work. I canÃ¢ÂÂt wait to post the kitchen layout here to see what advice you guys might have. We are currently looking for kitchen appliances, and we have a chance to get a set of 10-year old, yet hardly used, appliances from a family friend for $3,500.

1. Stainless Steel Thermador 48" Pro Gas Cooktop 6 burners & griddle

2. Stainless Steel DCS Wallmount range vent hood

3. Stainless Steel KitchenAid 24" dishwasher

4. JennAir 30" electric double wall oven

WhatÃ¢ÂÂs the consensus here on buying used appliances? Would we be better off going to Sears and spending the same amount on a brand new 4 burner midrange gas stove, fridge, and dishwasher set? We love to cook, and the idea of shiny appliances is very appealing. Any advice would be greatly appreciated.

Really cool house, and what a fun project!

I took a chance and bought used off of Craigslist, but I got an insane deal. All Thermador and stainless, 30" double oven (convection on top), 36" gas cooktop, and hood for $700. For everything. Only a few years old (the woman was upgrading to Wolf and Subzero for her kitchen and just wanted the stuff gone). I was able to play with the appliances while they were still installed in her kitchen, and knew they worked. Buying from a family friend would give me similar reassurance.

If you like the appliances, I think it's a smart move. The only one that gives me pause is the dishwasher. Maybe I've just been unlucky, but dishwashers don't seem to have a life much past 10 years. And if it fails, you'll potentially be dealing with water damage to your lovely new kitchen.

Absolutely buy good used. Sites such as Craigslist and others have made this a wonderful option. I'd also recommend shopping around so you can make an informed decision about this particular set of appliances.

G'Day! For lawn info, i'd start by reading past postings at: http://forums2.gardenweb.com/forums/lawns/ the lawn care forum. i noticed you list tractors as a favorite topic. Depending on what land you have besides the lawn, you may want to use a tractor-pulled mower, like we use for our pastures. If so, draw the edges of your garden beds and such to suit the curves your tractor and mower can fit. If not, with under an acre to cut, and flat at that, you really could do it with a reel mower - the old fasioned mowers you used to be able to hire a local teenager to do the lawn with for $10--. You'll probably end up with a power mower and an edger/weedeater/weedwhip. If you can, edge your flower beds and such with bricks laid side by side, not end to end; this will provide a wide enough margine you can mow right along and not worry about massacaring the "floppage" (overhanging part of plants.) You may also want to wrap the base of small trees with trunk tape before you accidently scar the bark. A ring of mulch provides a nice mowing-safety margin for trees too, but don't build a "volcano;" mulch should be only 1/2" next to the trunch base, thickening to 1" a foot away and 2" two foot away. Mulch too thick right be the trunck can rot the trunck bark above the root line (trunk and root barks are very different), and shelters wee critters than nibble bark in winter. 'Fraid i know nothing about caring for lawns exept to be sure to get the roots of any weeds. A lot of folk around here disapprove of chemlawn. All that stuff that gets sprayed goes in to the water table, and we who don't live in town pump it back up from our wells. Not so great for folk or our livestock. A perfect lawn is a very unnatural environment. Sure you don't want ot rip the whole thing up and make it all into garden? To each his own. You've got a couple month left to plan. First of all, thank you to your husband for his service. Okay, as far as your lawn -- the good news is that you didn't put anything down. I "thought" I had grub worms several years ago and put down grub poison. It got rid of all the beneficials and it took me the longest time to "beef" up the soil again. Unless you know for certain that it's grub worms, don't treat it at all. If it does turn out to be GW, look into Milky Spore. I've never used it myself, though. Is it possible that the bare spots are in a heavily shaded spot? If so, trim the trees or work to give it more sunlight. St Aug will tolerate some shade but doesn't like full shade. It is a very robust grass that will grow back and fill in those bare spots. My advice would be to feed the soil with compost or corn meal or alfalfa pellets or mulched leaves or whatever you can get. Mow the grass as high as your lawn mower will go. Water it deeply when you water (rule of thumb is 1" per week). Also, check out the Organic Lawn Forum for more advice. I started doing their recommendations (mow high, water deeply, feed the soil) several years ago and I have the best St Aug lawn on my street. It is very likely the grass has shallow roots from the previous owner's watering. In order to wean it off of the frequent watering, you need to begin deep watering. Start by doing an experiment. Place several cat food or tuna cans around the yard and time how long it takes your sprinkler to fill the cans. If you start to get runoff, stop watering immediately and wait 15 to 30 minutes while the water soaks in. Then resume the watering and your stopwatch. When you fill all the cans, jot down the time it took. That will be your watering time from now on. So that will be the first experience with deep watering. After that keep an eye on it to see how the grass does. It may look wilted at the end of a warm day and look fine again the next morning. If any part of it does not look fine the next morning, then deep water again immediately. Ideally the yard can go a full week in the hottest heat of summer. As fall approaches and the temperatures cool down, you could go to once every 2 and then 3 weeks. Parts of my lawn in the shade go 2 or more weeks without water (my laziness). They look pretty wilted, but we never see them over there on the other side of the driveway behind the car. Still they survive. Your grass may differ in the north, so consider that.

Good point! What size mirror would you recommend i.e. over the vanity only or a wider mirror over the vanity + cabinet? Framed or frameless? I was thinking a rectangular mirror. Thanks!

I'm not sure what those appliances would fetch on CL after 10 years but I am sure not much.

I'd wait. Not until you move in will you discover Oh! The ceiling needs to be ripped out and Oh! The basement floods! and Oh! When I plugged in my hair dryer I killed the mailman.

Move in, step back, assess.

That seems high to me unless they really are only used a little bit. Ten years is a long time, styles and tech have changed. It's a good deal if you could get it for quite a bit less. You are right to be going in this direction though. Nothing wrong with buying used at all! Congratulations on the new home, it's lovely!!

My own personal experiences with appliances have taught me not to trust anything older than 5. Unless it was built in the 60's & 70's, then it will last forever!

I would definitely wait on your appliance package. Let your plans evolve before appliances are picked. The items listed aren't necessarily what I would randomly pick for the kitchen there. It's unknown what direction your reno/redo will go until you spend time there.Slow down, you'll have a ton of stuff to do.

I shop craigslist and that's way high for 10 year old appliances even if they are higher end. I got a new 36" Miele induction cooktop (about $3600 at the time) for $1200 on craigslist. About $6800 worth of brand new Miele ovens for $2600 (I think...) You can gets sets of appliances that are 2 years old for that amount of money. There are always deals out there if you are patient and persistent.
