our new powder room in our 1910 home

There's still quite a bit of work to be done, but I thought I'd post some progress pics. :o)

This space was mostly coat closet before, but we've reconfigured the area along our center hall to make room for the powder room, laundry room and smaller coat closet. Some of the bathroom space was also borrowed from what was going to be dead space behind our new (built from original blueprints) china hutch in the dining room. I'm really happy with how it's all turning out. The kitchen and butler's pantry is next! :o)

Very nice...we have a 1920's tudor with a similar black and white bathroom and we've also reverted some of the fixtures back to what they should be for that period. The previous owners took the door out of the original medicine cabinet and covered the entire cabinet, trim and all, with a huge mirror. I recently had another cabinet door made to make it look original again. We have neighbors that purchased a beautiful home next to us in mint condition - the powder room had the original cabinet that they tore out and replaced with some hideous big black framed mirror (very modern and contemporary) that's not even to scale, and a light fixture that doesn't fit so instead of shining down it shines in your face instead. It's THAT hideous. They also painted over some of the ORIGINAL mint condition tile (the decorative border) because she didn't like the fact that it had a little tinge of blue in it. Can you believe that? They are just DESTROYING that home, my husband and I cringe as it makes our stomach turn. The previous owner was an interior decorator, so you can imagine how beautiful that place was. Nonetheless, I appreciate when people stay with the character of the home. Your bathroom is stunning!!!

Bosegirl, you are sending mixed messages!! "I don't want to rush like we did with our first home" and "We need a kitchen table ASAP". I would use your old kitchen table for now or put it in the dining room for now and eat there. Nothing wrong with using a card table for a while! I don't think a glass kitchen table is unsafe. Make sure it is a thick high quality glass. I had a glass table with a metal frame when my kids were little. For your toddler get her room set up as soon as possible. Spend time doing this instead of looking for a new kitchen table! Once she has her own room then you will have better control of her sleeping routine. Do you have someone to take her outside or to a park while you get stuff done? Area rug - a little big is better than too small. Use one of the online room planners to lay out your room and furniture and then lay out different sized rugs. Is the furniture in the room? Use blue painters tape or old sheets to outline the size of rug and look at it for a few days.

I dont think its the color I think it's the style of the room has too much going on. I also think you may have too much going on in this small space. The table lamp isnt working, I also think maybe the end table should be on the other side of the love seat. Not sure you need a sofa table in here, perhaps that would give you some room to pull the sofa back a bit and open up the room some more. Two chairs would be great. maybe a sofa with a chaise on the doorway side what is to the left of the fireplace, is that a heater? I would not decorate on top of it, I would put a picture over it. maybe do try the sofa on the stained glass wall and two chairs facing the fireplace. Might be more open feel.

The scale of your furniture will be immensely important. Loft/apartment sized pieces will save you a lot of space and heartache. Personally, I would try to use the kitchen as the formal dining space, making use of the long wall for a settee, a trestle table and chairs. A round dining table is going to require 36" of space all around for chairs to scoot out and to navigate around. Taking advantage of the wall and a slim table will make a big difference. Then you'll have all the rest of the space in the front to make two seating areas; one for TV up front where there is a wall for the TV on a credenza, a 3-seat sofa and a chair. The middle area by the stairs would be for cocktails, conversation, reading with a nice pair of chairs, floor lamp and area rug.

Thanks, jac. The floor is new, but very dirty at the moment. Once we get the sawdust cleaned up and give it a good scrubbing, it will look much better!

Nice detailing. Even the switches?

It's funny how we used to tear out those medicine cabinets to "modernize" and now they're back!

Outstanding powder room. Thank you for sharing.

Your tile choice appears to be an unglazed porcelian hex. Which manufacturer did you purchase from? I have been researching the different vendors for unglazed hex tiles. The biggest road-block I keep running into, is that the min. required order is so large and its pretty pricey due to the cost/per sq ft. I only need it for a small area. (mudroom and stairlanding).

Would you mind sharing your experience and resource for the tile you used? I would really appreicate, it would make my decision making easier. Thanks in advance for any info and guidance.

It is truly LOVELY, you've done a great job of keeping the intergrity a period bath.

Looks great! I too love the old-style light switches.

September, if I may give you some unsolicited advice... for a mudroom I would look hard for tiles with a matte glaze instead of completely unglazed ones. The dirt gets ground into the unglazed tiles and it is a complete bear to get them clean. I had them in my previous house and rapidly grew to hate them. Try asking on the Baths forum, there are a whole bunch of tile gurus there; I'm afraid I can't find any of my "tile files" right now since it's been 2 1/2 years since my tile project.
